The renowned Lake Travis is a beautiful and FUN lake, but it is not a constant-level lake. If you are looking to bring a boat, we highly suggest checking the lake levels through the LCRA website for Lake Travis (Mansfield). Boat Ramps are open when the level is below 679' msl (mean sea level) and Boat Parking is open when lake levels are below 675' msl.
* There is an EXTERIOR monitoring camera at the entrance to the condo as well as cameras around the complex. Absolutely NO cameras on any interior areas of the condo whatsoever.
*Property Damage Protection Fee: Our coverage safeguards you against accidental damages up to $1500, ensuring your relaxation and enjoyment during your stay.

A Stay Above The Rest, LLC
SHORT TERM RENTAL AGREEMENT
This Short Term Rental Agreement (the “Agreement”) is made by and between A Stay Above the Rest LLC (“ASATR”) and _____________________ (“Guest”)* as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
Guest. The term “Guest” shall include Guests, Invitees, their successors, heirs, agents and assigns including any minors.
Property. The property (“Property”) is located at:

The property is furnished and includes such items as: fridge/freezer, stove/oven/microwave, cooking utensils and equipment, bed sheets, bath towels, beach towels where necessary, essential cooking spices, baking and cooking supplies. [this is not a comprehensive list.]
Rental Party: The rental party shall consist of Guest and not exceed the maximum number of occupancy allowed.
***Identification must be presented for Guest**
Maximum Occupancy: Maximum number of guests is listed on each property listing site.
Minors and Legally Incapacitated Guests: Minors are defined as anyone under the age of 18. Anyone under the age of 18 or legally incapacitated must have a guardian sign and take full responsibility for any and all damages and/or penalties. In the sole discretion of ASATR, the guardian also be required to make an additional security deposit.
Term of the Lease. The lease begins at 4:00 p.m. on ___________, 20__ (the “Check-in Date”) and ends at 11:00 a.m. on _________, 20__ (the “Checkout Date”). If the Property appears dirty or damaged upon Check-in, Guest shall inform Manager immediately.
Minimum Stay: Minimum stay is listed on each booking site according to the appropriate season, date, weekend, etc.
Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the Property and shall cause all members of the rental party and anyone else Guest permits on the Property to abide by the following rules at all times while at the Property. Guest is responsible for any damage or costs caused by the negligence or intentional acts of all persons who Guest permits to be on the Property. If Guest does not abide by any of the rental rules, the Guest stay may be terminated with no refund as well as any fines and or fees associated.
Access: Guest shall allow Manager access to the Property for purposes of repair and inspection. Manager shall exercise this right of access in a reasonable manner.
Rental Rate and Fees; Damages
Deposit: No security deposit is required unless otherwise stated by booking agent/site. However, payment for the rental stay must be paid in advance
Fireplace (if applicable): Failure to properly clean ashes from the fireplace, if used, will result in a $50 charge
Fire-pit (if applicable): Failure to properly clean ashes from the fire-pit, if used, will result in a $50 charge
BBQ Grill (if applicable): Failure to properly clean the BBQ grill, if used, will result in a $50 charge
Charge for Damages: Manager shall communicate all claims of damage to Guest within 14 days after the Checkout Date for the following:
Damage to the property
dirt or other mess requiring excessive cleaning;
failure to adhere to the rental rules outlined in exhibit A; or
any other cost incurred by Manager or the Owner due to Guest’s stay.
Rental Rate. Rental rates will be communicated via booking site. Payment in full shall be due according to time frame specified by booking site.
*Cancellation Policy: If Guest wishes to cancel his/her reservation, the prepaid rental will be refunded as follows:
100% (minus cancellation fee) if canceled more than thirty (30) days prior to Check-in Date
0% if canceled fewer than 30 days prior to the Check-in Date
If rates fluctuate, both owner and guest will abide by rates agreed upon in this contract.
Cancellation Fee: $150 for standard reservations ; $200 for standard reservations that are defined as peak season.
Peak season dates include, but not limited to, the following large events such as, but not limited to, SXSW, ACL, Lone Star Rally, Formula One; Holidays such as Memorial Day, Easter, Fourth of July, Labor Day, Thanksgiving, Christmas, New Year’s Eve; or Seasonal such as Spring Break, Summer Dates (Memorial Day – Labor Day)
If Guest cancels on or after 30 days prior to Check-in Date, no rental fees (including the administrative fee) will be refunded

Upon entering the rental a dirty floor was visible with debris on it. The toilet seat had what looked like urine and fecal stains under it. The king side bed had a visible yellow stain on the white comforter. If you or any of your guests staying here have pet allergies I suggest staying away from this rental. It does indicate no pets on there policy but they clearly have no way of ensuring that is followed. My wife had a strong allergic reaction once lying on the king size bed, shes allergic to dogs.

The condo unit on Lake Travis was great! The layout (2 bedroom, 2 bath) was good and the unit was clean and well stocked. With the storm that rolled through this area the underground parking was much appreciated! The elevator and carts made it easy to transport stuff to the unit. It has a nice balcony but no lake views. The grounds are well maintained and made for terrific walks around the complex! Lots of deer to admire! We would stay here again!

The place was nice, however the walls are paper thin. If staying in the front bedroom, you will hear the elevator and every conversation people are having in the courtyard. I am a light sleeper and was woke up a couple times by people talking. If you are a light sleeper and sleeping in the front room, I suggest noise cancelling headphones

My wife and I had work events and needed a place on the north side of Lake Travis for a long weekend with our 1 year old. Would definitely return, pool and garden areas of the condo complex were fantastic with amazing views of Lake Travis. Our unit was perfect for a family or 1-3 kids and even had a pack & play available if needed. Laundry in unit was very helpful. Bonus was the front balcony where a dozen deer would gather each evening to snack on the lawn!…yes, the balcony had 1 & 1/2 steps, unless your eyes were closed, you can’t miss them. Just like all steps, there is a very slight elevation change…(don’t worry about past review)

The condo was just as advertised.. clean.. very cozy beds and family room with a little gas fireplace for cooler nights which we loved! TVs easy to use! The kitchen had pretty much anything you could need for cooking.. just had to pick up cooking spray. We enjoyed the fitness center and sauna.. there are two pretty out door pools only wish they were heated. I could only dangle my feet but my husband managed to get in. The view near the pools was just beautiful.. there is no view from the condo but they do have a cute little patio to sit out and enjoy your morning coffee. And loved all the deer on the grounds .. actually could feed them from my hands (condo provided a big bag of deer feed 😀.. We did end up doing quite a bit of driving because most restaurants and shopping are a good 30 to 40 minutes away. They do have a few nearby.. We thought the lucky rabbit was fun and good food! Overall great vacation!

This property is not on an island as Lake Travis is at 46% of normal volume. The pictures show a back side balcony view of the water, but there are just homes with docks sitting in the dirt.
The condo is quite beautiful with comfy beds and a great TV.
Our arrival was rough. The gate code did not work and took a phone call, etc to get through. We had a difficult time locating our parking spot as there seems no rhyme or reason to the the order of parking garage spots.
This condo is just steps away from the gym and indoor pool. We loved swimming all week!!!!
The balcony for this unit is not lighted. We arrived at night, and while my husband brought the bags, I searched for the lights. When I discovered there were none, I opened the balcony door and steeped out onto the mat but was unable to see the balcony was sunken. With the next step, I crashed to the balcony floor. Bloody elbow and knee, injured hip and badly injured foot. The entire balcony floor and steps are painted mid taupe. I never saw the steps in the dark, and even in daylight they are not standard steps and are all painted taupe. My husband made the same mistake in the daytime, but was agile enough to catch himself. My injuries completely changed our vacation. This happened to both of us in a 15 hr span. I am certain we are not the first. Balcony entrance is very dangerous and should have been changed long befor now.

We have traveled a lot, all over the US and abroad. Of all properties we've ever stayed at this location was by far the best when it comes to attention to detail and customer service. Very responsive if you have any questions, they anticipate all that you will need to make your stay as comfortable as possible. My son even forgot a few things when we checked out and they were quick to let us know and find out how they could return the items to us. I would highly recommend any property of A Stay Above the Rest! It is very hard to find customer service these days....but they knocked it out of the park!

This condo was so wonderful. The decor is so comfortable and stylish. The kitchen was stocked with anything you would want or need. Everything was perfectly organized! The Island is beautiful and has great pools and a beautiful view. The lake is quite low which is a little sad but didn’t impact our enjoyment one bit! I would definitely come back!

Comfortable, clean and well-decorated
We stayed here for a weekend and lived the property overall. It was very tastefully decorated and had all the amenities one would need! Our only little gripe was the light outside the guest bedroom window was on all night- not sure if there was a switch to turn it off, but it seemed to be the case throughout the property. The views on the other side are definitely better and the property itself is beautiful, so no complaints overall. Highly recommended.

Exceeded our Expectations!
We had such a great stay! The condo was not only clean, updated, and spacious, but was also extremely well stocked- from a cork screw to grilling tools, we had everything we needed for a great long weekend. Definitely the best VRBO I’ve stayed in. We’re looking forward to going back!
