Avalon 4 is our beautifully remodeled & professionally designed beach home located in a quaint 4-unit building in desirable South Mission Beach & just a few homes to a surf + swim friendly Ocean & white sandy beach. This premier top/2nd level unit features 2br + 1ba, sleeps 6 (4 adults max), 1 parking, an expansive outdoor shared deck with BBQ & beach chairs/towels/boogie boards. *Note no A/C in this home, fans are provided.
INTERIOR HIGHLIGHTS
Step inside the front entry to a bright & sunny, newly remodeled, & professionally designed space. The expansive main living area includes a plush sofa bed & accent chairs that surround a mounted SMART TV, with white/gray/blue furniture & décor accents.
Off the living room is a dining nook & kitchen. The hallway leads you to both bedrooms, featuring our master suite with King bed, SMART TV, & exclusive sun deck. Br#2 houses 2 twin size beds, & rounding out the space is a full bath off the hallway (tub/shower combo).

POLICIES & GOOD NEIGHBOR GUIDELINES
• GUEST REQUIREMENTS | Per certain regulations & HOA requirements, guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30.
• OCCUPANCY | Our maximum occupancy refers to the number of people allowed in the home at any given time (ie includes both guests & visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.
• NOISE | Our homes are intended for relaxing getaways, not rowdy beach parties. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed.
• COMBINATION LISTINGS | Due to occupancy restrictions, larger groups looking to book multiple units must reserve an approved combination listing. No more than one combination listing can be reserved per stay.

Les than two minute walk to the beach. Absolutely perfect for a family vacation. The property had boogie boards and beach chairs. Eight minute drive to Sra World.

Excellent location. Parking a little tight. Make sure the weather is cooler when booking as there is No Air Conditioner. The location is Fabulous. Perfect for families.

The property was spotless, and looked exactly like the photos. It did get a bit warm during the day. Thankfully they had ceiling fans and provided stand up fans!!! Excellent location 1/2 block off beach!

We rented this place because our nephew was graduating from the Marine’s at the MCRD in San Diego. The location was perfect for everything! Short walk to the beach, restaurants, and shops just as described in their ad, plus you are a very short drive or car service to anything downtown! The unit was very neat and tidy with all the necessities! The bedding was newer and the beds were very comfortable. The furniture inside and out was newer and in great shape. Everything was just as described, but if I had one complaint it would be the shower, and it is probably more of a suggestion than a complaint, but the temperature of the water would get very hot at times almost to the point of scalding! It could be very dangerous for small kids. If they were to upgrade to a shower faucet that would prevent it, I would call this place near perfect for what they advertise it as! I would highly recommend it for a couple, with 1 or 2 older children. Would definitely come back!

It was very comfortable space, which was much appreciated since our weather was a bit chilly. Very short & easy walk to the beach. Quieter end of MB. There was a little market & a couple food take out only stands just a 5 min walk away.

The unit is nice and clean with the exception of the shower and lack of A/C. The unit was an absolute oven. Even with all the windows open and the fans on high it barely cooled off at night. The mornings were ok but it would get unbearable by 1-2 pm until 10pm. We have stayed in other upstairs units in August with No A/C so I wasn’t prepared for how HOT this place was. It was probably 90+ degrees inside. It was considerably hotter than the outside temp. To give you an idea of how HOT it was we turned our AC off when we left our home and came back to a house that was 82 degrees inside and it felt wonderful after the week we had in this unit.
The shower needs to be remodeled. The tile grout is cracked and you can tell they caulked over mold.
Had I known how HOT and unbearable this place was in August I would not have booked it.

Bright Updated Unit
Nice and bright updated unit, great outdoor deck, smaller unit but fit the 5 of us just fine, comfortable beds, easy parking, and close to the beach. Management help made for an easy stay.

Great Deck, Nice Interior Finishes
This is the upstairs unit with a nice sun deck as advertised! The inside is nicely decorated with new furniture. The kitchen is on the smaller side but had everything we needed. Plenty of parking. Great vacay home!

New, Beautiful Design, Easy Parking
All the furniture was like new. Very clean and nice designer touches throughout (you can tell it was professionally done!). The sun deck was relaxing and comfortable cushion seating. Plenty of parking in the rear alley. Management was friendly and helpful.

I can't do the thorough review I was going to, as VRBO has a character limitation. As such, these points will be terse:
The parking spots were not labeled as the instructions said. Half of the others were labeled, so we guessed at which ones were ours.
When we tried to unlock the front door, the directions were incomplete, and we had to call to figure out how to open the door.
When you walk in, you notice how hot it is without air conditioning. The listing advertises a nice airflow with the ceiling fans, but it just pushes around the hot air if you don’t also keep the windows open. The problem with that is when the guests in other units talk until well after 11 PM, you have to either listen to them talk or suffer in the heat.
When we went to take a shower, the tub would not drain, nor was there a working stopper in the tub to give our kids baths. We called the management company and left a message who texted back with one question, which we promptly responded to, then crickets. We had to call VRBO to get them to respond, and when they did, it was to tell us to contact them directly and not VRBO. Unfortunately my son and fiancé have eczema and had to suffer overnight without being able to bathe, and the management company couldn’t be bothered to help. They finally sent plumber out, and the mangement company told me it was clogged from sand. We saw the big hair ball in the trash that was really clogging the tub when we got back from Legoland.
The master bedroom door does not have a lock, but more, it didn't even latch, so the door would swing open. On top of this, the window curtains in the bedroom would also fall off. There were some sitting on the floor when we arrived, and some others stashed in the closet, so there was no privacy from inside or ouside the house into the master bedroom. There was also a layer of dust on the nightstands, as well as someone's trash from a previous guest.
The kitchen is the smallest kitchen I've ever seen and leaves a lot to be desired. There were things such as knives, utensils and pots and pans, but there were no mixing bowls to make anything. There were also no basics such as salt and pepper or oils. It's mostly unusable.
Checkout was interesting as well. The property specific instructions said our garbage can would be labeled, but there was no garbage for our unit. I had to throw trash in another unit's can. The property specific instructions also said to unload a non-existent dishwasher.

Good, not great!
This is a very very clean and well stocked unit with amazing proximity to the beach. The blinds are all “functioning” but are definitely due for replacing. The master bedroom vertical blinds on the arcadia door fall on their own constantly. The shower does not drain properly so the tub fills up with water while you shower. The unit was great for 2 adults and 2 small kids that plan to be out and about all day but is too small for more then that. With the windows open you can literally hear everything in everyone's unit around you. Babies crying, music, trash being dumped, conversations, everything. But also the ocean too at night!!! The unit does not have a.c. and was hot in August even with all of the fabulous and much needed fans the unit has. Just know that if you'll be visiting in the warmer months. The front patio was always cool and relaxing. We could see the Sea World fireworks each night! There was good and bad to this unit for us. We will not be back due to the need for a.c. and wanting a little more space now that out kids are man size boys! The check in and information from the rental company was wonderful.
