This is a wonderful family retreat located in the most beautiful part of Crystal River Manatee Sanctuary. More Manatees than people in this spot. Four large bedrooms including a huge master overlooking the River! Wonderful HEATED pool for relaxing after swimming with the locals (manatees).
Air conditioning, plenty of parking, a kayak and a paddle board included. Only minutes by bike or car to the local restaurants and shopping area.

The property was very nice, the boat dock is on a deep water bay very easy to get to. We enjoyed the property!!

We loved the location of the home and the convenience to all the water activities and restaurants. Great rental!! Andrew was awesome and very accommodating!

The house worked out perfect for everyone that stayed with us. 4 large bedrooms with king beds and a master with 2 king beds. The kitchen was pretty well stocked with some condiments and utensils which is always a bonus. The owner is great with communicating and the inside was very clean. The outside grounds were well kept up. Only thing to note is that the road to access the house is kind of narrow for maneuvering a larger boat trailer. Just a tip for boaters not from the area. There are sand bars to the left and right from the house and a channel to come into the dock. Make sure you inspect it at low tide so you know exactly where to go. Once your in the bay you are fine but don't turn left or right to leave dock or else it will get shallow very quickly. Very unique house but its white so it shows every spider web and spot. If it was my house I would probably have to pressure wash the outside every few months and probably have the roof pressure washed too. I would definitely stay here again.

Beautiful and comfortable place. The owner was extremely communicative and helpful. He gave us a late check out with having to ask for it which really helped not feel rushed trying to get everything loaded up and get the boat out of the water. Highly recommend staying here!

The house and property are fantastic. The location on Kings Bay is exceptional with close proximity to several restaurants and springs. Wonderful stay, we will definitely be back.

The location of this house is great – pretty close to nearby beaches and restaurants as well as the pick up point for scalloping. The house is huge and easily accommodated the four adult couples we had there for the weekend. The outdoor areas is large and comfortable and we enjoyed sitting there for sunsets. The kitchen was large as well and we were able to enjoy cooking a big meal for the group there one night.
The decor of the house is not commensurate with the size architecture of the house. As my daughter put it, it looks as though a Ritz Carlton went into bankruptcy and was bought out by a Motel 6. The furnishings may be fine for a group of twenty somethings that want to get drunk and fish all weekend but they were not up to par for our family and what we were spending to stay there. Also basic needs are not taken care of – there should be soap and shampoo in every bathroom. Bedrooms should not have glass doors that offer no privacy. Coffee should be provided that works with the coffee maker at the house. Towels and sheets were threadbare and cleaning was not up to par. One of the bedrooms had stray long black hairs on the cabinet tops. Finally the pool was not something we wanted to use. The water level was very low and we questioned whether the filter was working properly.
This could be a top notch home rental given the size and location but the owner needs to give it a considerable about of attention before I would want to stay here again.

Andrew and staff were very friendly and helpful. Communication was excellent from Andrew and anything needed was quickly addressed. I would stay here again and definitely recommend it to others. We saw manatees everyday from the backyard!

We had a wonderful time. Denise, the property manager met us at the house and went over everything. Prior to check in, Jasmin was very responsive to my emails. We had a few small issues but it was handled promptly be Denise, and Andrew the home owner called me twice to touch base and say they were taken care of. Nice views, gorgeous sunsets, quiet neighborhood. We saw manatees off the dock and out in bay. Spacious home with plenty of parking out front. Would love to stay here again!

We had a fantastic time here. My Daughter and her husband joined me the first week with my new granddaughter, and the next week my two sisters joined with their husbands. Fantastic time including a lot of pool time allowing for great family time and discussions. Also got lucky to see many manatees which came right up to the dock (including a mother and baby). It was a wonderful nature experience. House was in great shape and perfect for what we needed. The caretaker Denise and the owner himself were always available at any time if we needed anything including dinner suggestions. Very, very nice and accommodating. Beautiful house and great convenient location. You will enjoy!

From the moment I booked the vacation, Andrew was an ideal host with valuable information about the home and surrounding area and things to do! We took our grown children to stay for almost a week & I really can’t say enough wonderful things about this vacation! The house is immaculate! Beds were comfy! TWO relaxing deep jetted tubs (one of my fav things!) a nice pool and brick patio at the riverside, where we had dinner on the gas grill! From the dock we enjoyed manatee visitors each day, as well as many fish, turtles and birds! The gorgeous sunrise & sunsets from every room facing the water was a dream! We will definitely be back!

The house was just as advertised, was very clean and the view is absolutely gorgeous! We saw at least 10 manatees right off the back dock! The kayaks were a great way to explore the water and the nearby area.
The host and property manager were both very attentive, helpful and responsive. Overall a great visit!

The house was beautiful and has plenty of room so for 8 adults and 1 child no one was in each others way. The views of the river and sunsets were spectacular. You can fish off the dock or bring your boat. Kayaks are provided plus one paddleboard. There is ping pong and basketball. The sauna was also a plus. Some things to consider, for elderly. There are steps to go up and down to reach parts of the house and to the outdoors. Was not a problem for us as we knew this. Also the pool is not heated and the hot tub outside is not working but it was not advertised to be, so don't assume it is. We had a lovely time and would go back again as it was peaceful and spacious. Thank you Andrew

Andrew, the property owner was very nice - however the home lacked any comfort or amenities besides being on the river.
As an example - there was a single bar of soap on the check in table with the house keys and bottle of Yellowtail wine for a four bedroom home. The entire house was scarcely furnished with the least expensive and uncomfortable IKEA furniture available which left no place inside the house to comfortably relax and enjoy our stay. I believe this house has potential but for cost per night, taxes and cleaning fees, myself and guests were terribly disappointed.
