The location was absolutely wonderful, just the right amount of secluded (with a gorgeous garden with wonderful trees, flowers and bird houses for bird song throughout the day) and positioned close to Canterbury and Faversham, all amenities were within 15minute drives.

Simple thing, but having a towel ring next to the wash hand basin is so good (& rare) to find

Instruction on the heating would have been useful, we overheated it at first.
A long handled squeegee mop would be useful in the wet room, bending not so good

Idyllic, peaceful location- the host was very friendly and welcoming.
The cottage was warm, cozy and had everything you could need for your stay - so nice to have a full kitchen to be able to cook properly.
My dog Daisy loved exploring the garden and there are lots of lovely places for walkies!
Would definitely come back - 100% recommend!

Bedroom looked like we were walking into a charity shop not the least bit inviting and the bed was so uncomfortable.
The garden was not fully enclosed so our dog could only go out on lead.
Garden furniture uncomfortable. We booked for 4 nights left after two.

A Very pretty location and convenient for Canterbury and the A2 west. Unfortunately the negatives far out weighed the positives.
We stayed for three nights in September 2023, swayed by the 9 “superb” rating. We fail to see how that rating is justified.
Sadly, Little Orchard Cottage fell far short of our expectations, to the point we would never consider staying again, nor recommend it to friends. On the face of it, it looks good. But the attention to detail was poor and it implies the owners are not proactively maintaining the property to delight guests.
In particular:
1. The double mattress was worn out, sagging and uncomfortable and we rolled into the middle. It simply needs replacing. Lack of sleep ruined our stay in Kent.
2. The fitted sheet was very tired and worn out. It needs replacing.
3. A property for two. Two bath/shower towels were provided but only one face/hand towel. Why only one?
4. A single part used toilet roll was provided on the holder. We could find no other spares. We rent lots of holiday cottages and there are usually copious supplies in the bathroom cupboard. Not here.
5. There is an extractor fan vent in the bathroom ceiling but no evidence of a working extractor fan. Consequently the bathroom filled with steam. A wet room indeed.
6. The lever mechanism on the bathroom washbasin waste was seized. The waste plug was open sufficiently to not hold water in the basin. It needs maintaining and whoever cleans the bathroom must know this.
7. This is in fact a semi-detached cottage with Orchard Cottage next door. It seems Orchard cottage has an upper floor where the bathroom is located, over part of Little Orchard Cottage bedroom. The sound insulation between that bathroom and our bedroom was totally inadequate. Use your imagination. It disturbed our sleep even more.
8. The pedal bin in the bathroom was broken but could be opened by hand. The pop up bin lid in the kitchen was broken but could not be opened without taking it off.
9. The good news is the wardrobe had literally dozens of clothes hangers in it. For two?

Nice little cottage in lovely quiet location and very conveniently located for visiting Chichester and surrounding area.
Not nearly as good as we've had elsewhere. Property needed re-decorating throughout. Kitchin space and utensils were lacking, rubbish bin didn't work, oven hadn't been cleaned (luckily we only needed it once), windows weren't clean, bathroom not really adequate (tiny), and no safety mat for shower which made it dangerous to use. Basin emptied very slowly and drain dirty. You had to walk across often wet grass to get to it. I could go on!

Keys left in door as secure location. I love everything about the location. Quiet, peaceful. The resident cat of the owners nearby property greeted us few times and even came inside for a look around. The owners also have a nice friendly dog. It is tranquil and a lovely place to stay. Nearby car parking. All cooking facilities and fridge inside. Sky TV. Wi-fi. One double bed. Plus one Put-u-Bed but this has to be arranged with Sara the owner.

Lovely, roomy, self contained 'cottage' in the garden of the host's house. Kitchen facilities were great and washing machine worked well. We used the clothes airing rack as there was no dryer. We loved using the outdoor area for our evening drinks and meals. This was on the patio area which is shared with the other 'cottage' which was attached to ours. The owner's friendly dog also came to visit occasionally.

Really lovely and quiet location but easy to get to Canterbury by car. Easy to communicate with owner and the property had everything you need for a longer stay.
Not really the fault of the property but if you open the windows a for a bit of air, expect bugs but that is to be expected in the countryside.

Beautiful working farm. Lovely gardens to enjoy and very well equipped cottages. The only discomfitting element of the stay is the lack of any sound proofing/insulation between Orchard Cottage and Little Orchard Cottage. This definitely impacts on privacy. However, it is great value for money, very well - equipped, it has a fantastic location which enabled us to enjoy Canterbury optimally as well as explore other areas in Kent.

It was to close to next door so any little noise our dogs would bark or if next doors dogs barked ours would bark
The floor in the house after being there only 5mins our socks were covered in hair and dust

The place has a lovely location, our dog was allowed and lovely walks behind the property through the Orchards. The garden and surroundings were lovely too.
The place is very Spacious and the furniture is comfortable.
Our cottage was joined with another cottage with plaster board wall, and we could hear everything. When someone went to the toilet or running water in the middle of the night. The family had children, and it sounded like someone was running and jumping on the roof. No privacy as you are sharing outside space with the occupants of the adjoining cottage.
Motion sensor red light in bedroom would come on when you turned over in bed.
The bed was extremely uncomfortable, and I could feel the springs.

The location was beautifully quiet but only 10 minutes to amenities, and close to Canterbury. There were footpaths to walk. The cottage was exceptionally well equipped; like a home from home with everything you could need to self cater, clean and just the right size for a couple. The hosts were helpful and friendly. A really great place to stay!

Fantastic location, convenient to Canterbury. The cottage is very comfortable. The owners are very friendly and helpful. I really enjoyed my holiday.. I would return again to this tranquil location.

I do think it was good value for money, being so close to Canterbury. The heating came on quickly and was easy to work, the sitting room being on a different circuit from the bedroom, which we like to be cooler. There were lovely walks nearby through the local orchards. All in all, it was quite comfortable and we enjoyed our stay there.
The bathroom was rather impractical, being so small everything got wet when showering and we had to leave bathmat outside of door. Shower was efficient though! The heater in it didn’t work, but a window key had been left so the window could be opened. Window blind was broken, so difficult to roll up again. The bed was way too soft and worn, definitely needs replacing. The fridge in the kitchen didn’t have an ice box, so there was no way to get ice cubes. You can hear the people next door, whose bedroom is above ours, get up in the night and hear their floorboards creak and their toilet flushing.

Location excellent. Was looking for something quiet and self-contained whilst I spent a few days at the University of Kent. The communication from the owners was friendly and prompt. Locked myself out once and they were very quick to sort that out! Kitchenette is really good and very well equipped. Loved the sitting area. Bed comfortable and a good amount of storage. Shower really good. Even towels for the dogs!
Perhaps a shower curtain to separate the shower from the rest of the bathroom.

Very comfortable and warm, Friendly hosts - Made contact as the postcode on Sat Nav is not very accurate to ensure i can contact details and was able to find easy. Good lighting on sensors so can clearly see when moving around but it does not disturb the surroundings.
No path between car park & gate / entry to property, maybe a few stepping stones or gravel path would be nice to minimise muddy shoes.
Maybe a sign on the gate as if was hard to find on the first day.

very clean, lovely location, everything was supplied even washing up liquid although it wasn’t really needed as there is washing machine, dishwasher etc.
nothing I didn’t like but I think the rugs at side of bed should have grippers underneath to stop them from slipping. just a small niggle but needs for safety sake.
