Like the crown jewel, Diamond Beach 708-Kohinoor is located on the penthouse floor of the luxurious Diamond Beach Resort. This property is located on the beach side of the road and this particular unit is located on the penthouse floor. While not a penthouse unit, the Diamond Beach 708-Kohinoor is luxury from the front door throughout the unit. The view from the living room, kitchen and primary bedroom are all of the Gulf.
The open concept living/dining/kitchen area is suitable for cooking, entertaining and watching the extra large smart flat screen tv in the living area. The living area also has a remote control operated fireplace to set the mood. Guests may login to their own entertainment accounts (Netflix, Hulu, etc) on this smart tv. The queen sleeper sofa is also available for a total of 6 guests in this luxurious property. The second bath features a large soaking tub/shower for a relaxing bath after a long day at the beach.
The large primary bedroom with king bed has a unique sliding door system that opens into the living area where guests may enjoy the full view of the Gulf of Mexico. This room also closes off for complete privacy and has an en suite bath with large walk-in shower and vanity area. The primary also features a remote control ceiling fan and television if guests want to take an afternoon nap and watch a movie - cable television and complimentary wifi available. The second bedroom features two twin beds and ceiling fan (no tv in this bedroom) for uninterrupted sleeping. Full-size stackable washer/dryer in this property.

The property exceeded our expectations. The condo itself was fantastic. Completely stocked and ready for us.
The only negative (if you could say) is the décor of the condo. It’s simply terrible to be honest.

The location is amazing and the property amenities are awesome, especially the pools, lazy river, arcade room, and the gym. The proximity to the beach and the Seawall make it very easy to enjoy time on the beach or local Galveston restaurants and attractions.
There were two things about the individual condo that were unfavorable. While the condo itself was clean, the balcony was not clean or well kept. The balcony needs a lot of improvement which was disappointing because the view really is amazing and we would have spent more time there otherwise. The kitchen had awesome appliances but was missing quite a few essentials for cooking such as baking sheet, mixing bowls, whisk, wine bottle opener, and glasses (only 1 wine glass and 3 water glasses but tons of coffee mugs).

I’m covered in bites. I didn’t go to the beach so it’s not sand fleas. The icemaker didn’t work. The fridge barely kept our drinks cold. The balcony and outside furniture were covered in bird crap. You could barely see through the glass railing there was so much bird crap on it. There were only 2 towels in the linen closet in each bathroom. We found 2 more towels in a drawer as we were making sure we didn’t leave anything when we left. Not sure why they were not with the other towels. No laundry supplies. There was no communication with the owners. We stay at Diamondbeach 4 or 5 times a year and this condo was very disappointing.

Lovely place, well appointed. Internet and tv sporadically worked, but not much care given to that as we were on vacation. The only issue was with property staff, none with the unit. There was a man with an English accent that was horribly rude! There were less than 8 people total poolside and he approached us very aggressively wanting to know what unit we were staying in and where our wrist bands were. I told him the unit and we had our bands, just did not have them on. He sat and watched us from a distance and appeared to take a picture of us with his phone. Less than 5 minutes later I got a call saying there was a leak in the room below me and maintenance would be going in my room. Of course, I went to the room and “maintenance” was the same creepy English man and another desk clerk. No leak was found but they went into every room of my unit. They also left the master key in our door that I had to return to the desk. This man made us feel so uncomfortable we did not use the pool area again. Not sure I would stay here again based ONLY on resort staff that in no means reflects the unit owners.

We've stayed at this property before in another unit a couple of years ago and loved it. The pools, lazy river, hot tubs, etc were all great. Front desk was great.
This unit was ok. We were a bit underwhelmed. I tried reaching out to the management team twice before my stay and received no response. The apartment was just missing things. No coffee filters, no kitchen sink sponge or rag, no mixing / serving bowls, scissors that didn't work, it all seemed to be the absolute bare minimum.
The master bedroom had glass sliding doors on entire wall which means people in the living room can see and hear anything in the master. Light shines straight in because there's no curtains in the living room. Anyone sleeping in the living room has the same. Awake at 7 am with bright light shining in. There were no lamps in the living room. None. Master bed was only a foot off the floor and the mattress was so soft you had to push up to get out. The multiple cords from the TV hung down across the fireplace. No end tables. Very few outlets to plug in devices. No USB outlets, at all. There was a mermaid picture above the fireplace that was just a bit awkward. Things like this. All small things but they add up.
The owners need to take some time out to look at their property and ensure the management team is keeping it current. We will stay at Diamond Beach again. We will not stay at this unit again.

Beautiful property in a great location. The overall facility has great amenties including pools, lazy river, game room, workout room and close to the beach. Close to a variety of shops, restaurants, piers and right on the seawall for miles of biking or walking. Only downside was the condo had no basic supplies such as salt, pepper, spices, coffee filters, kleenex, beach towels or the common items typically found in a vrbo.

We loved the unit and all the amenities at the complex. View is amazing. Unit was very clean and well appointed. Even in the very cold weather, we had family fun in the game room and theater. This was the second stay for us and we will definitely be back.

Great view. High pitched sound with rattle every time the AC ran. Did not make for a restful sleep. Ice maker did not work Had microwave but no microwave plates/bowls (or not marked if safe), one hot pad. Breaker for master bedroom tripped no lights/ceiling fan one night until fixed

Overall the property was quite nice. Upon check-in I did note and called Ryson regarding a few issues. The towel ring in the Master Bath was not connected and the ring came off with the towel; found the back panel of the remote for the lights and ceiling fan in the Master Bedroom...but the remote itself was nowhere to be found; the second bath needs a new flush element...it worked part time. Overall, this was a great place. Most of the furnishings are luxurious. The bed was comfortable, and the view of the ocean was spectacular. The owner needs to check into the cleaning service, however. There was long hair all over the place, up against walls like those areas had been ignored in cleaning. Also, there were no cleaning products (dishwasher tab, dish soap) in the kitchen, and we typically like to run the dishwasher before leaving. The balcony was great, but in need of cleaning. Someone had written in Spanish "wash me" on the balcony window. We thought it was funny, but if I were the owner would probably not want that written on there for my guests to see. The shower was slick and we both nearly fell, so had to put a bath towel down to keep from sliding on the slick tiles. Apparently, whatever the cleaning crew used was not rinsed off. It was dangerous. No grab bars, either and I nearly went through the shower door when I slipped. Other than that, it was a perfect stay. The owners have taken great care of this property.

No curtains in the main living area made for a terrible nights sleep because the pool lights below never turn off. The master bath shower was filthy. I sent a message through VRBO to the owner/manager and never received a response.
We have stayed in the building before in a different unit and have loved the location. We will just go back to the other unit.

Not as expected
We stay at lots of VRBO rentals, this was our first time staying in a condominium.. we paid a significant amount above what we pay per night when we rent a private house.. I would have expected to get what we paid for… we did NOT.
I am not a picky person and never leave bad reviews, but I really felt like this listing is misleading. The condo had wires hanging from the flatscreen tv hanging on the wall that were a danger to our toddler, the sink didn’t work properly, the space was very small (pictures were super misleading), the property in a whole was very dated, the parking was HORRIBLE, we were supposed to have garage access but were told our truck was too big, it’s just a normal truck but we were fine with that, until we actually tried to park in the tiny lot… most nights we would have to park in a “overflow lot” because every space was taken… it wasn’t a lot at all, it was the empty grass field next to the property, filled with rebar and construction trash, stickers covered our feet as we walked thru to get to the room, it was just terrible and really at over $500 a night should not have been an issue… going on vacation with my family I like to relax and unwind, I just never felt comfortable here, it wasn’t inviting and the decor was “strange”
I am super disappointed in our choice and just kind of turned off on the condominium life after this.

Horrible Experience with this property and management
Absolutely terrible experience. We had to check out 2 days early and spent half of my vacation trying to contact the property manager and zero response. No response from the owner. Nothing. And all of this started last Wednesday which is the day we checked in. We spent $237 on groceries and the ended up having to throw every bit of it away due to our refrigerator not working. I contacted the after hours number on Wed and the girl was VERY rude and and put me on hold for a long time. Told me that I needed to give the refrigerator 24 hrs to start working. The freezer worked fine. The refrigerator was hot and never cooled off. The girl promised that I would get a phone call the next morning from the “property manager”. Never received a call. My children were in tears because we wasted all of Thursday morning trying to contact someone from management and had to pack our things and check out of the property. We stayed there so we could eat at the condo and not go out to restaurants due to my daughter being high risk for COVID. I got the phone number for the management company, Ryson, from the lady at the concierge when we checked out on Thurs. I contacted them multiple times, and finally got a call back late Thursday and missed the call. I immediately started calling back and leaving voicemails and never got a return call. I started calling again on Friday morning and finally got “Donzell” on the phone. After telling him our problems with the condo, he told me that “he was the maintenance manager” and told me that the maintenance guy went over there and the refrigerator was not working due to the freezer freezing the flap that allows the refrigerator to work”. And proceeded to tell me that he wasn’t the right person to talk to but promised he would call me back by the end of the day on Friday. I never received a call. Still haven’t received a call from anyone. It is absolutely absurd that nobody has contacted me. I deserve to be reimbursed for the two nights that we didn’t get to stay due to the refrigerator and also the $237 that I paid for groceries. Along with all of this nightmare, the pictures of the property do NOT look like the condo. The cushions outside were disgusting and the wall looked like someone pee’d on it. The cushions at the table were SO dirty and gross. I would warn anyone looking at this property to NOT stay here. Terrible customer service.

Condo with a gorgeous view
It was a delight to sit on the balcony and watch the pelicans fly by and the ocean waves. The condo was clean and bright, and we had a great family vacation. The grounds of the complex are beautiful.
The only negatives for us were:
- no indoor space for the family to sit down to a meal (there was a table on the balcony, but it was a bit cold and windy for the kids at breakfast time out there. Inside, there were only 2 stools at the countertop for eating)
- no place at the entrance for coats and shoes
- creepy naked mermaid mural in the living room (but hey, to each their own)

Tropical storm didn’t stop us!
Imelda brought non-stop rain the entire 3 days of our stay, however we had a great time regardless! The condo was beautiful, warm and cozy during the inclement weather with amazing panoramic views of the storms rolling in off the coast. We very much enjoyed the indoor swimming pool and game lounge, and even got out to the hot tub in the rain!
My husband and I slept in the guest room and let grandma and our little girls have the GORGEOUS master sweet. The twin beds were comfortable and the guest bath very nice.. we were not disappointed!
We have vacationed at Diamond Beach before but this was by far our favorite condo! Can’t wait to come back next summer!

Beware of ryson properties
Condo was as described and worked well enough for us, but a few things to consider. We had 2 units both through ryson and the other one had ants. Nothing was addressed during our stay. I kept getting sent to voicemail and it took five calls until someone was nice enough to stay on the line and get me someone to talk to rather than just transferring me to VM.
We went for a weekend with our infant son so we weren't worried about the second bedroom (although it would have been nice if the light/fan control worked - we could only flip the switch and had no light and fan on high as another reviewer posted). There are no curtains or blinds so the glass doors so the master let in a lot of light in the morning. not good if you like to sleep in. And there are no rugs or anything to dampen sound so having an infant asleep in a separate room was still a challenge with noise.
Apparently if you make special request through vrbo, it doesnt get to Ryson. We asked for a crib and then friday at 4pm they couldn't get me one because the people who do that were already gone for the weekend. I was told they dont often see requests if they aren't booked directly thru their site. I got a call from maintenance at noon on sunday as we were checking out. The on site folks cant do anything.
The place was nice enough but the cleaning was pretty bad. You couldnt see it but as soon as I took my shoes off everything was sticking to my feet. The toilets looked as if no one had really cleaned under the rim in a year. Everything was kind of cleaned around, but not under.
The balcony door is super hard to open and shut. I'm not the strongest person but still. I literally got stuck out on the balcony for 10 minutes until my husband could let me in.
A few holes in the wall from the front door handle and pictures that maybe were too heavy (?)
Patio furniture could use a refresh, faded cushions and the table is starting to disintegrate.

Loved this condo
Loved this condo. It was exactly as it looked online. Ryson was a great company to work with during our visit. We had a couple of issues. One was addressed and the other went unfixed. We will stay again at Diamond Beach and will book with Ryson.

Too Expensive
It's definitely way overpriced for what you are getting. The fact that there is not even coffee provided is a shock. There wasn't even hand soap! Only dish soap. Will not be back. Only good thing to say is we enjoyed the lazy river. That's it.

The view was phenomenal! Our biggest complaint is that the beds were not comfortable. The king bed in master is very low and hard to get in and out of. The twin beds in the 2nd bedroom were not comfortable. Our adult daughter finally decided to sleep on the sofa bed in the living room. The second bedroom didn’t have a lamp and the fan and light were set together and on high so it was not usable. There was not hot water the whole week. The kitchen could have been better equipped with a salad bowl.
We love the property at Diamond Beach so much I can’t help but give our stay 4 stars.
