Welcome to The Regency, your luxury beach villa that will exceed your expectations for the perfect vacation. Outside living area complete with nice gathering area, built-in grilling station, and comfortable resort-style lounge furniture generously appointed on decks.

The first floor has two king main suites and two queen suites (each with two queen beds), a theater room, a game room, a family room, and an elevator with access to all three levels. The spacious feeling greets you upon entering and the blue background of the ocean instantly invites you in. Three bedrooms to the north, all beautifully decorated, have a unique privacy amenity, and access to an outside veranda via a sliding door which is separated by landscaping and soft scape features. The large theater room is located on the south side and features coliseum-style seating for enjoying movies or sporting events. An arcade room is full of inside fun. The king main suite is located on the Southeast side of the house, with access to a paved patio area and the backyard. A cozy family room with comfortable seating makes this area one of many places to relax with access to a second full kitchen. The laundry room is centrally located on the first floor. The covered patio area leads to the indoor pool. Swim protected by the elements while watching the pelicans soar by. The outside living space offers a sitting area and spacious grilling area. The enlarged paved patio surrounding the pool provides space for gathering in groups for dining poolside.

The second floor has one king main suite with a private deck, a gourmet kitchen with a walk-in pantry, a wet bar, dining and living rooms with direct access to the catwalk and covered gazebo, a billiards room, and a pub-style bar. The main kitchen was designed for family dinners, big meals, and lots of love. The variety and quality of the kitchen equipment and appliances will enable you to produce the most memorable of meals. Enjoy games of pool in the professional billiards room, and when you get thirsty, head to the pub-style bar, and make your own favorite concoction. Relax in the family room with large glass windows crowned with a custom-made spherical crystal chandelier and electric fireplace with floor-to-ceiling rock features. Ample seating in the nicely appointed dining room for all, as well as a wet bar, a computer area, a game area for cards and board games, a hall bath, and direct access onto the catwalk deck to the cabana. Standing at the end of the cabana makes you feel like you are floating above the sea.

The third floor has one king main suite and a private deck, plus six bedroom suites. There is also a reading room and a laundry room. Three of the seven bedrooms on the upper level have private decks with exceptional views of the ocean. Two bedrooms are double bunk rooms. The third-floor balcony looks down on the second-floor living area, with inspirational views of the sea crowned with a custom crystal chandelier.

We’ve stayed here 3 times in the last 4 years and we’ve loved it every time. The long table where we all can sit and eat together, the awesome outdoor deck space, the amazing outside pool—we love staying here. I only gave it 4 stars because it’s starting to show some wear and tear that should be addressed like loose and broken railing spindles that are dangerous for small kids, spotty WiFi, cable boxes that rarely work. These things are minor so we’d still highly recommend this house. We will be coming back.

We've stayed at different Regency properties for years and they've always been great. The layout is perfect for large family gatherings. This year the house was even cleaner than in the past - I was really impressed with the attention to detail and how they reached out multiple times to make sure we were happy. Great house and great service. Highly recommend.

I cannot say enough great things about this property. We were 25 in the house. There was a nook, a space, a corner, and a place for everyone for every moment of their vacation. If they needed a place that was quiet, they could find one for our early risers. it was easy to move around get coffee make up breakfast without disturbing the other people. Having access to refrigerators and food on every floor, including having laundry and multiple locations made keeping up with Beach life easy. We traveled with our lacrosse team and the boys enjoyed having immediate access to the beach, Easily walkable to some of the local shops as well. We were there out of season, so the outdoor pool and hot tub were not working but the indoor pool was almost like a sauna and the kids really enjoyed that. Having double grills outside certainly made meal prep easy. The house was in great condition, pretty much everything and working order. We would definitely go back again.

The home was fabulous. The family truly enjoyed the home and all of it's amenities. Home was well decorated for the Christmas holiday's which made it even more special for our family gathering. For our large and growing family, the home was spacious and provided ample room for dining and game playing. The home was nice and clean and there were plenty of dishes and silverware for a large group. Would love to stay at this home again.

The house was amazing, it gave the feeling of a hotel but the comfort of home. We had everything that we could ever need at hand and the view and access to the beach was great. The only drawback was that one week wasn’t long enough and no one wanted to leave. The attention we received for any concern was addressed immediately and very professionally. Thanks for providing a safe, beautiful place for our vacation.

The change in management to Vacasa has been terrible. We have been going to Sandbridge for over 12 years. Payments to settle our vacation were messed up during the transition with no notice to us. They said only one person could pay and they didnt accept checks. There was a leak in the house and when the guy came to check it out he said there wasnt any leak even though there was significant staining on the ceiling. Outside TV didnt work. Igniters in the grills didnt work and the washing machine upstairs sounded like a truck when you used it. We see the change to Vacasa as huge negative and now wont come back to Sandbridge until we see the large house go to another real estate company other than Vacasa. The same houses we used to rent now cost about $5000 more with a reduction in service. Bad move by the owners

 This was the first time renting a home through Vacasa. Previously we had rented several times from the company that Vacasa purchased, though not this specific house. Keep in mind that this house is for 36 people when reading the rest of this. The house was decorated for Christmas which saved me a lot of time because in the past I would have to set up the tree and decorate. This is definitely something we greatly appreciated. The first night in the house is when we explore and figure out where things are. The house seemed clean. Rooms had towels and sheets, we were good. Granted, the quality of the towels was not what it used to be with the previous rental company… The next morning we realized that the kitchen and the half baths didn't have towels. The wifi password that was provided didn't work. The Sonos system had no connection info. The silverware drawers had plenty of forks, knives and serving spoons but only 3 teaspoons. The coffee cups were for some reason all the way across the kitchen from the coffee counters. The wine glasses were limited to 12 or so (for a house this large, this is pitiful). There were plenty of glasses for beer. Not a lot for cocktails. We also noticed that every single plate was dirty that was in the cabinets. We figured out why when we went to run the dishwasher. The soap dispenser door doesn’t open. Reported that and washed everything again, putting the soap in the silverware caddy to make sure the dishes got clean this time. And after texting back and forth with the Vacasa folks, found out that the left hand dishwasher was having issues previously. We also noticed that there was no dish drainer to use if we had to hand wash things. One should always be under the sink just in case.  One of two ovens didn’t seem to work. A maintenance person came out and verified that it wasn’t working and an appliance repair person came out to verify that yes, it wasn’t working. However, we never saw anyone after that. Another odd thing was there was no iron or ironing board in the house. A house this large should have one in one of the laundry areas at least. Finally we found out that the person that was the primary contact for all of the messages from Vacasa to the local maintenance folks was out sick and nobody was seeing the messages. I ended up stopping at the office to check on why nobody was coming out. Very frustrating. I reviewed my text messages with Vacasa and counted the word apologies six times and sorry six times. I really wish they hadn’t bought out the previous company who were much more responsive. We will think twice about renting again and may look at other options.

For the past 15 years, my family and I have traveled to Sandbridge Beach for our annual multi-generational vacation. Every year, we always have a great time, but this year, staying at The Regency, everything was PERFECT. Upon arrival we found the home to be immaculate. The home was also well stocked, with everything you would need, from pots, pans, dishes, coffee makers, ice machine, blenders, even a waffle maker. With its wide-open spaces, The Regency is very welcoming. There is room for all to spread out and enjoy without feeling crowded. The furnishings are very tasteful and comfortable. We experienced beautiful sunrises, sunsets, and this year the dolphins were in rare form, giving us a show almost every day. Hats off to the new management of vacasa. I was wary that the property management, transitioning from a local company, to a large international enterprise, but vacasa property management did not disappoint. The only recommendation I would have would be to upgrade the linen service. In past years the sheets, towels were of higher quality. The sheets and towels are at the point they are becoming thin, threadbare, and it’s time that the linen company being used, should replace.

House was spacious and beautiful but still comfortable. Sunrise view every morning, large kitchen and dining areas. Walk out to the beach, pools were beautiful. There is NOT a hot tub. Plenty of space to congregate - bar, pool room, living room, movie room for kids, outdoor deck. Everything was clean and questions were answered. Hopefully we’ll be back soon!

Beautiful property! Very clean. Well equipped! We stay in the are twice a year and this was definitely our fave! We had a problem with the indoor pool and the matter was QUICKLY addressed!!! We usually don't do repeat house stays, because we like to mix it up, but we may have to make an exception.
