Centrally located, this well-stocked and newly decorated home is ideal for large gatherings. Only minutes to Clemson, Lake Keowee, Death Valley and a short drive to Greenville.
One12 Silver Ridge is a great spot for your Clemson gatherings, whether it is football season, family day's, family or alumni reunions or a vacation getaway to the lake, mountains or just to escape. What about a new place to "work from home"? This home has it all!
Located in the beautiful Silver Creek community, this home is perfectly situated to be close to everything while being remote and "off the beaten path" for your country getaway.
You will have the entire home for your use, except for a couple of storage areas. Owner's closet in master bedroom, garage, attic access doors in the bonus room and the crawl space and below the deck.

Security Camera/Recording Device - The use of motion-detection security cameras are in use on the outside of the home and are used to monitor the property while not in use. If any issues or concerns arise of property misuse, a review of the camera footage will be conducted.
Pet Fee: We love fur babies as much as you do and would love them to join you. We do, however, have to charge a pet fee to ensure that additional cleaning measures take place following your visit. Please note, the pet fee is $200 per stay for two dogs. One additional dog may be considered with an additional fee and prior approval.
Failure to disclose any pets prior to arrival will result in an additional $100 fee to the Pet Fee.
PET POLICY – Renters are permitted to have pets (dogs only) ONLY with prior permission of Owner and with payment of $200 Non-Rufundable Pet Fee. Up to two(2) pets permitted. Renters are responsible for any damages caused by pets. Pet Fee does not cover any damages created by Renter’s pets. When outdoors, pets must be kept on a leash. When walking dogs within the community, you must have the animal on a leash and must pick up after the dog and dispose of back at he rental. Renter is responsible for cleaning anything left by the pet anywhere on the property or the community. If pet soils or damages carpeting, furniture or any part of the Property, renter agrees to cover all costs to remedy the damage. Pets must be on active flea control and are not permitted on any furniture, bedding or blankets.

LIMITED OCCUPANCY AND GUEST REGISTRATION: Occupancy is limited to a maximum of 10 persons in accordance to the number of beds provided. An additional five (5) guests may be requested at a rate of $25 per person, per night. The primary renter must be 24 years of age or older and all guests’ names shall be provided for security registration. If Owner concludes that this policy has been breached, the Owner reserves the right to expel the entire party with no refund.
NON-DISTURBANCE CLAUSE: Renter and their guests shall not disturb, annoy, endanger (fireworks, firearms, smoke, etc.) or inconvenience neighbors nor use the premises for any unlawful purposes.
PROPERTY DAMAGE: Renter is solely and severally liable and otherwise fully responsible for any and ALL guest-caused damages incurred to the Property, including, but not limited to all adjacent structures and premises, throughout the entire duration of their stay of occupancy. This includes, but is not limited to, intentional and/or unintentional removal of Owner’s personal property (belongings), willful and/or accidental damage to structure(s) and premises including, but not expressly limited to any and all fixtures, appliances, and furnishings.
All Renters are required to purchase Property Damage Protection or the equivalent protection through online rental channel. Renter agrees to pay Owner for any damages to furnishings, household items or premises that occur as a result of Renter’s occupancy that exceed the limits provided by the Property Damage Protection. In the event of loss or damage to the Property, including, but not limited to repairs, replacements, undue cleaning, eviction, service calls, service charges, fines/assessments, plus all applicable tax, we are hereby granted the right to debit (charge) the Renter’s credit card. Renter’s credit card shall be charged at full cost of repair and/or current replacement, including labor and materials, removal, and disposal, plus taxes and surcharges, as applicable.
An itemized statement outlining all associated costs will be sent via email to the mailing address submitted by the Renter at such time as the reservation was booked.
By endorsing this Agreement, the Renter hereby agree(s) to pay for all such charges, as defined above and throughout this agreement.
CLEANING: The Property will be inspected and cleaned after your departure. You are required to leave the Property in the same general condition as it was when you arrived, making sure that the home is generally picked up and ready to be swept, dusted, and cleaned. Any undue and/or unreasonable cleaning of the Property immediately subsequent to the Renter’s departure shall be charged to the Renter’s credit card with a one (1) hour service minimum. This applies to the premise’s exterior, interior and surrounding area. This includes but is not limited to, excessive trash, breaking down and removal of shipping boxes, stains on linens.
All Renters are expected to examine the Property’s structures and premises to the best of their reasonable ability UPON ARRIVAL, and to immediately report any and all damage(s) observed to the owner. In the event of unreported damage(s), the Renter shall be contacted by owner to inform you of the nature and extent of damage(s) observed, and the total repair/replacement costs.
OWNERS RIGHTS: Renter agrees that if the conditions and limitations set forth herein are not met, Owner shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that Renter has vacated the Property. All monies paid by Renter shall be forfeited as liquidated damages.
NO SUBLETTING: Renter may not sublet or assign this lease for all or any part of the premises without prior written consent of the Owner.
HOME MAINTENANCE/HOLD HARMLESS: The Property is rented with the Owner’s furniture and household furnishings. Owner shall not be responsible for providing additional furnishings or equipment not presently available in Property. Renter will report any maintenance issues immediately to the Owner. Owner will make every effort to repair and/or replace any equipment that is not working properly but cannot guarantee that all equipment is in good operating order at all times and no rate adjustments or refund will be made for equipment or appliance failures. Any repairs or service calls may not occur until the following working day due to the location of the home.
Inconveniences under which we may have no immediate control and which DO NOT warrant any refund of rental monies include: (1) breakdown of TV, VCR, stereo, and/or any other recreational appliances/devices, (2) power outages, (3) adverse road and/or weather conditions, (4) construction taking place in the area, (5) Property that is/are not decorated and/or otherwise accommodated to suit the guest's individual taste(s), (5) breakdown of any major or minor appliances in the house during your stay, (6) Neither do we accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing. Nor will the owner accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond its control. All Renters and their invitees use the Property structures and premises at their own risk. We shall not be held liable nor otherwise responsible in any way, for injury to any Renters and/or their invitees, that it is caused or permitted to be caused by the intentional or unintentional acts of said Renters and/or invitee(s), or by the failure of structures, appliances, furnishings, and/or other equipment, whether by malfunction, misuse, acts of God/nature, and/or are otherwise naturally occurring. No guarantees are expressed nor implied as to the fit-ability of utilities and/or other services provided to the Property and adjacent structures and premises. No guarantees are expressed nor implied regarding the fit-ability/ suitability/ compatibility of materials utilized in the construction of the Property and/or its contents.
Renter herby agrees to Indemnify and hold Owner harmless from any and all claims including those of third parties, arising out of or in any way related to Renter’s use of Property or the items of personal property provided therein. Renter assumes all risk of injury or other losses relating to any activities directly on the Property and will hold Owner harmless with respect thereto.
HVAC: The Property includes a smart thermostat. The Nest Learning Thermostat is located on the wall at the entrance of the bedroom hall

This house is in the most beautiful neighborhood. The house is so spacious with lots of room for families. It has a large beautiful screened porch overlooking the most serene back yard. It is in a great location right outside of town. I will only stay here whenever Im in the Clemson/Central area. Owners are wonderful as well.

Perfect house!! Can’t say enough good things about this rental & the owner. This was the perfect setup for us & our dogs. The owner was easy to work with and quick to respond. Will definitely stay here again!!
