Two foldable twin size memory foam mattresses stored in the master bedroom closet. Can sleep individuals separately or combine both mattresses to add up to a queen mattress.
Long term stays:
Stays greater than 15 days require a professional cleaning every 15 days at $50 per additional cleaning. Based on your long term stay duration, we will confirm how many cleanings will need to happen, and send an in-app request for that payment amount before your stay ($50 per cleaning, every 15 days)
House Rules:
We don't want to have rules at all. We would love for everyone to treat our property with respect and as if it was their own. However, that’s not always the case, so we get fancy and detail a number of these things which should be common sense. When in doubt, be respectful, we are people too ;-).
1) Early check-in/Late check-out:
Check-in is any time after 4 pm. Check-out is any time before 11 am. Unfortunately, these times are firm due to the tight schedule run by our cleaning team.
Unauthorized late checkouts are subject to a $50 fee per 30 minutes in excess of your check out time.
2) Smoking:
We do not allow smoking of any kind indoors or outdoors on the decks or in the driveway. "Smoking" includes tobacco-derived products, cannabis-derived products, vapes, etc. Lighting candles indoors is not allowed. Breaking any of these rules will incur a $1,000 fine.
3) House parties/Noise level:
No house parties are permitted. Video doorbells are present to ensure the safety of all guests (there are NO cameras anywhere inside the house to respect your privacy). House parties will be subject to fees for any damages in order to cover the added expenses of hiring professional cleaners, contractors, etc and replacement costs for ruined furniture, finishings, appliances, floors, carpets, drywall, electrical, or plumbing. Violations will lead to the booking being immediately terminated with no refund. Refusing to leave the premises when the policy is violated, will result in the authorities being called to forcibly remove all trespassers. House parties are subject to a $1,000 fine.
Please be mindful of your noise level through all hours of the day. We utilize a Minut device that measures decibels to monitor extremely high noise levels. This device ensures that guests have a pleasant stay and that our neighbors are not disturbed. It does notify the host if it gets too loud. The device only measures decibel levels (volume); it does NOT record sound. Tampering with any of these devices is strictly prohibited and grounds for immediate removal from the property and a cancellation of your reservation with no refund.
4) General house maintenance:
If the property is left in an exceptionally messy state, we will charge $100 for every extra hour of cleaning required, plus any costs incurred by any damage to property, furnishings, or linens.
5) Curbside trash pickup:
During the "on season" trash is picked up on Tuesdays and Fridays. Please roll the trash to the curb and return it to the home after it has been collected. If there are heavy winds, do not roll the trash to the curb.
6) Guests:
Maximum occupancy for this home is 10 people. Guests to come and visit you during your stay are permitted on a case-by-case basis and require prior approval. Unapproved overnight guests are subject to a $100 per person fine, per occurrence.
7) Animals:
Animals are not allowed. Animals brought into the premises without explicit permission are subject to a fine of $500. Guests are responsible for repairs, replacements and cleaning required to fix any damages incurred from the animal, up to $10,000.
8) Quiet hours:
Quiet hours in the town of Kill Devil Hills is between 10:00 pm - 8:00 am. Please be respectful of our neighbors.
9) Miscellaneous:
a) Guests take full responsibility for any accidents, injuries, or illnesses that occur while on and off the premises (bicycles included). By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises. Guests recognize that they may personally purchase insurance to protect themselves in such events.
b) If you notice anything that presents a danger that could result in damage to the home or to any individuals, let us know immediately.
c) Ruined linens (stains that can't be removed with washing, such as red wine/blood/makeup on towels), will incur a linen fee of $100.

I was very impressed by the house and the cleanliness of the property. The location was great as it was a 3 minute drive from the beach and close to other venues such as mini-golf, stores, restaurants, and grocery store. The host was very thoughtful and provided beach chairs, towels, and board games for the kids on rainy days for us to use. Overall we had a great time at this location and would rent all over again.

My family and I had the pleasure of staying at Ben and Ohm’s place this past week. It was immaculate, comfortable, and had with lots of soft touches that added to our stay. Bedrooms spread over 3 levels gave us privacy while on a family trip, and the kitchen was well stocked with nice cookware. We would love to stay here again.

The home was great. Our favorite things were the spacious yard for activities after the beach, the rooms all had tv’s in them, and back it was just a nice house in general. The host was also very attentive.

When you first pull up outside the property, you will be impressed by the perfect presentation of what is clearly a loved property. Once inside there is a well appointed kitchen, with everything you could ever need; three bedrooms with luxuriously comfortable beds and ample storage; and a living area that steps out onto a deck where you can watch the sunset in peace. We will come back and stay again soon.

It's well cared for, clean, comfortable, bright and cheery.
The owners have it well stocked and decorated tastefully and beautifully.
The check in for the stay was super easy. Owners were very accommodating and had very quick responses to our emails and questions.
The instructions for everything are concise, easy to understand and accomplish.
Beds are super comfortable.
Linens and towels are luxurious and inviting.
Overall, one of the top two VRBOs we have ever stayed in.
It was perfect.
My only complaint is that we didnt have more time there......
Maybe next year we'll stay longer.

This home made for the perfect annual get together for my friends and me. We all loved the bedrooms and the queen and king beds that came along with it. Everything was very functional, and we made perfect use of the whole house. I highly recommend staying here if you’re interested in visiting OBX.

Best in the neighborhood, easy access to grocery stores. 6 men were there for a fishing charter. However, 2 men elected to sleep on the tri-fold mattress provided. Other than that it was perfect. Would be a great place for a 4 couples weekend or family vacation with the 4 large bedrooms.

The house isn’t on the beach but it was close enough for us to walk over to the beach and even the grocery stores that are right up the road from us. And honestly, that made it so much better. The home was so beautifully designed and very clean. We always looked forward to coming back to the place at the end of a Long Beach day. And the beach chairs and umbrellas in the closet made the experience feel even more luxurious.

We stayed at this beautiful home with 2 families. It is a clean, bright and modern home and was in a very convenient location. The host, Ben, was so helpful and answered all my questions before arriving and while we were staying there. We had an amazing vacation at the Cozy Cove!! Thank you for all your hospitality!

Great property and location with some minor adjustments
The property was beautiful and is in a great location. The owner provided a number of amenities that definitely came in handy. Our only issues were around the cleanliness of the home and comfort of some of the beds. While at first look, it seemed clean and smelled great, however we quickly began to notice hair all throughout the house on the floors and the bathrooms were not fully clean. The showers and tubs were dirty and in some cases the toilets (not all). In the bedrooms upstairs and the one at the bottom level, my family members complained about the hardness of the mattresses. The master bedroom bed was comfortable. With all that said, we enjoyed our stay, the house was wonderful and we had a wonderful time. Hopefully this feedback is constructive for your future tenants.

We used the property for work and fun. Perfect setting and property for us. A little far to the beach but we worked with it. Everyone had their own space. House was extremely clean. We appreciated having some spices and some other basics so we didn't have to buy everything. Annoying when you have to buy salt and pepper to get the week going. Much appreciated. Great property! Loved the outside shower too.

- housekeeping issues - refrig/freezer dirty; cu-tips found on deck; glass door to deck dirty; ants at deck doorway; donuts found above refrig; hair found in tubs; rug under dining table dirty; dirty under living room cushions; fan in living room dirty
- need cutting board in kitchen
- mattresses were hard
- recommend getting rid of gray plates and placements - were dirty
- recommend putting directions on trash cans - i.e., dates for pick-up
- disappointed in distance to ocean

Great home and location in Kill Devil Hills!
We chose to come to Kill Devil Hills to celebrate Father's Day and our daughter's high school graduation. This place pretty much had everything one could have asked for in a house - highly recommended. The new amenities were terrific. The location was perfect - the residential area made it peaceful but still a lovely walk (or bike, with the provided bikes) to both the beach and the sound. We loved all the little nooks and rooms in the house - everyone had a space and a common area to congregate in. Also, the hosts, Ben & Ohm were great, responding very promptly to our many questions and providing very helpful suggestions on what to do and where to eat in the area. We'll be back!

Beautiful Home!
The house is exactly as advertised. New construction and modern. Everything was thought out during the design process. The only slight complaint is the amount of construction that is currently going on in the area. The city is re-paving the sidewalks so it's hard to walk to town. Also there is a house being built across the street. Other then that, the house was great.
