As soon as we arrived at the b&b, the hostess treated us the dried fruits they made, coffee, tea and the wine they brewed. Thanks so much for their attentive hospitality and good breakfast the next morning.

I loved my stay at LiViTi, it is run by the most wonderful family who do everything to make you comfortable and make you feel like you are part of the family. The homemade food and wine is some of the best I experienced all my time in Armenia, and all fresh from the garden / locally sourced. The eldest daughter came to play guitar and sing traditional Armenian songs whilst me and the other guests were enjoying dinner which was a really lovely experience. I would have loved to stay longer here if I had the time, cannot recommend highly enough!
I am a bit fussy with pillows and the one in my room wasn't great, but compared to the overall fantastic experience I wouldn't want to complain about that :)

Toen we aankwamen kregen we een warm onthaal door de eigenaars en hun familie en we hadden meteen het gevoel dat we welkom waren. Alles straalt authenticiteit uit en onze zoontjes voelden zich ook thuis. De gastvrouw kan fantastisch koken en heeft ons verwend bij het ontbijt en avondeten. Je kan wel stellen dat we het fantastisch vonden en raden iedereen Liviti aan!

The house from the outside is a completely typical village house, but the two guest rooms have been renovated to modern standards and are kept very clean. The bathroom is also clean and fresh and has no signs of mold or mildew, although a fan would be for the best.
My small room had a normal-sized (not excessively low) table for working on.
The hostess, Gohar, is an excellent cook. The breakfasts included in the price of the room were the best I have had in Armenia and were varied almost every day. The dinner I had once was also very good.
The hostess's husband for a very modest fee drove me out to Norovank, from which I set out on a hike, and he picked me up again in the evening at the appointed place. He also drove me out to catch the bus to Yerevan.
Heating: the heater / air conditioner was sufficient to keep the room at a pretty comfortable temperature most of the time.
Hot Water: It took me some time to figure out, but I was able to adjust the hot water to a point comfortably between scalding and freezing. I never had a shower go suddenly cold.
Wifi: good as long as there was no power outage (see below)
The hostess did my laundry for free.
For those spending only a day in Areni, the Selavatar landslide dam is the must-see, in my opinion. It is much more interesting and in a much more beautiful location than the Areni-1 cave.
This is out of the owners' control, but be forewarned that the village experiences power outages lasting each an hour or two during even minor rainstorms and sometimes but less often during snowstorms.

LiViTi was the perfect place to stay for three days exploring Areni.
The host family are gracious, humble people who went out of their way to make me feel very relaxed.
The breakfast was absolutely delicious and for a very reasonable price, I was able to enjoy fresh home-made cooking in the evening too.
The room was very clean and comfortable. The location of the property is ideal - you are very close to many of the main tourist sites nearby such as Noravank, Areni-1 Cave and Selavatar.
If you are without a car, you can easily reach Areni from Yerevan by bus. Gohar was in fact kind enough to book me a ticket for the return journey back to Yerevan too which was very helpful.
I can definitely recommend staying at LiViTi. Thank you so much for a pleasant stay in beautiful Areni!

Gohar and Manuk and also their three daughters are real treasures. They are very nice and pleasant and also talented people. They welcomed us not as guests, but as real relatives. Gohar and Manuk's home cooked food was absolutely delicious and Manuk's wine and vodka are world class. In LiViTi, everything is real and wonderful, but the best thing are the hosts. They do everything to make the guests feel great. You should definitely stay at LiViTi!

Liviti it is nit only the place, but it is family, hospitality, wonderful people and great place to rest. Everything was excellent during our stay. It was the best place in Armenia where we stayed in. Wonderfull owners and their charmiing three daughters with great open hearted for people, guest, travellers. You fill like in home.. big hugs. for you, thank you again for wonderful graphes, wine ang guitar concert! Don't hesitate to be the guest of Liviti during your stay in Armenia, because there is real Armenia with heart, soul and hospitality.

Amongst the kindest and most hospitable people I’ve ever met, and having traveled all-around the Southern Caucuses, that’s saying something. Breakfast and dinner were plentiful and delicious.
My bed was not the most comfortable, but I have back problems and can be a little particular in this regard

It's a hotel like experience, very good. Owners work hard to satisfy every possible whim of their customers. if customer wants wine tasting-they provide a free one, he/she wants dinner-here you go (for a very small price of what it includes), taxi-is also there at your services. highly recommended!

Absolutely great hosts, we had a lovely friendly evening with them tasting their wine. It was excellent. The most delicious breakfast of our entire trip. The accommodation is clean, new and very pleasant.

I'll just point out that the parking is on a narrow street.
And maybe just that we couldn't buy their wine because we would have to drive it for several days in a hot car. And this wine really doesn't deserve it :-). And also that everyone will want to live there and so all the rooms will always be occupied :-)

Absolutely the best stay among the last month of traveling through Middle East and Armenia! The host is one of the most amazing ladies we have ever met. She is always joyful, friendly, helpful and full of energy! She showed us what real hospitality is: made us delicious breakfast and dinner, helped us do laundry since we travelled with baby, took us to their vineyard and toured us around Areni… and so much more other little things! Their three girls all so lovely, we feel like family than guests! Love this family, hopefully we will make our trip back to stay with them again!
The room also had everything necessary and very comfortable with AC. Be sure to book dinner there as the food was all homemade and organic and some of the best we have had in Armenia. Much better than restaurants! Without a doubt the best place in Areni and definitely worthy of their amazing rating.

We had an amazing time at LiViTi guesthouse! Would definitely stay there again. It was an incredibly local experience, very authentic, with the warmth and hospitality of a lovely Armenian family.
Not much to improve here. The house was well located, clean, and the owners were very welcoming. We had an amazing dinner (with live music!) and breakfast as well.

Easy to find, double bed (hard to find in armenia) with good matress. Private bathroom. Very clean. Very helpful Host. Good communication in english. In thé village with people (if you liké that, i do). Quiet. May 2023. 2 rooms (a third is in préparation). Parking available in thé street.

Run by a wonderful welcoming family who have gone out of their way to make the room the best they can. the bed is so comfortable and there is a dark curtain at the window (rare). Bedside tables and a light behind the bed (rare). You won’t find better at the price. Gohar speaks some English and her eldest daughter speaks more. If you opt for the optional supper it is delicious. Manuk grows their own vines and make delicious wine and vodka. Gohar is very knowledgeable about Armenian food and loves sharing this with you. a fully immersive experience with a delightful family. you will feel like a cousin who has come to visit.

If you are looking for somewhere to stay in Areni or even if you are just passing through and need somewhere to stop then look no further than LiViTi Guesthouse.
All of the basics are covered i.e clean room, comfortable bed, clean functional bathroom. There's a desk, chair kettle.
However on top of that you will receive an unparalleled experience with regards to hospitality. Just such a lovely family and not often I can say this but I would recommend to absolutely anyone to stay here!

It was a wonderful stay with a beautiful and kind family. They prepared a very tasty dinner and breakfast for us. We talked about Armenia and Manuk showed us countryside of Areni. If you want to experience real Armenian hospitality, this is the place. Must visit again.

We had an amazing stay at LiViTi B&B. The room is nice, spacious, warm and clean. It is located in a typical Armenian house where a lovely family will welcome you offering you the best experience you’ll ever have! We loved the delicious dinner and the great home made wine, chatting and listening music played by the guitar will always leave us a wonderful memory of our stay in Areni. We truly hope we’ll be able to be back one day! Absolutely super recommended!

By far the best stay of my trip! It can be a lonesome ordeal when one travels for a long time, and so it is important to a find place where you feel so comfortable and at home that all those feelings of doubt vanish into thin air, and here I found this, spending the past five days with the most wonderful family, in the brilliance of their warmth and generosity, in a sea of endless tea and durak games. I had my first Khash here, which was a wonderful surprise and something I shall never forget! I succumbed to a little fever and sickness, but I was soon roused from these ailments with soup, tea and medicine. I couldn't have asked for a better, kinder and more fulfilling stay! I hope that I shall return here one day, in my home away from home in Armenia!

We had the best time at LiViTis! The family is so incredibly welcoming, kind and generous! They made us feel welcomed from the moment we walked in. They offered us tea, fruits and homemade wine - which we all really enjoyed. The room was clean and the beds really comfy!

Make sure to try the delicious Dinner and breakfast they offer, it is totally worth it. Everything is homemade and from their garden!
We stayed for 2 nights only, but were already sad to say good bye after this short time.
It was the perfect stay and couldn't have been better.
