Amazing home base to explore San Antonio and Hill Country. 1 mile from Boerne's Main Street with great restaurants, breweries, & shopping. Wineries and distilleries nearby. Tons of outdoor activities. Easy drive to airport and hospitals. Dedicated carport and extra parking spaces right in front. Private patio and yard. Two dedicated work stations. Perfect for remote workers. Full kitchen and stocked coffee/tea bar. 2 master beds w/ private baths + sleeping loft & 1/2 bath in living room. The Paniolo is a new, modern townhome with countless amenities. Here is a rundown:

- Private direct access covered carport for 2 vehicles (several guest spots available directly in front of home as well)

- Upon entering, you'll find an open living room and kitchen concept with eat-in island bar top and 4 swiveling barstools

- The living room is outfitted with beautiful and comfortable furniture as well as lots of cozy blankets. There is a wall-mounted 55" TV with access to Amazon Prime, Disney+, Hulu, and ESPN+. There is also a dedicated workspace in the living room, and TV trays for those folks who would like to [carefully] eat in the living room!

- The kitchen is stocked with cookware, cutting boards, strainers, utensils, knives, dishware (for adults and kids), seasonings, healthy cooking oil. and full size chrome appliances (electric cooktop). There is a kettle, rice cooker, and island mounted baby high chair in the pantry. You will be provided with all cleaning supplies and paper goods needed for a clean and homey stay.

- The best part of the kitchen is the coffee/tea bar. You will have access to an easy to use drip system (coffee and decaf grounds in pantry), a convenient Keurig (plus lots of K-cup options), and a french press.

- Off the kitchen at the base of the stairs, you'll find the door to the private covered patio with furniture, ceiling fan, and heater. The patio is connected to the private backyard.

- Off the living you'll find a powder room (1/2 bath), doorway to the carport, in unit laundry room, and hallway to downstairs master bedroom. The laundry room is stocked with full size washer/dryer, broom, vacuum, iron, ironing board, detergent, bleach, fabric softener, and dryer sheets.

- The downstairs master bedroom has a hotel style queen bed (w/ awesome linens) and a closet with luggage rack and hangers. There are also side tables with drawers by the bed, touch control reading lamps with device charging ports, and an alarm clock. There is a storage ottoman at the foot of the bed.

- The downstairs master bedroom ensuite bathroom has two sinks, tons of storage, and a private toilet room. There is a makeup mirror, blow dryer, straightening iron, extra towels, tissues, and lotion. The marble walk-in shower is amazing and is stocked with body wash, shampoo and conditioner. The hot water starts up almost immediately. There is also a bamboo seat. We know its awesome, but please be kind to our water bills!

- Upstairs you'll find a second dedicated workstation with automatic adjustable desk, laptop stand, and large monitor.

- Next to the office is a loft with couch bed (Full XL / Double XL), lift-top coffee table, and 50" wall mounted TV setup with streaming services. There are some games in the coffee table, lots of throw blankets, and a chaise lounge storage containing the linens for the couch bed. There are also a pouf chair and several floor pillows for game nights. Extra linens in the bedroom closet.

- The upstairs master bedroom is outfitted with a queen bed and hotel style linens. Each bedside has side tables with touch lamps plus charging ports and an alarm clock. There is a reading nook with rocking chair and extra throw blanket. The large upstairs master walk in closet is air conditioned and also serves as a baby nursery. Inside you'll find 2 luggage racks, hangers, crib, changing table, baby bathtub (to be used in the bathroom not the closet!) and mom/dad baby bath floor pads to save your knees!

- The upstairs master ensuite bathroom has 2 sinks and tons of storage, and a private toilet room. There is also a makeup mirror, blow dryer, straightening iron, extra towels, tissues, and lotion. The shower/bath combo is perfect for washing baby with provided baby bath, but also great for adults, and feels huge inside! Hot water is almost immediate in our place.

Some other notes:

- The entire home has drawstring shades for privacy and dark room sleeping, or opening it up to get some vitamin D during the day.

- There are two first aid kits and two fire extinguishers (in kitchen pantry and upstairs bathroom) .

- There is a "mudroom" at the entry next to the front door where you can store your shoes (please do!), hang your coats/hats/purses, and hang your keys.

- There are ceiling fans throughout the house and remotes can be found easily on the wall of each room.

- There is soap and towels in each bathroom. We have just about everything you could need to really enjoy yourself.

Our goal is to provide more value and a better stay than any 4 star hotel in the area (unless you just love overchlorinated pools, dirty gyms, and burnt bitter cold coffee). So if we're missing something, please let us know in your review and we can ensure it is available during your next stay!

Our townhome is super easy to access. We are located off a quiet street 15 townhomes (currently). There is a dedicated covered carport for 2 vehicles with direct access into the unit. There are also ~10 guest spots in front and next to the townhome. Walking along the river to main street is awesome. Riding bikes or scooters is even better! If you have a car, you can get everywhere in Boerne within 10 minutes, and you can be in downtown San Antonio in 30 minutes. You can also access everything the hill country has to offer and you can get to Austin or the highland lakes easily as well.
