Conveniently located to town.
Clean.
No television
Only a very small, uncomfortable seat in the lounge area.
Small table for meals.
No toilet paper.
No tea towels.
Intermittent hot water in kitchen and bathroom.
Intermittent electric power in the kitchen.

A very spacious area, with lovely gardens. Clarinda is a very friendly host.
Being relatively new to the system, there are a few issues to iron out, however these did not affect out stay.

Needs better lights but she knows and is fixing.

Friendly and helpful host, space and parking, comfortable bed, good shower, bonus facilities (kitchen, washing machine, but didn’t need them on this trip).
A bit of a walk to shops/ pub, but since you’re almost certainly going to be arriving by car this isn’t really an issue. Google maps sent me to the wrong part of town for some reason. If you arrive after dark, it’s a bit hard at first to be sure that you’re in the right spot and where to park. All of these are very minor points.

Birdsong gardens is a very tranquil place to stay. We had a very generous sized room with a very funky and extremely comfortable blue velvet bed! Clarinda the owner was very helpful and friendly. She gave us tips on where to eat and what to see in and around the town.
There isn't a TV which didn't bother us at all but some people may find this a drawback.

Lovely room and heaps of space. Nice little kitchenette as well. Really comfortable and nice quiet location. Even had our own personal garage for car. Host provided some great local advice as well which was most helpful. If we ever pass through Quorn again will definitely stay here again.

While travelling on two occasions we sent a text message to the number indicated on the Booking.com form advising our ETA and requesting a confirmation. The last text was sent on Saturday 18 March advising our arrival on 19 March and agaiin requesting confirmation. On arrival we found no-one in attendance so again we called the number indicated with the response " leave a message and we'll get back to you" We finally went to the local hotel to see if anyone knew the owner. The Bar girl answered that the owner was away and she was staying there later that night as caretaker,after she finished work at the Hotel. We asked if she knew we were staying. No, she did not. As it was getting late, we then decided to look for alternate accom which we found. Later, from another number, we received a call from Clarinda saying she had responded on Saturday but not back to our phone number I had specifically left, but to Bookings.com !! Too late for us. We had already paid the alternate accom for 2 nights and chose to remain there.
Since we had attempted to make contact at the phone number indicated and no response was received (we dont necessarily travel with our eyes glued to a PC all day long !!) we would like a refund of our pre-paid booking. Clarinda was most apologetic when she finally called but it was too late - she had ample time prior to our arrival to advise us of the circumstances - not 2 hours or so after our arrival. she only called because the bar girl obviously called her with our complaints.!! Please arrange a refund.

The front garden was nice
There were no breakfast bowls. There were the owners clothes in the wardrobe and one room her personal belongings and photographs. She appeared dishevelled when we arrived complaining of a migraine. There were no towels. She complained about us having a child when we arrived even though I wad explicit and upfront about this when booking and during correspondence. She walk in through a side door without knocking while we were in the house which felt like a blatant disregard of privacy. The backyard was shared with hers and it was unclear whether we could use it. No TV. The bed and bedding for our child was very poor.
