This is a true two-story penthouse with a massive 500-square-foot second-story balcony! From the moment you enter this upscale, family-friendly condo you will find that all the hustle and bustle of the outside world will disappear. This centrally located condominium allows you to look out over the massive pools Edgewater boasts along with miles of sugar-white beaches and emerald gulf waters Panama City Beach has to offer.
You'll have two large penthouse gulf-front balconies, with beach access on the first floor. Edgewater is centrally located within the heart of Panama City Beach. The complex itself is beautiful and offers a golf course, a full-service spa, 11 swimming pools, six reflecting ponds, four whirlpool spas, a Polynesian-style lagoon pool with waterfalls and islands within the pool itself, half a mile of private beach, water sports (jet ski, para-sail, banana boat, kayak, chartered boats), two oceanside restaurants and bars, gift shop and ice cream shop, tennis and basketball courts, shuffleboard, live music and activities pool-side (summer only), and 24-hour security. Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. I really enjoy staying here, but this particular condo needs some love. The exterior window beside front door was busted and taped/cardboarded together. It looked like it was the window in the closet for inventory/supplies. The front door lock took a minute to figure out. I would imagine it could be a real problem for others. I had never seen one like that. I assume that’s why it was left unlocked when the cleaning crew came up while we were gone and cleaned the dirty dishes that were in the cabinet. Right or wrong…it leaves a vibe of having a problem with theft. I feel like we should have been given a heads up about it.
The condo could be very nice but def needs some work. I HATE leaving this kind of a review…but I owe it to the owner to let them know (if they don’t already).
I would definitely come back if some attention was given to it.

The room was great. 3 bathrooms is always a plus. Please note the second bedroom (upstairs) is only great for KIDS or maybe teens. Its a triple queen bunk. We had adults up there and those bunks made for a tight squeeze, but we made it work. I am only noting this because until arrival I did not know that there was a triple bunk up there.
Condo was nice, but does need some maintenance. Small things such as the balcony doors were super hard to slide open, cracked mirror wall, and a running toilet, but nothing that made our stay unbearable.
Would love to see a lone queen put upstairs and the bunks moved downstairs w a lone queen so you would feel safe being on the 12th floor if you were to have little kids with you.
But the place and property were nice. Convenience store and on site restaurant were pricey, but nice to have.
Would stay again. Thanks for having us.

The hotel itself is very old and has lost its touch. Absolutely no security and loud till 3 a.m. most nights. The condo itself could be nice if it was upgraded. The entire upstairs reaked of mildew and all the bathtubs/showers were surrounded with old moldy caulking. My entire family became congested and snotty after our stay here. Upon arrival the room was very warm and didn't cool off till about the 3rd day. We were given a broom but no dustpan and the mop was missing the entire head, they did finally bring us new ones on the 3rd day. I complained of the mildew/mold and never got a response. I personally wouldn't stay here again until the building and condo have been updated.

The place was very dirty and had mold in the bathrooms, dirty carpets, patio door was broke and all the cookware needs to be replaced. I would not stay in this place ever again. It was Falsely advertised as having room for 8 people. It only has 1 bedroom downstairs with 2 queen size beds with sheets that did not fit. Upstairs had bunkbeds with 3 bunks and is very small will not accommodate adults.

We had a great time. We loved the rooftop access and the extra room it made. The room upstairs with the extra bathroom was nice with the queen size bunkbeds are a great idea. The place is itself getting old and could use some better cooking skillets. Realize the theft issue is a problem so whoever is coming bring your own. The dishwasher was a challenge & could use some instructions with it. All in all great view of the sunsets and the ocean. We did use the heated pool by tower II and the hot tubs in front of our tower. Noticed the surroundings and landscape has been updated. NICE!

The location of this property is fantastic. Views are great and we loved the extra space when travelling with our teens.Heated pools in winter nice (not main pool). Hot tubs also added bonus. It appears to be clean and major surfaces are (sink, beds, washing machine). The attention to the other stuff is what’s lacking. Stains on carpet in master bedroom, stains on couch arms, dirt under the kitchen sink and food pantry, ceiling fan caked in dust. Has potential to be amazing if the small things get looked after.

This property is very worn, outdated & in need of serious TLC. But, it was affordable. The property is very well maintained. & plenty of security/staff.
Nice pools, but ice cold in October.
The unit was clean. No bugs. Great water pressure in showers. Comfortable beds. The glass top table is a safety hazard. It can’t be touched or moved, or it gets cockeyed & gets very wobbly. Washer/dryer are awesome-work great. Plenty of towels, once we figured out they’re under the bathroom sinks. There are 2 A/C units, so the upstairs stays cool. The master suit is very warm. So the downstairs unit has to be kept very low, just to keep it comfortable to sleep in the master.
When we checked in, the whole unit was very hot. So I guess they turn it off? It cooled down ok. But
It lasted 2 days then quit working. We called Daisy & she came right over to check it. It was fixed by bed time.
The sliding door would not open, so you have to use the one in the master bedroom. Daisy said they were trying to get that fixed.
Overall, it was a great experience. We enjoyed our week.

This is coming from a condo owner who utilizes Vrbo and has a management company as well (not Vacasa) so I write this with experience on the process. We were very disappointed in this condo and the management company. We arrived at 2:00 hoping the cleaning was complete. We went to the condo and noticed a lot of noise coming from inside. A neighbor walked out and informed us that these renters had been throwing things inside and yelling a lot at each other. They warned us to take our children away and they called security. I immediately notified the management company, Vacasa, and was assured the condo would be clean by 4:00. We came back at 4:00 to the cleaning crew just getting started, so of course we had to leave. Decided to go to the grocery store now instead of waiting it out. We got back at 5:00 to a somewhat clean condo. Once there and after unloading groceries and personal items, we noticed there was no toilet paper in the 2 downstairs bathrooms (later noted no shampoo or conditioner either). We did find one partially used roll upstairs in that bathroom. We also noticed there was only 1 roll of paper towels and 1 trash bag. Vacasa was notified immediately and the response was they would send someone to bring toilet paper, they don't offer more than 1 roll of paper towels and trash bags can be delivered upon request. So I requested the trash bags and also asked for toilet paper. After one night, I contacted Vacasa again as we had not received either item, and they said I could go buy them myself and they would reimburse me the cost of the toilet paper as they were not sure when someone could get by there. So I did go buy my own and submitted a receipt. As we looked around the condo, we noticed the carpets are extremely dirty (really need to be replaced) and the couch was also very dingy looking. The kitchen is NOT stocked very well and needs new pots and pans. The condo was very dusty and needs a deep clean as well. It just wasn't what we were expecting and you can't see these things in pictures. Maintenance came to replace the sliding door handle upstairs and put it on backwards so my daughter got stuck outside. The curtains are coming off the wall as well. This condo is in a great location. Having the upper floor condo was amazing. The view from the top was amazing. I think the owners just need to give it some love and it would be great! And possibly a new management company as well.

Dirty, Roaches and very Poor Service
Upon arrival my 13 year old found a condom wrapped (which she picked up bc she didn't know what it was) on her bed and we had to fight for the entire first day for them to even bring c=lean sheets. We checked in on Saturday and the freezer wasn't fixed until Wednesday. Mini fridge upstairs had opened food left in it from previous guest. Wifi never worked and they never got it fixed even after several requests. Also there were roaches in the kitchen and bedroom. This condo was very run down and was clearly in need of several replacements. I would not recommend this condo.

It was wonderful
We had a wonderful time with our family! We loved our room we stayed the view was amazing to the top watching the sunsets! It was our family first time together to see the beach and the whole area was amazing clean and beautiful! The pool was so clear to the beautiful beach! We are forever grateful!
