Perfectly acceptable for a weekend stay when you will be spending most time out of the hotel.

The location was ideal for our visit, the check in key collection and storage for luggage was spot on but on check in our room wasn't ready, staff were not very friendly when found sitting in our room. The room we had is not advertised on the site, carpets were torn, a mini fridge had a fowl smell, could hear the next room when they had a shower and were talking. There was plenty of tea/coffee supplies and towels and toilet rolls. We was contacted and asked was everything ok and we let them know of our disappointments but haven't heard anything back. Disappointed stay

The location relative to Edinburgh was great, the hotel is tired and is need of some love - not the comfiest bed I’ve ever slept in. Self check in key system works well.

The room served its purpose and was ideal as a family visiting other family it meant we had a place to put our head down which was what we needed. We had no intention of spending time in the room, so home later, into bed then shower in the morning. Will definitely be back the next time we visit.

Very easy to check in, didn’t see anyone but everything is done digitally and all communication was great.
The hotel could do with freshening up a bit, but had everything needed and no problems at all. Nice area, buses run reg to city centre.

The room was cozy and comfortable. The surrounding was quiet and pleasant. Perhaps you can provide some mugs, plates, bowls and cutleries for the guests to prepare/enjoy simple meals. Overall, it was a pleasant stay for us. Thanks!

Property was totally void of service (no one was there and the key was through a lock box). The room was dirty with flys, a dank smell and very hot. The area had no decent restaurants or stores and had to travel a long distance.

The staff I met were friendly and accommodating, which I appreciated. However, the room had a noticeable bleach odor, and there was visible water damage on the ceiling that affected the overall ambiance. The bathroom could have been cleaner as well. While it’s not the worst place to stay, there is definitely room for improvement. For the price, it may be worth considering other options, but this place could still work for a short stay.

Great value for money for a last minute booking! The room and property overall were spacious and very clean.
The manager was particularly welcoming, friendly and most helpful, which eased our check in process and the logistics of storing our lugagge there the next day. Thank you and all the best! The review is well deserved!

Fair. No reception, self check in and out. I met many people get confused in the hallway. Cleanliness is good. The shower water is not stable, it suddenly stopped and no drop of water came out. The location is not good but acceptable for the price. Quite, nearby a big Tesco.

The bathroom was mouldy and the shower was broken. Phoned about concerns and told could help with a different room in a couple days. Good location.

Got to the room at midnight and left at 1am when we discovered the room was infested with bed bugs. Absolutely disgusting. Had to wake up our young daughter and drive two and a half hours to the nearest available accommodation. Never seen anything like it.

Had a pleasant stay, self-check in worked great. Room was spacious, and shower was hot. Close to downtown and great pubs and coffee shops. I see reviews whinging about dust in the corners or some dirt here or there. Its an old place. Its a place to sleep and shower. Would stay again.

My family wanted a hotel to stay in but there were none left in town as all hotel is fully booked in edinburgh then we came across this hotel.
The location is convenient and right in front of a park. Check in is smooth.
But we went in then when we went to the toilet, the tap has no cold water in it. The bath shower is noisy and water pressure is not enough . The tv was not working well so we can't even see the screen from time to time.
The bed gave me back pain. There was only little bit of service. They do not change bedsheet.

I was a little apprehensive after reading some of these reviews but have to say our stay in room 11 was brilliant. Instructions for check-in and accessing our key was clear and the process was very straightforward. Yes, the rooms are pretty basic and some of the carpets have seen better days but the guesthouse is outstandingly good value for room-sharers in peak season August. Our beds were comfortable, sheets and towels were clean, and there were no issues with the ensuite bathroom. There are some really nice cafes within a 10 minute walk and it's in a good spot for buses and trams.The only downside for us was the lack of an elevator and left luggage facilities.

The hotel would be ok, and a good offer for the price, if it had not serious plumbing problems. The water pressure on the cold water is so low that sometimes no water comes in the sink (strangely, hot water always comes), the toilet reservoir fills so slowly that when several people need to use the toilet consecutively, only the last one should flush, and the shower never worked. a week without shower, and a wash basin that has occasionally no water, are really a problem. Apart from that, the hotel is located across from a park, bus stations for several lines to the city are close by, shopping and restaurants are close by,, so the location is good, the rooms were clean, it could be a quite good hotel but for the problem with the plumbing. I hope they manage to get that repaired.

It did not live up to how it looked in the photos. I couldn’t even find a photo of our room (family room- 5 beds). Our room was in the basement of the hotel. We stayed for a week, and they did not change the bedsheets at all. We hung up the note on the door to «Please make up the room» several times. The only thing they did was change the towels and they vacuumed once. The mugs, spoons and glasses were not changed. All in all, the hotel was old and noisy, there was mold in the shower and really stuffy air (no aircondition, we had to open the window out to the carpark to air out the room). We will not return to this hotel, nor would we recommend anyone else stay here.

Overall a good value. The room wasn’t in the best shape and the property is hard to navigate with luggage. No A/C so room was very hot unless window wide open. Our roll down shade was broken so we couldn’t use window very well. The location is good and convenient for bus and tram and seaside and parks and restaurants. Common spaces were not as advertised and bathroom was less than hoped.

The mold on the bathroom ceiling was unpleasant and smelled bad. Mold spores can be dangerous so we tried not to disturb them. My kids’s feet turned black from the floors. What can I say. It was a late notice booking. On the bright side, the location is great and near the bus line!

We got bedbugs, after our three days visit, at this place on 11-14 July 2024. We can NOT recommend staying here. We stayed at a five bed family room that looked clean and tidy, but gave us rashes from bedbugs and unfortunately now we have them at home too. The place was also with thin walls, so you will hear your neighbors clearly, and showers with extremely noisy water heaters, which made it very hard to sleep without earplugs.
