The rooms were very ages and tattered. The beds were hard and uncomfortable. The bathrooms were clean but very basic. The people at the desk were very nice.

Needs a major upgrade, very expensive, service and facilities did not meet cost, photos do not reflect reality. Trying to be something it’s not. Captain suite is a joke. On a positive note great facilities to learn to dive but should come at a much cheaper cost based on facilities.

Absolute dump. Words can’t describe how bad. Filthy, no water in the shower, but plenty leaking through the bathroom roof. Totally rundown. Some noisy maintenance going on from 7am & debris everywhere. Can’t believe this is on Expedia- let alone how much we paid. Left after one night.

Rooms weren’t the best, shower was absolutely dismal, beds had dirty looking sheets, curtains aren’t blackout. However area is very nice, location on beach is lovely, restaurant’s food is good

Toilet was dirty and water sink was clocked, very light shower, floor was dusty and a lot of stains on the wall

I wanted a hut right on the beach next to a dive centre, and thats what I got. However this place really needs some substantial investment to bring it up to the standard it deserves. Daily power cuts, paper-thin walls, tired decor, mediocre restaurant that closes at 7pm, struggling aircon, and staff not exactly motivated. The 5 star PADI dive centre was very handy, and very well run. They were totally understanding when I had to cancel a 6am dive because I couldnt sleep all night due to a rave down the beach. It was so loud you could hear it in Bangkok. Like trying to go to sleep in the dance tent at Glastonbury! Luxury this wasn't, and I was happy to leave.

Lack of maintenance for years on this property a lot of renovations need to be done to fix buildings

Stayed for two nights, was a nice property and the pool was nice however not many sunbeds for the amount of guests!

The floor in the bungalow had cracks and splinters (guessing termites or something, because there where new small piles of sawdust on the floor all the time) wasn't that childproof for our toddler and I hurt my toe bleeding one time on a crack. And you could see dark patches in the sealing too! Could really need a renovation!
And we also got clothes ruined by the provided clothing rack on the terrace, left stains of colour that doesn't get to wash off!
(also a lot of animal poo on the terrace, guessing lizards, and a lot of mosquitos!!)
The pool area is not safe for children! Steep stairs and high edges without any safety barriers!
Requested a baby cot/bed but they where all in use, but the staff fixed one from another place for a small fee, much appreciated! 👍
The beach is nice and the bungalows has nice location, but the lobby is a fair walk up the hill if you want to get pool towels or need assistens.

Stayed for 3 nights, ideal location on the beach, our air conditioning didn't work on arrival but was fixed within 10 mins. The villa's could do with a little tlc but for the price I'd highly recommend this place.

Black mold everywhere in the rooms- and it smelled like mold. Holes in the floors in the bungalows. No water pressure in the shower or sink in the bathroom

The hotel is in terrible condition. The door to our room had to be slammed in order to work. The bathroom was not as clean as could be and the shower didn’t drain properly. There was no division between toilet and shower, so the whole place gets wet when you showered.
Reception hours are limited and the guy that works up front is not friendly at all. The grounds could use upkeep and maintenance.
I would NOT recommend this place to anyone!

The property is located away from the main area of load music and lots of scooters every where. This resort is perfect for divers , amazing dive masters and crew , also good for a relaxing atmosphere with excellent breakfast included. If your looking for a party this is not here but you can walk to it. If you want to chill and enjoy all there is to do on Toa then I recommend this resort

I enjoyed the stay in the huts. The staff is very friendly and helpful. The resort is in a great location as well. Would definitely go back.

Positives: Very friendly staff. Good cleaning. Very few mosquitoes. The hotel is a bit from all the clubs, very positive, nice and quiet. Big plus, great water pressure in shower!
Negatives: No bedlamps, No refrigirator in room. The electric cord for the water boiler was to short for it's placement. No motorbike for rent at hotel. Safetybox in room not working or no clear instructions on how to work it. Very bad Wifi and internet connections most of the time.

This was our second time here. We stay in nov 2017. Nothing much has changed. The roof in the bathroom was fixed, no more holes and mushrooms growing out of it. This part of the beach is very clean, the water is crystal clear and lovely soft sand. Food in the restaurant is ok. Breakfast was good.

Nice resort, right on the beach , catering to scuba divers. Beach is very nice. Hotel facilities are OK, restaurant is OK.

We booked for beach front bungalow however the room were so dirty, stink, wifi super slow and super slow water. The staff happy to swap another room for us and gave us breakfast vouchers for sorry. Overall after changed to new room we were so comfortable and that was 100% cleaner.

Too much noise from 4.00am, near the bar and the street.

First the good: property is located right on the north end kf Sairee beach and is easily walkable to lots of restaurants, beach bars and dive shops.
Now the bad: literally everything else. Of all the issues though, the worst is the mattresses in each room. Out mattress was the hardest, most uncomfortable mattress I have ever “slept” on. I use the term sleep loosely, as I didn’t actually do much of that thanks to the discomfort. We stayed 12 nights and after the first night i was dreading the rest of our stay. I had to ask the front desk for extra blankets to pad the mattress so I could actually sleep. On top of that, there was a rooster (for some reason) kept behind our room which woke me up early each morning. And as if that wasn’t enough, the maids area was also located right outside their window, so we constantly heard their chatter starting at 7:45am every day. I asked to move to a different bungalow after the first day, and they tried to put us in a smaller bungalow, and call it an upgrade. We stayed in the one we originally had because we did not want to downsize. Lastly, if you are trying to use the wifi to do any work, don’t. It’s awful and loses connection constantly. You’re better off using a local SIM card and your phone as a hotspot. Overall I would not recommend this hotel until they make some serious upgrades. However, it did not ruin our trip as Koh Tao itself is an absolutely lovely place to spend some time, even if your accommodations are less than ideal.

Air conditioner was only barely effective in turbo mode. Room was older and I guess appropriate to rate I was charged. Bathroom was working but minimal. This place was 2 doors down from the dive shop I got lessons from so it was convenient.

Excellent beach front location and pleasant staff.

Hotel was fine.. it’s a bit old fashioned..Could so with some tlc. Shower was very bad. Felt like the economy rooms were better value than the cottages. But in saying that the rooms were cleaned everyday. Staff were friendly and the resort is nice and quite. Only a short walk away from the main area.

I have lived in Thailand for four years (originally from US) and travel a lot, this is one of the most helpful staffs I have found. And the rooms are very nice and very clean.

Moldy room drapes, strange bathroom, with strong urine smell and has a wooden bath tub that looks/feels very unsanitary. Had to report a broken phone and no wifi few times before something was done about it. The receptionist tried to scam us with the price for a taxi. We had done the same trip earlier for 100 baht p/p, my friend had to go back to the same place within 20 mins and the same receptionist gave her a quote of 150 baht p/p for the exact same trip. Very deceiving place in many ways. Stay away, they dont deserve your business. The taxi boat service and the massage lady are the only 2 positive things in the place.
2.5
Quiet side of Sairee beach with nice grounds, bungalows, and beach side restaurant. Many employess cleaning around grounds throughout day and property looked nice. Took Discovery dive and I was pleased with their dive shop and instructor. Overall enjoyable resort.

This place was quaint I loved that the rooms were individual little huts! The pool was really nice didn’t like that is closed at 8pm but they all Do over here. Breakfast buffet was middle of the line!! The beach right at hotel was good but they all let there sewage into the ocean right there! The staff was really friendly and helpful! We have booked for a whole week and look forward to it!

From star to finish nothing short of bliss, free shuttle bus to and from the ferry ,warm welcome at arrival and shown to are cosy little fisherman’s hut close to the pool area and seconds away from the beach. Nice clean hut with all we could need for are two week stay, free tea and coffee and water on hand and small fridge ,shower room clean and tidy. What make this place so special are the staff nothing too much for these guys always on hand and a real smile on their face. Was staying with friends who had a small child who they continually went out their way to look after. Food on site was always of a high quality. Bar area right on beach front was a great place to hang out to watch the sunset. Being at the far end of the beach means you get the best of both worlds quite at night but only two minute walk to the livelier beach bars and hub of the night life. Highly recommend for couples and family’s alike. We will be back for sure.

It seems that southern people do not need (or want) to work! The restaurant staff was terrible, no smile, not available...
I had a room with extremely noisy A/C, could hardly sleep and bed was terrible!
