Stayd there for a week and it was really nice, friendly, quiet and affordable in this expensive city.

Lovely big spacious clean room. The hotel is ideally located near the Haymarket train station, 2minute walk. Excellent transport into the city centre. There are lots of lovely restaurants near the hotel too. All the people were friendly and helpful. The breakfast was good in a nice airy room.

Great location, awesome host, Mrs Chen? made you feel at home! She was very helpful on where to go what to do. Good breakfast. Room was large but shower was small. Only issue was, it was advertised as taxes and fees included which wasn't the case after I checked out.

The decor of the rooms was very cute, in line with the local street architecture, adding to the experience of visiting a historic town.
I would have enjoyed more options for continental style/cold breakfast, but I appreciate they are catering for smaller number of people, therefore all breakfast was to order. Staff was friendly and attentive.

I absolutely loved the Grosvenor Gardens Hotel. The staff were amazingly helpful, and if we needed anything, they helped instantaneously. The breakfast was a traditional english breakfast, topped with different yoghurts cereals and fruits. The room itself was very cozy and very silent at night, though still fairly close to the center. If we were to return to Edinburgh, we would undoubtedly return to this amazing hotel.

We thoroughly enjoyed our 3 night stay at this quaint Georgian Style guest house. The neighborhood was very safe and quiet just 1 block from the Tram and bus lines. Our guest room with 2 queen beds had everything we needed and was close to tbe dining room. We all enjoyed the full English Breakfast served daily. Wifi worked ok !

This is a guesthouse, where the owners are very accommodating and pleasant. Fantastic location.

Small, family owned business, hotel has only about 9 rooms.
Overall it is a decent stay but a bit pricey so not so good value for money. It is an easy walks distance from the town centre but very close to buses, tram and train station. sort of quiet neighbourhood without any disturbances.
But the hotel itself gives off a vibe of "Fawlty towers" :) not everything is working all the time, ie wifi or heat, and when asked to fix it there are a number of excuses. And as a guest of just a few nights is kind of matters if it will be fixed in two days.
Breakfast is decent, scottish breakfast is the way to go here and it will keep you full more than half a day.
Room is ok, clean and with a few amenities such as kettle. Bathrooms are clean but small.
Was it an ok stay? Yes. Will I go for the same hotel next time? No.

This is registered as a guest house not a hotel. However we very much enjoyed our stay. Very close to buses and train station. Very clean and all facilities working. Excellent breakfast provided. Mrs Chan very nice ,friendly lady. Would reccomend to any one wanting a short stay in Edinburgh.

Pleasant well-meaning guest house hotel. Room had a great Edinburgh view onto wonderful imposing West end houses. Keys issued with clear instructions to keep outer door closed. Bed very comfortable. Bathroom clean and bright. Excellent electric shower with no idiosyncrasies! Given towels. Welcome water and cookies. Good TV. Very satisfactory
M&S food store and Haymarket station. Four minutes walk. I pre-booked local parking with an app. Do not turn up here not having pre-booked some Edinburgh parking!

This place is a pleasure to stay at. Conveniently located by the train station and a tram stop while remaining easily walkable to the city center. The service is excellent, and a delicious breakfast is included with the room price. Would stay again.

Mrs. Chung was wonderful! She helped us with everything, from parking to glasses of ice, to a to-go breakfast, and transportation, she was such a help. The room was beautiful and comfortable. We felt at home from the minute we arrived. Thank you thank you!

We had a lovely time here, Mrs Chan did everything to make us feel like home.
I had some issues with my card for payment and she was very understanding and patient.
The room was very cozy, clean and comfortable and felt like home away from home.
The breakfast was delicious and we had plenty of food to keep us going for the day.
She also accommodated our bags after check out as we had a late flight.
She is a smart lady and we had lovely conversations during breakfast.
The hotel is close to everything and we walked everywhere, nice food options around and half block away from public transport to airport. Just perfect!
I cannot recommend this lovely place highly enough. I would not stay anywhere else!

While this is called a "hotel" it is a guest house. The room was small and the property didn't have the amenities of a hotel. I was quite disappointed as it was quite expensive.

Mrs Chan was really helpful and friendly. My room was lovely and clean. I was leaving for an early flight and she offered to make me some sandwiches because I would miss breakfast. The airport bus was a 2 minute walk from the property and they are every 5 minutes. Got to see amazing Edinburgh the night before and had haggis, neeps and tatties, was lush :)

Can’t beat the convenience of the location. Property is clean and well maintained though very traditional and not modern. Still, there is wifi and UBS ports and electrical outlets are everywhere. Scottish Breakfast option is generous and Mrs. Chan and Davey were very accommodating. Would definitely return.

Quiet location within walking distance of the centres of both new and old towns. Clean safe environment close to transport links to hotel and into town or further afield, if required. Warm hospitality and great service from the hotel manager, Mrs. Chan, who never fails to deliver. Great breakfast and help on any matters.
