Avoid this place - we checked out as soon as we checked in. The hotel looks abandoned with dirt and rubbish around the pool, the pool doesn't look like it has been cleaned in years. Staff just sit around on their phones.
We booked the Deluxe Seaview Villa, again it hadn't been cleaned properly for years, very old and worn. The day bed was still dirty from the previous guests.
Nothing looks like the photos, the photos must still be from when it first opened years ago.
It's a huge shame because this place has so much potential, the views are incredible and it's a good location near secret beach and there are some great restaurants nearby.
The way we see it, the hotel has 2 choices - 1) seriously invest in deep cleaning and maintenance, or 2) drop prices to reflect the poor state of the hotel. This place isn't worth more than £30/€35/1300 bhat per night.

Room I could have had better cleanliness and standard in a hostel. Right next to the main road so noisy. Also you have to hand in your key to get in cleaned and I came back at 9:45pm and the resort was a ghost town so I had to seek advice from the local restaurant across the road.Simple customer service and experience could make this place so much better.

We had booked two Superior rooms, but until today we do not know what is supposed to be "Superior" about these rooms. The door was broken, the towels had questionable stains and the beds resembled a wooden bench. Springs came out of the bed and it was so uncomfortable that after the three nights an appointment with the chiropractor had to be made directly. The bathroom resembled a gas station, otherwise we could not explain the pungent smell of gasoline. In general, the whole facility smelled very strongly of gasoline. The room service only comes if one hands over the key at the reception, but none of the service personnel was able to inform us about it. The only positive thing is the pool that specially in the evenings offers a nice view to the sea and a beautiful sunset. The food at the pool was quite ok, but many times it took a long time, although there was not much going on.
But the highlight was during the check-out. We had to pay 250 Baht for a towel that had shower gel stains, although these would go out after washing. But the staff did not let us talk to them and so we actually had to pay. Conclusion: We will not come back! The price-performance ratio is not right at all!

When booking the room no one ever stated that the spa was going to be closed for the duration of our stay as described which was disappointing. The room was not as promised, we were situated right next to the main road where we endured the sound of roaring traffic until the early hours of the morning to then be woken at 6am to the same traffic. We think somebody was living above our room who were noisy all day and night! When we needed clean towels we were expected to drop off old ones at reception and pick up new ones, and if you didn’t drop your key off at reception you didn’t get any housekeeping. When we did go to drop our key at 8am there were no staff at all, therefore no clean towels. We needed clean towels as we had to use our towels on the floor as the shower drainage was extremely poor which meant the bedroom floor was wet and slippery as the shower was next to the bed. We had building works taking place right next to our room so if it wasn’t the noise of traffic it was builders banging about and shouting. Staff were mostly helpful especially with arranging transport and helping carry luggage. The pool was beautiful, food was good value, location on the island was ideal but it was a shame that a few things let it down overall. Overall I’d give it a solid 5/10.

Was offered paid upgrade to the villas with views or for the same price a hut with a jungle view. Hot water, fridge, little bottles of shampoo, conditioner, shower gel, clean towels, water (once on arrival). No housekeeping (once every 2 days). The balcony with jungle plus a bit of sea view would need a bit of care.Wifi passable (slow for streaming video via VPN). Great infinity pool (even if unavailable for a couple of hours as they were changing the roof of the nearby bar; the jacuzzi part is broken). Pool is pleasantly warm (warmest compared to 2 other hotels on the island) so you can enjoy the sunset or evening in the pool. Not much shade during the day though. Construction elsewhere in the resort as well. No service in the restaurant (August = off season). Top of the hill, so you do get great views of the sea. To get to beach you need to walk a bit; without your own wheels (or taxis) your food options are fairly limited (nearest restaurant offered only evening buffet).Uncomplicated check-in (asking for small deposit or passport).Overall, mixed feelings. Requested to move to quieter room - Second room was half the size and no windows next to a family with loud children. Towels had holes when unfolded from decorative swan poses on the bed.
Motorbike rental is necessary at this location.
Only one staff member spoke English.
Hotel had vacancy. A total of 10 other people//4 motorbikes weee observed during four day stay.

This was a fantastic find on Koh Phangan - really nice place, great staff and the room was fantastic. It was great to have such a nice private garden area as well - really one of the best pools too.
We actually stayed an extra night it was that good. Well done!

The hotel has many facilities including cafe and restaurant and bar with cheap cocktails. Staff are friendly and helpful, especially the lady at the Front desk. The room is clean and chic. Recommended but if the rooms close to the road are at reasonable price but you have to be quite a deep sleep kind of person because there will be the sounds from vehicles and passersby.

The resort had a wonderful infinity pool. Location was on a hill so beaches were a walk away. Quite far from local town. Two very good restaurants across the street. Staff was friendly and helpful.

Good stay but the rooms are badly situated. An odd bathtub that occupies an entire room and the traffic on the street is much closer than you might think. Service is great at reception, but nobody ever cleaned the room. I almost felt as if we could have stayed and nobody would have noticed! Great pool and amazing sunsets from the pool area. If the seaview bungalows were a realistic priced they would be perfect!!
