Excellent stay, proximity to De Montfort Hall was the reason for choosing the B & B, and was not disappointed for what we paid

Beds were uncomfortable and lumpy, pillows were extremely firm, rooms were freezing almost the entire time, and the heating was on sparingly, wouldn't recommend you stay here.

For the price I paid it was great. Large room, toilet and shower working and clean. Room was warm, bed was big and comfortable. TV worked and had remote. Could do with a table but for what it was £44 for a night, it was 5 mins walk to train station.

There were no glasses or mugs in the room. No kettle. Not even a table or a desk. The shared toilet reeked of urine.

Simple accommodation. A sink in room with shared bathroom. Very clean with new carpets. TV and WiFi good. About 6 minute walk to railway station. Very good value.

Check in was friendly and easy. As rooms go it was a double and a single bed with an ensuite which was ideal for my friend and I who were attending a live gig. It was comfortable enough and if another gig happens in Leicester then I would use Grafton House again as a room only option. We both agreed it was value for money at £51 split between us.

The property did provide limited car parking which was useful. Maybe next time though I should read the entry better as this isnt a Bed and Breakfast (B&B as stated clearly in the title). They no longer provide breakfasts which was slightly inconvenient especially as there was no kettle in the room.

Very basic 2 star but had everything you’d expect except breakfast.
Beds were comfortable, everything was clean, including the bathrooms which is rare in a shared bathroom place.
Recommended for the price you pay. Staff were lovely.

I know it was cheap but not even a plug socket next to the bed no hot drink facilities and very cold, not a nice smell throughout the building

I mean you get what you pay for. I stayed for a week with no complaints. Shared bathroom isn’t the best and the shower could use updating but the room was perfect! Big room with a massive bed what else do you need? Breakfast every morning and a bar area with selective drinks with reasonable prices.

Booked for 7 days. Advertised as pay at the property and brekfast included, but they proceded to take the money out of my account the second I booked. When we checked in the receptionists was very unwelcoming and informed us breakfast wasnt included in the room i booked. I was asked every day what my room number was even though I am the one who checked in,after the 3rd day i felt i was being harrassed every time i left and came back. Spraypaint on the room walls, lingering odor and the heating is on a timer for nights only so your basically left to freeze during the day. I guess you get what you pay for. Wouldn't recommend it.

This alleged B&B was not en-suite as advertised.One had to walk down a corrider to go to tolilet and shower. Bed was had as a brick. One wardrope in room dated 1950s. Only i had already paid. We would have left. No breakfast was available from guest. Mo parking as advertised.

I paid for a breakfast for Sunday morning and was told late Saturday night that there would be no Sunday breakfast either. The only food they had was 1 small pack of frozen bacon. I did get my £5 back though.
No tea making facilities in room but I was told tea and coffee are available downstairs and I can help myself to as many as I like, however, the 1st time I got anywhere near the room with the tea, kettle etc they reprimanded "Wooh, where do you think you're going, that's staff only." I had to ask them if they could make me a drink, yes they did make me one upon request but that is not the point.
Add to that a communal toilet with a non-functioning electric light and no natural light either. I had to use it with the door open, needless to say I used it for standing purposes only.
There was a licensed bar facility but that room was locked for the entirety of Saturday.
My recommendation is that you remove 'The Grafton House Hotel Bed & Breakfast' from your website options.

Adequate for single night stay. Straightforward check in - helpful with taxi numbers. Clean cotton sheets. No frills, no bedside light, no tea/coffee facilities in room, single glazing so nightlife clearly audible (though not for an extended period). Did not pay the additional fee for breakfast so cant comment on that.
