The staff are friendly. But not much amenities around the hotel. Bus was convinent. Only 2 stops away from kyoto station.
Do take note the laundromat machine do not have detergent and you have to bring your own.

Offered drinks on checkin. Close to bus stop so can get to Kyoto station for all the travels. Not many convenient stores nearby though. Would have to walk a bit to get some famichiki. Room was big though so that’s nice. If you’ve stayed at the APA hotels you know how cramped those places are. They’re good on a budget, but this place is also budget and clean and you get to set your own AC temp lol. The toilet is small though, gonna have to sit your whole butt on it.

Greag location: close to to Kyoto Station and other key tourists spots.the staff was very friendly.Though the location waa great, it is located just beside a building that smelled very bad.

Good location and stylish interior (especially lobby, corridor halls and other public areas). Daily free happy hour was also a nice bonus which we used once ourselves during our stay. Staff was helpful and hotel also provided loundry fasilities for a decent cost.

This quite well located hotel was on a bus route to the train station and major attractions Amazing breakfast and drinks happy hour

A little far from Kyoto station, 13-15 min walk. Closest convenience store and dining options are about a 7 min walk. Front desk always cheerful and greeting guests. They were also multilingual and very helpful during check-in process.
The daily breakfast buffet was average in taste, essentially the same menu every day. Happy hour is actually just 1 hour, but you can use it anytime between 4-9PM.
Sadly, there is a weird stinky smell just outside the hotel, which is emanating from one of the adjacent buildings. You can smell this only briefly for maybe a few seconds as you're walking in/out. The inside of the hotel smells completely normal and clean.
Unfortunately, my bathroom smelled faintly of urine even with the fan on the entire time. There was also no caulking between the shower wall and bathtub, so you could see visible black mold growing in between the gap. There was no mold odor however. The bathroom was otherwise very clean. The sink's water pressure was so strong it would splash out if you pushed the handle all the way up, so you have to be careful and lift it just a little bit.
My TV also would regularly glitch out when trying to watch Youtube through the TV app, but the normal TV function was fine.

Asked for a quiet room but the hotel didn't honor my request - they put me right by the elevators. The daily happy hour was fun.

Staff were very nice and some spoke English (helpful as we're tourists). Having cold drinks ready on the main floor after a day of exploring the city was awesome! Would highly recommend Il Verde.

Room was simple but had everything you need. The breakfast is great and the happy hour is even better! staff were lovely, located across the road from a shrine/park but you have to pay entry. There is an AMAZING Ramen place around the corner. 5-10 min walk from the train station

Nina helped me secure dinner reservations at a nearby restaurant. It was much appreciated.

The room was very small but comfortable for one person, and it was very clean, good sheets. There is a window which can be opened for fresh air. Breakfast is very basic. My room was on the 3rd floor and it smelled very much like flea repellant for animals, the smell was quite bad for me but luckily didn't go into the room too much. The air freshener they provide didn't really work to mask the smell unfortunately. The staff are amazing, efficient and friendly

We had a midnight emergency in that I was very allergic to something in the room at a nearby hotel. Finally caught on to it just before midnigght and booked this hotel last at 11:55pm. They were very accomodating and got us to bed in a very nice room within about 10 minutes if arrival. This looks like a great hotel, wish we had stayed for longer than 7 hours. Has an onsen (we didn't have time to use). The most interesting part is you leave your shoes in a locker at the enterence and the rest of the property is Tatami mats which are truly wonderful to walk on for tired 20k steps a day feet. A big thank you to this hotel for saving the night for us. Wish we could go back.

Good location, close to bus stop and subway station. However, the beds were stone hard, the receptionists could barely speak English and the breakfast was a big disappointment.

The hotel is in a fine area, and the staff are friendly. Until there is a problem. My travel friend and I both got scabies and the cleanliness in general was below bar. When I politely confronted the staff about this they denied there being any problem. I asked for a refund, but did not get one, or any understanding of the problem. I also wrote to expedia about getting scabies, without any satisfactory reply. I have never given a bad review of a hotel before, and have stayed at the APA chain previously, but was very disappointed by this experience, and cannot recommend the hotel. This affordable hotel costs a lot more when you factor in getting treated for scabies, which is not in itself very pricey, but takes time and is a huge nuisance.

Room was very tight and crammed for three beds; hard to try and relax in. The toilet leaked. We had to ask for extra pillows and blankets. Staff were very helpful though, and sorted things out for us as best as they could.

Stayed for 6 nights. The hotel is about 1100 steps away from Kyoto Station and less from Shichijo station according to my Fitbit. I consider it a borderline case for walkability. Walk the right path and you'll find 2 convenient stores and several vending machines on your way to the hotel from Kyoto Station, so resupplying after a long day out wasn't an issue.
The hotel itself is like a traditional business hotel with support for pets. There was a manga corner, a lounge, and 2 pay-to-use laundry machines.
Staff was helping and friendly but apparently a number of them were on training.
I stayed at one of the solo eco rooms, which means I didn't get any cleaning for the duration of the stay which was fine by me. Everything is pretty standard and as advertised including full amenity kits, a TV, a bathtub and an automated toilet, but there weren't any bathrobes.
The main gripe I have with my room is the cleanliness aspect. When I first inspected the room, there were apparently food crumbles on the table, random stains on the walls, and there was a brown stain on one of the bath towels. What's worse, when I switched on the heating, it smelled really bad and upon closer inspection, I found mold inside the AC. I don't know if it's just an eco room thing.
Considering the locale, the service, and amenities, I would've totally given it a 4/5 if not for the cleanliness of my room.

Clean and comfortable stay. What I liked most in this hotel is the friendliness of the staff. They even took our luggage up to our room while we were out exploring and waiting for the check in time. Free drinks and coffee at their restaurant. They have a happy hour with free alcoholic drinks. Awesome breakfast at a reasonable price. Will definitely stay at this hotel next time.

The staff was really kind and there was a free happy hour on the main level everyday for hotel guests. There were a few nearby restaurants that were all great and family run.
