Simti pentru un moment ca ai ajuns in Rai.
Privelistea iti taie respiratia, camerele mari si luminoase, curatenia este deasemenea un punct forte, piscina este cel mai mare plus al locatiei.
Se poate ajunge doar cu masina personala sau inchiriata asta daca ei nu organizeaza un transport de la aeroport.
Ma voi intoarce anul viitor fara doar si poate.
Este o oaza de relaxare incredibila.
Totul la superlativ.

Such a fantastic place in a secluded area with breathtaking view! The room was very comfortable and clean, with plenty of storage space. Comfortable beds and very good light blocking from windows which is great for good sleep :)
The only thing I can think of is that you should not be scared of heights if you go here, because the roads are very narrow and curvy ;)

Stunning view that includes everything. Mountains, trees and ocean view.
The place is maintained perfectly and Joseph and the others are absolutely lovely people.
Would recommend it for sure.
The shower flow was a little unstable.

Wonderful view and location, nice staff, breakfast served in the room.
Breakfast can be improved, with more alternatives like continental for example.
Suggest to find alternatives to give lunch boxes to guests, otherwise the car is needed to reach the closest village and buy food.

We were quite excited about the stay here due to the great reviews. And to be honest, it was fine but we did feel a bit out of place as we were quite literally the only people who did not speak Italian.
There is no doubt the view and the pool are fantastic, and Itri has some nice restaurants. But given how much we paid and the state of the rooms (furniture are dated and crocked) and hospitality I do not feel like it is matched. There is so much potential at this property that an update of the rooms, some flowers, lights and so on would really help.
Giving the option to pick breakfast would be really good as it is delivered to your room. So maybe giving a list which one can tick in would help them not give out food that people won't eat anyway. And also some savory items would be very appreciated.
Giuseppe who many people mention being very friendly didn't say anything to us besides hello and good morning but very happily chatted with the Italian-speaking arrivals and because our room was near the entry we noticed this very clearly.
Due to the remote location, it would be great if there were wine glasses, kettle/coffee machine and maybe some plates/cutlery so that one can at least prepare some simple meals in the room. This would be good if you are staying for more than 2-3 nights.
Breakfast is not great unless you are into sweet breakfasts. You were given juice, coffee, Nutella, a croissant, cookies, jam and cornflakes without milk/yogurt (?)
It was a new area/region for us to stay in and it was not our favorite in regards to the true Italian feeling you come to Italy for as a tourist. Itri is quite run down and over 50% of the houses that you look out on from the building are abandoned and unfinished. But to be fair, we are used to traveling in Tuscany and the north of Italy, so maybe it is not fair to compare.

I loved everything about the property, it was so comfy and relaxing. the pool is amazing with the view, super clean and not crowded at all! It was so quiet during all day that you can appreciate the sounds of nature. Every morning the owner would wake us up with an amazing breakfast in our room
the street leading to the property is very small and in the middle of nowhere, need to pay attention during the night

We liked everything. We could enjoy cheese with wine at the pool, swim and sunbatthe, and wait for sunset on the terrace in the evening.

The location is simply marvelous. Also inside the rooms are very well taken care of, very nice items of furniture and it gives you the idea of a comfy stay whenever you go. Despite the rain, we really enjoyed it there. Last but not least, the breakfast was absolutely rich for a B&B. They brought it to our room and it was fantastic. Can’t wait to go there in the summer to enjoy the swimming pool and the outdoors of the location.
Nothing to say. The manger is a very helpful and courteous person. He even gave us some hints on how to reach the place and where to dine.

Everything was perpect, especialy view and the pool. Host was very helpfull and nice. You definitely need a car to stay there, but location is amazing.

The drive is amazing if you are a good driver and you know how to drive mountains routes. The pool was amazing, the view astonishing. Friendly staff and a parking lot for free.
However the room has a nice view, it doesn't match the rest. Moreover the breakfast is really poor. Moreover they don't have a restaurant, so guests are forced to go to the nearest city which is minimal 15 minutes drive away in a dark mountain way. No English speaking staff.

We have a great and pleasant stay. Everything was really good. The whole place is fantastic. The building is very nice, also the common areas. The garden is superb, the grass was nice and weel-kept, there were loungers next to the swimming pool, different ambients and some places with tables and chairs also. The infinity swimming pool was amazing. Good design and superb views, you are seeing the nature landscape with all these green hills and the olive trees around you and the blue sea just in front of. The scenic view of the whole place is marvellous, specially from the garden and the swinimg pool.
The bedroom was very big with a nice decoration, big cupboards and place to put everything. The bed was comfy. Good The same for the bathroom, big, new and in a nice style. Good lighting. Good tolitetries also provided. The bedroom terrace was also really nice with a good view.
Everything in the room, building and gardens was extremelly clean and well-kept.
Nice and modern mini fridge in the room.
They are following all the special policies and cleaning protocols regarding Covid-19. It was the first travel we made after the lockdown and we felt very good and safe.
Parking place very close.
The breakfast was also fantastic, home made pastries and a little variety of other things like yoghurt, bread, biscuits, etc. and the posibility of enjoying in the terrace with the fantastic view made it just special.
Giuseppe, the owner was very kind and friendly. Since the beginning, even before we arrived, he was very helpful and send me a message with useful information regarding the stay, explaining how to arrive, a voucher with good information about the area and the villages of Itri, Gaeta, Sperlonga, Sabaudia, etc. He answered very quick to the messages and once there he gave us a lot of facilities and made our stay very pleasant. We felt very good.
All in all, a highly recomended place to enjoy with a beautiful surroundings and a dreamy swimming pool in a lovely garden.
