About this house rental
Rates thru the end of the year are for 2 guests on one side of the duplex, EXCEPT Wurstfest, Thanksgiving and Christmas. Rates for these events and holidays include 8 guests on one side only. If you need BOTH SIDES of the duplex for larger groups, just send your inquiry and I'll send quote ASAP.
YOU CAN STILL RENT BOTH SIDES for large groups. Just tell me you will need BOTH sides for 20 or less and I will RESEND THE INQUIRY with the corrected cost.
ALL SUMMER WEEKENDS are a 3-night rental, and always includes Thursday at 5pm to Sunday at noon, (a 3-night stay). You can obviously book more days before and/or additional days after, but your summer weekend reservation must include Thursday to Sunday during the summer season... May 1 to September 30
Memorial Weekend is THURS-MON for $4500 + tax and cleaning
Fourth of July is any 4-night for $4,500 + tax and cleaning
Labor Day Weekend is FRI-Mon for $3,500 + tax and cleaning
I have TWO riverfront duplexes listed on the VRBO web site. They are about 1 mile apart. There are TWO units (or sides) to each DUPLEX. Each side of the duplex is a mirror image of the other side. My other duplex is called the RioRatonDuplex and is listing #336714.
I consider all 2-night stays on the weekdays only, but will always make preference for 3-4 night weekdays stays. I will consider ONE-SIDE for 10 guests or less but only during weekdays. You must tell me you have less than 10 guests and would like the rate for 1-side only and you accept the fact that someone may be staying on the other side otherwise, all summer weeknight rates are based on parties of 20 or less using both sides of the duplex.
WEEKNIGHTS are two-night minimum and generally start on Sunday at 5pm if Sunday is available. If you only want 2-nights, please understand I will not approve Monday and Tuesday nights only and if you only want 2-nights it must start on Sunday night, so I would have Tuesday and Wednesday nights available to book another party. Thursday night is ususally reserved for weekend guests.
The popular tube chute is about 400 yards down river from the duplex. This part of the Guadalupe River is the prime tubing section of the river. New Braunfels silly beer restriction laws DO NOT APPLY anywhere on this area of the Guadalupe.
Although most of our guests float and/or tube the Guadalupe, Schlitterbahn is close by in New Braunfels and Fiesta Texas is a short drive to San Antonio as well as Natural Bridge Caverns, Wild Animal Park and the “Dirty Jobs” famous New Braunfels Snake Farm.
The Tanger Outlet Mall is 30 minutes away in San Marcos, there is Gruene Hall just down the road in Gruene, Texas as well as the monthly Gruene Market Days and Wimberly, Texas.
The accommodations for the ENTIRE duplex is as follows:
Two fully-equipped kitchens, 2 bedrooms with 1 queen bed each, 2 bedrooms with 1 queen bed and 1 queen sleeper/sofa each, 2 lofts have 1 queen bed and 1 queen futon each, 2 greatrooms have 1 queen sleeper/sofa and 1 queen futon each and 2 very nice bathrooms. In addition, there are 2 outdoor showers. One is enclosed and has hot and cold running water while the other is completely open with cold water rinse only.

This was our yearly vacation with family & friends, with a group of 20. The two duplex houses were exactly what we were looking for. With the drought right now, there is no grass at all on the property so don't let the pictures fool you.
Overall, we had a wonderful time.

The property was as advertised. It was very spacious and clean. 20 people can easily be accommodated and having 2 kitchens was a major bonus since we cooked all of our meals on site! Access to the river was easy. Yard was shaded to allow for a retreat from the sun. The cliff side view was beautiful and we even got to watch a heard of mountain goats descend the cliff one morning. Plenty of space for yard games, grilling, relaxing. The large porch was wonderful; lots of time was spent relaxing under the fans while enjoying the view & good company. We walked across the street to the bar two nights in a row for some good music and dancing. Would highly recommend this property to others!

This is our 2nd time staying here and the Place is neat and in good location. We did have to clean spider webs from the inside and outside of the house this time. Fire pit was rotted out and outside light bulb was out. Other than that the stay was great.

Had a great time at this property! Both sides were really spacious and had everything you could possible need. Bunch of chairs to enjoy the view of the river and watch the kids from front porch. The lake is only 20 mins away to go fishing cause there’s nothing in that side of the river lol. Overall great experience and really hope to be back soon!

We have our annual friends float trip and I chose the location to stay this year! I got compliments all weekend on how much they loved the place and location. There were 17 of us with plenty of room! Would definitely stay here again!

We used both sides of the condo giving us more space and great opportunity to “host” dinner on one side and “ host “ breakfast on the other side. Bedrooms and sleeping was excellent and location on river couldn’t be better. Parking for vehicles was also more than adequate

Great location, great place and space for everyone. We had 13 people 6 adults 7 children and plenty of room for everyone. You have WiFi and all kitchen utensils to make meals. Michael was very nice and answered promptly to my calls and texts. We will definitely be back.

We rented both duplexes for three nights The house was clean, and surprisingly very spacious. We had 20 family members fly in from all around the world and we were not crowded. Unfortunately it rained 95% of the time and couldn’t get much time in the water or roast s’mores, also, wood is not supplied. we did get one good day where we were able to float the river but with such a large crowd it was expensive to rent a tube and get picked up, ($20/person) if possible, bring your own tube and make arrangements for pick up and drop off. There is a bar/ live music right next door, that was closed the entire time because of the rain which was also a bummer. There is a store down the road where everything is priced heavily but helps if you don’t want to make a run to town. The carport underneath the house is where we spent most of our time due to the rain. We made plenty of memories playing cornhole and other games. We parked three cars underneath and still had plenty of space to hang out and mingle. With no rain, you can easily park 6 vehicles. Overall it was a great experience. The owner allowed us to check in early and responded in a timely manner.

We rented both sides over Mother’s Day weekend for 17 total people (8 adults and 9 children). The check-in process was easy, and the property owner was quick to answer all questions.
The property is situated on some small rapids that is walkable when the river is low, and the Chute is a short walk downstream.
The adults and the kids had a blast, and we look forward to staying there again!

Be forewarned that the pictures of the house do not accurately reflect the property. There is literally zero grass. It is all dirt and rocks. It rained pretty hard one morning and we were left with a mud pit for the remainder of our stay. However, this house was perfectly located on a section of the river that is easy to float to. We dropped in the water at Rocky Beach and it was about a 6 hour float to the house.

the house was amazing. Woke up one day with no water in the house, text owner, and water was fixed in a couple hours. Couldn't ask for better! View is awesome and the house lit up at night is a looker too. Can't wait til next year.

The house was beautiful great place on the river to just hang out a play in the water. or you can put in up river and float to the house If it’s busy time there is a Bar right next door but had good music. House was equipped with everything we needed.

We had a great experience on our weekend get away with the family! Ownership was very friendly and helpful and the place is perfect gatherings. It’s a great spot on the River you don’t even have to leave. We enjoyed our stay and look forward to going back sometime God willing.
