About this cottage rental
The Lower Coombe Royal estate is hidden away among acres of historic gardens on the edge of Kingsbridge, near Salcombe, in South Devon yet it is just 10 minutes walk from the thriving market town centre. The 200 year old Coach House is nestled up the valley, hidden away in its own private glade. It is on the edge of the apple orchard and the historic American Garden.
This cosy 3-bedroom stone cottage is the perfect family hideaway. We offer you peace and tranquillity as well as adventure in our 8 acres of beautiful gardens and woods, all within five minutes’ walk of the amenities of Kingsbridge and ten minutes' drive from beautiful sandy South Hams beaches. There is a play area and football pitch to keep the children entertained too.

The cottage has three bedrooms and two bathrooms, accommodating up to six people plus a cot. It's a topsy-turvy house - the bedrooms are downstairs and the open-plan living space is upstairs, from where the terrace is accessed.
Downstairs
The master bedroom is spacious and has a king size bed. The en suite bathroom has a roomy walk-in shower with a teak seat. The second bedroom has two single beds which can be zip and linked to make a Super King bed. The third bedroom has bunk beds and is full of toys and books for the children. The family bathroom has a bath and shower. Both bathrooms have under-floor heating, heated towel rails.
Upstairs
A sturdy Edwardian wooden staircase leads up to the bright, airy open-plan kitchen, dining and living area. The kitchen, dining and sitting rooms are conveniently combined and open-plan. The kitchen comes well-equipped - the cream cupboards contain plenty of crockery, glasses and cookware for family meals, as well as other useful gadgets like a food blender and a Nespresso Coffee machine. The living area has comfy sofa as well as a dining table and chairs. A stable door leads from the living room out onto a private terrace, surrounded by camellias and old apple trees, where you will find a large wooden patio table with reclining chairs, parasol and a barbecue. If you fancy a night in, there's a flat screen television with Free View channels and a DVD player. (A range of DVDs is available.) There is puzzles, games and toys which can be borrowed on request.

Three Canvas Safari Lodges- Orchard Lodge, Magnolia Lodge and Cedar Lodge each with their own wood fired hot tub.
All properties can be booked via Airbnb.
Lower Coombe Royal has been our home since 2017 when we moved with our 3 children from Beaconsfield.
We live on site and are usually around should you need help with anything, otherwise you will be left in peace to enjoy your time away from the hustle and bustle of the usual busy family life!
It is 10 minutes walk into Kingsbridge and its local amenities, supermarkets, restaurants, cafes etc.
Walking, car, buses.

We’ve just come back from this perfect hideaway. Everything that was needed was in close proximity of the property and the additional bonus onsite of children’s play area as well as the beautiful walk and the rope swings which the children loved! Julie and Paul were more than accommodating and great hosts! We’re in the process of rebooking!

The booking process was easy and the detailed information sent by Julie before we arrived was very helpful. The Coach House was well laid out and had everything we needed and is set in beautiful grounds. It is in a great location to explore the nearby coast. We will definitely return and recommend to friends.

The Coachhouse was very comfortable with great beds and bedding, nestled among a rural woodland as described and a very peaceful setting. Julie and Paul extremely helpful hosts, Paul went way beyond by towing the car from it's position after getting stuck between two edging logs, it was a cold Sunday morning! A lovely stay overall.

Lovely time, would stay again
We loved our stay in the coach house. The property was a lovely standard and modern but still charming. All the beds and bedding were comfy, and the showers too.
The house itself is in a unique little mini site which was great for our dog to explore, and beautiful for us to stroll through too. The garden patio was great for BBQs and evening drinks, but we did need to block the patio sides a bit so our dog would escape and take himself off chasing rabbits! Makeshift gates did the job, but might be useful to have something there as we’d love to stay again.
Also walking distance to Kingsbridge, easy parking, easy to find and close to lots of beaches and other beauty spots.
We hope to stay again in the future!

We had a lovely holiday in the Coach House. It was very well appointed, clean and the hosts, Julie and Paul, were welcoming and responsive. We found the living area of the house a little small for 6, but the bedrooms very spacious and the grounds delightful!

The Coach House
The Coach House has a great location in a private wooded estate on the edge of Kingsbridge (a 10 - 15 minute walk to the shops, cafes and estuary). The house is clean and well furnished and fitted out. We would recommend the Coach House as a great base for exploring Kingsbridge and surrounding south Devon.

Fantastic Weekend
The Coach House was a perfect retreat for a relaxing weekend. The property is lovely and set in the in the most beautiful grounds. We were so impressed with the house and standard of furnishings and equipment….we wanted for nothing. We’ll definitely return in the future.

Beautifully presented home from home
From the booking process through to leaving this property, our experience has been excellent. The property is beautifully presented and decorated, with everything you could possibly need for your stay provided. Items from furniture and linen through to kitchen appliances were of a high quality and the host even left us some freshly baked cookies for our arrival. We had a wonderful weekend based at the Coach House, which was set in beautiful and tranquil surroundings. We look forward to visiting again in the future.

Beautiful little cottage and property!
We stayed for 2 weeks and loved every second of it! The house was well stocked for the basics we would need, had toys and books for our kids to play with. The playground and soccer field on property were great! And the town area was gorgeous. Beautiful place to stay. Owners were so nice and even had a welcome treat waiting for us.

We stayed as a family group for the weekend whilst attending a wedding nearby. It made for a lovely base and great getting-ready abode with cosy underfloor heating in the bathroom and good mirrors! haha! Lots of room for all 6 of us to snuggle around Eurovision on the sofas afterwards, eating the scrumptious home made treats provided by our hosts.
Would love to return to see the beautiful gardens through the seasons!

Fabulous location and faultless accommodation.
This property was beautifully presented with every detail taken care of. It was extremely well equipped and had lots of extra touches that were much appreciated.

Perfect cottage, in wonderful gardens.
The Coach House is a lovely cottage, nestled in beautiful gardens. It was spotless, and provided a comfortable base from which to visit the many beautiful beaches and great coastal walks. The local pubs have good food and we particularly enjoyed our meal at the Oyster Shack. I will be recommending this excellent property to friends.

A wonderful few days spent in this beautiful and tastefully refurbished property. Set in glorious grounds and perfectly located to explore the local beaches and attractions. Everything and more provided by the very friendly and helpful hosts, including a welcome treat! Looking forward to returning as soon as possible, and will thoroughly recommend to friends - especially dog owners!

Fantastic cottage in idyllic surroundings
Wonderful short stay in this cosy cottage nestled in a beautiful private woodland gardens. The cottage is really well equipped and has everything we needed and more, especially in the kitchen. A home from home. A lot of thought has gone into what guests might need or find useful. There is so much outside space including a trampoline, football pitch and table tennis table. The woodland gardens are really special, like a national trust property with many different varieties of mature trees. The cottage is a perfect base to explore the surrounding countryside and fabulous South Devon Coast. Salcombe is only a short drive away and we spent a wonderful day walking the Coastal Path which really must be seen - such a beautiful and dramatic landscape. The cottage is under new ownership and the hosts were so friendly and helpful. Highly recommended.
