rooms was dirty fag nips on floor black bits on bed covers carpet stinking tiny room only 1 cup for a twin room. shared toilet was dirty horrible and dated. shared shower was horrible mould around shower dirty plasters in bin and shower was rubbish.

Staff were friendly, location convenient for town/sea front. Breakfast was ok.
Beds were old and really uncomfortable - springs poking through the mattress. Massively overpriced for what you get - hostel facilities for hotel prices!

The room wasn't ready until 5:15pm.
We were taken out of the back door of the hotel, across the road and into a shabby terraced house and into a downstairs room.
The bed was appalling, the room smelled of damp plaster, the furniture was shabby.
My wife said she would rather sleep in the car. We were refused a refund.
We went to a different hotel in another town.

The staff did their best to be helpful.
They accepted out booking and payment despite no rooms being available. The rooms they finally found for us were dirty, poorly maintained and without functioning facilities like a lamp, kettle or clean towels.

The breakfast was good in all respects and the staff were friendly and welcoming. The main part of the hotel was undergoing some work, but when that is completed it will be a pleasant place (I only saw the reception and dining rooms). The position, just one block from the promenade, is a good one for a seaside hotel.
The car park, down the road at another building, was almost impossible to get into with a car of any length. I managed to damage my tail light on a cycle rack projecting from a wall, while attempting to squeeze in. I was in the "budget" No 18, a Victorian terrace house. It was only a couple of doors from the main hotel, and took its "budget" status seriously. It was grubby, and the shared WCs and shower cubicles were uninviting. My minimally furnished room was clearly once a bathroom, as there were the stumps of two taps at the head of my bed. I wrapped them in a towel so as not to bang my head on them.

The shower was amazing. Nice to have tea and coffee in our room. Lots of them too. Breakfast had an array of all sorts. Cooked breakfast was enjoyed by my grandson.

The location is perfect with access to the beach and town centre within minutes of walking. Parking is a little sparse, but we were able to find a spot on the street. Breakfast was well cooked and plentiful. The main attraction of this hotel is the staff who are warm, friendly and helpful.
Please consider this a very small point, because our overall stay was excellent. It would be nice to have pastries at breakfast, especially for kids. But what was provided for breakfast was great.

Excellent breakfast.The staff is overall ok.I really like the room because it is perfect for single person and I like the fact that I have my own bathroom.Exactly how I wanted.The sheets and towels were clean.It is very good with budget place.
Curtains are little bit old but I did not mind that.

The staff were super friendly and welcoming
The room was really tiny for three people and boiling hot, with no control over the radiator. One of the beds was right up against it and so almost intolerable to sleep in. The kettle was filthy and greasy like someone had used it for soup or boiled sausages in it! The beds were clean but the mattress was awful, lumpy and uncomfortable. The carpet was disturbingly gritty under bare feet. Lastly, one of the shared bathrooms was unusable within hours. We all slept really badly and will certainly not be returning. I expect a budget room to be basic but not dreadful. For £120 a night, it was an utter disaster. Shame.
