Cool area in Venice. Cute old style hotel room with a bath tub. Breakfast included. Staff very nice. Bed was a bit hard but not terrible

Hotel is getting ready to go under a major remodel, but the staff was very helpful. Danilo was amazing!

Lovely hotel and perfectly located for centre of venice

Great place in the "heart" of Venice. Wonderfully kept up older building that made the stay amazing.

Wonderful location and friendly and helpful staff

Wonderful stay at this hotel. Front desk staff was top notch. Carlo was especially helpful in booking a front door step water taxi with a connecting land taxi to the port in Chiogga for our cruise.

Amazing experience! The hotel upgraded us to a room with a canal view - of which was amazing and we were very grateful.
Accommodating service at the front desk, exceptional customer service.
The breakfast was delicious with plenty of choice.
Perfect hotel for a young couple looking to stay close to San Marco.

The place is very well located, but deserves remodeling and maintenance. Floors are noisy and doors squeek…. Doesnt feel like a 4 star stay…

This was the most horrible experience I had with any hotel!
This hotel is not safe to even be open, it had mold in many places of the room, we tried to leave a google review but we were blocked due to the current pictures taken. They took us to the building across the check in area, windows was on an alley lots of noise no ac working, nobody answered the phone when we called to complaint.
Booked a canal view but they switched it to an alley room in a different building. This was my first time in Venice and I would not recommend anyone to go here!,

This is a wonderful hotel. Everyone that worked there were so friendly and the location was perfect!!!!!
The view we had was of the gondola boarding area and The Hard Rock Cafe. Super cool!
Ok.... there are a few "not so perfects".
1. The bed and pillows are both flat and hard.
2. The bathtub/shower is very small. At 5'4 and 120lbs, I struggled.
3. If you open the windows, look forward to Mosquitoes. That can't be avoided when you're on the water.
Overall, the pros are way more than the cons and I'd definitely stay there again!!!

On arrival, obviously disabled c/w aid we were refused admission as wasn’t aware we needed passport id, offered our drivers license yet refused! Was ushered from reception to sort id transfer from other hotel whilst being told we’d overpaid as had booked a room for 3 people not 2 but weren’t entitled to any refund. I advised stay was a one off for 1 night in Venice & we’d booked the last room available, so no choice. Eventually ID was sorted only to be told on return to desk driver licence would be accepted! The room was nice, beds comfortable, 2 windows but with views into dark alleys & air conditioning very noisy & hard to work out. Breakfast room cramped, not disabled friendly & food selection minimal. Loved Venice but was disheartened by the hotel arrival receptionist attitude & response.

Great location! Enjoyable views of the gondolier pool and their banter. Convenient to San Marco Plaza and other notable points. A short walk to the water taxi station. The rooms are comfortable and clean, though a bit dated. Staff is helpful and friendly.

This is a hotel that is rated as 4 star and it is far from it. The hotel is worn - it hasn't been updated in a very long time. The AC did not work very well, the walls and door frame are beat up, the furniture is old and mismatched, and the staff is aloof. The bathroom is small and my daughters' room had some mold in the shower, but at least they may have been updated in the last decade. The location is excellent and the breakfast was nice. Overall, this is absolutely not a 4 star hotel - it is a 1 star.

This is a lovely hotel right on the water where the Gondolas work and park for the night. It is steps from Hard Rock Cafe and St. Marks Square. The hotel is beautiful and clean and quite charming. This location is outstanding and perfect. The staff is great and you can watch the Gondolas all day from the balcony and have a brink. It's sectacular!

awesome location right next to San marco -- hotel is a little tired as are the staff --- not the most friendly -- but its a tough job with so many tourists coming and going daily ---but there was good value for the hotel price--

This hotel was perfect! The location was wonderful and a great place! Friendly staff and good breakfast!
2.5
Excellent hotel with very nice staff. We booked a room with a view to the canal which is highly recommendable as the canal right there is the “parking” spot for many gondolas.

This hotel unfortunately fell short of expectations. The building itself seemed quite dated and in need of some refurbishment. The air conditioning struggled to keep the room cool, which made for an uncomfortable sleep. Additionally, the shower's temperature control was erratic, alternating between hot and cold. While the staff were polite, these maintenance issues detracted from the overall experience. I would recommend exploring alternative accommodations.

Traditional hotel, in an excellent location, just off St Mark's square. You can arrive at the hotel by Gondola and depending on which side of the hotel you're in, you might have a view of the Gondolas! My room was upgraded, so I had a view of the Gondolas for the the majority of my stay. The staff were very helpful. They helped carry my luggage to my room and moved it for me when I moved to a different room. I was also able to leave my suitcase with reception on my last day, so that I could spend longer sightseeing in Venice, before leaving in the evening. There was a good choice at breakfast, although it did get quite busy! The hotel is quite a walk from Santa Lucia railway station, so another method of getting to the hotel is getting a vaporetto from the railway station, down the grand canal, to St Marks square. However, please do be aware that St Marks square can sometimes flood at high tide- this took me by surprise early in my stay and a change of footwear was needed!

My dorm room in college was larger than the room we booked. I definitely would not be back to this hotel. Quality of room, and access to room was very poor.

The staff was more than helpful. they have to deal with foreigners from all over the world all day long. I realized after our three night stay they have a hard job and they were always polite and helpful whenever I had a question.
Breakfast was a real bonus. The food was fresh. The staff was courteous. The coffee was delicious.
One thing in contrast to the US hotels that was noticeable was the cleaning staff freshened our room daily.

Old non-renovated rooms. Hot water issues, AC issues, broken hair dryer & glass door shower.

Loved that view of the Gondolas outside the hotel. It was beautiful. The staff was great at reception. So helpful.
The air conditioning situation could have been better. It was brutally hot the days we were there and the AC in the rooms was not adequate but we managed.

Overall a great location and close to lots of restaurants, shopping and steps from Doge's Palace. But the rooms are in need of repair, lots of damage to bathtub fixtures and little things throughout. Our biggest complaint was the bed was very hard and not comfortable at all. We were there for 2 nights and property was sold out.

The location was great, close to major attractions. The staff were great , nice breakfast was provided, the property is older and should be renovated but overall met all expectations and more.

Amazing value for the area and can’t beat the location!

To find a hotel at this location and at this price was not expected. Even though lobby and restaurant was a bit on the smaller side, as pretty common in Venice, the location is hard to beat.
Every time I go to Venice I experience new unexpected rules. As this hotels: You can sit on the balcony but not drink your coffee there?
No big deal and I guess it makes sense to the establishment, but it leaves one with questions? Especially scince orange juice seemed to be ok?
Still I highly recommend this hotel for anyone visiting Venice. You get a lot for your money.
