Lovely period hotel on the outskirts of Bedford. Good size bedroom and bathroom with all the amenities needed. Lovely bar area and the breakfast was fabulous. Would definitely stay again when in the area

It was a lovely stay,as usual.
Lovely clean double room, comfy bed & nice bathroom.
Only problem was that there were no carpets in the room-just Lino-cold on the feet.

Nice hotel, very clean and comfy. Perhaps needed a little tlc, for example the electrics in our room were not great.

The staff at this hotel go above and beyond, I have recently had an accident and they have been very helpful
In particular one one young man who carried my bags and the other who asked after my health

Stayed there after a local event. The hotel staff were friendly and helpful. The room was clean and comfortable though a bit dated and our room was missing a table. The room was huge, which was great but the small dated furniture made it look naked. Over all it was a very good experience so I would recommend. Ps. NOT a spa...

Things one should know: no elevator. You'll be hauling your bags up stairs...and upstairs... and then down to get to your room. On this visit we skipped the breakfast but we had it previously and it was wonderful. My brother-in-law booked an afternoon tea with us there last week. Maybe they were just too busy due to a wedding. They dropped the tea and goodies and never checked back. Our visit last week.... we had a clean room. This stay however: crumbs and a bobby pin on the floor and some remaining water in the kettle so it did not feel like a clean room. No air conditioning there either and one of the two windows was evidently broken because they put screws in the corners so that it could not be opened. It was a quiet place to sleep. The beds were not comfy but ok.

A large but also charming period property. Loved the grand staircase, stained glass window with heraldry, and stylish chandelier. Best thing? All the staff were so friendly and attentive.

We stayed at the Woodland Manor for one night. Upon our arrival, we were greeted with the friendliest team of receptionists. Our room had great facilities and more than comfortable for a one night stay. A fire door alarm went off within the middle of the night however once again the team in reception were superb and quick to resolve the issue. Great stay, would definitely recommend if staying in Clapham or the wider Bedford area.

Nice quiet hotel conveniently located

Staff were very friendly and helpful. The breakfast was good although it was an additional extra on an already overpriced hotel for the standard of the room. The hotel is in a lovely location but just tired and in need of general attention.

Signature Suite is a fantastic roomy upgrade. Gigantic room with tons of space. Clean, comfortable, and special. A real treat to stay here. Room did not have a desk, which was a shame. Otherwise plenty comfortable and excellent service. Wish we could have stayed longer.

Lovely big old house massive room and bathroom. Plumbing an issue as water takes a while to drain but just be aware.

Poor customer service, got back one night no car dpaces had to wait gor one to appear then the Thursday night you had a school prom, which took me over half an hour to get from the main rd to the rear car park where there was only one space, plus music on till 11pm then the staff banging about putting stuff away till after midnight, the least you could have done was inform guest about this event

Nice big room, staff didn’t really tell me anything other than how to get to my room

This property is fairly secluded away from a main road and on the edge of Clapham. It was quiet and the staff we're polite and helpful.

We have stayed at the woodland manor a few times now. The building itself is gorgeous, and has ample parking.
The issue we have is the beds and the bedding. Some of the beds (room 15 for example) need to be replaced urgently as they are simply broken.
The bedding itself is dreadful I am afraid, the pillows and duvet are clearly pokyesterr, so you just sweat all night and it’s impossible to sleep.
With a couple of new beds, and some new bedding in the rooms (like premier inn have for example) it would be an amazing place to stay. It’s such a shame.

Really lovely place to stay, full of character and my room was extremely cosy. Had a great nights sleep.

Unfortunately my room was downgraded from my booking without any consultation. I would not have booked a box room in that hotel. It was small stuffy and inadequate for me. I was dismissed at reception saying all rooms are the same size just the number of beds.
It’s very shabby without the chic. Do not recommend or will use again

The Woodland Manor Hotel is set in beautiful grounds. Staff at reception were friendly. Our room was clean and spacious with both Bath and Shower. Unfortunately, there was no full length mirror and the Hot water tap needed a note of caution. It ran very hot.
Apart from that we thoroughly enjoyed our stay. The bed was very comfortable.

A surprisingly lovely hotel, that I wasn’t expecting for the price of £60 (no breakfast).
I looked at the pictures and for some reason expected the hotel to be in a more work state but I am glad to say I was wrong. Yes you can tell it’s used but it was not shoddy and immaculately clean.
It did seem to be run on a skeleton staff, however this did not detract from the service. The member of staff that greeted me and waited on me during my meal was an absolute delight and there are many who could learn from his customer service skills. I can’t recall his name unfortunately but he was from Nepal, and he could not have been more pleasant or welcoming. He is an absolute asset the this hotel.
The room was cosy and had a bath and shower, which was lovely and hot. The bed was very comfortable and the window opened nicely for some fresh air. I didn’t spot any air con as the heating was from a radiator, that was easily temperature controllable.
The TV was large enough but could receive too many channels (I could access the menu to retune it but I wasn’t too fussed).
All in all a lovely stay and the chap they checked me out early the next day was just as friendly.

Was a little disapointed with their wifi service.

The phone in my room didn't work so I had to go to reception to order room service.
The food was very bad. The chicken burger, was overcooked and inedible. The 'fries' were more like frozen wedges and didn't taste goon. No condiments were provided on the tray.
The breakfast buffet was poor with very little choice but the menu part of breakfast was decent.
The room was too hot and the bedding far too thick for the season. The room was OK but a little 'tired' and old.

I have stayed here a number of times, so in general the hotel is not bad. However on this occasion I stayed in room 11 and the bed was like a slab of concrete. I will avoid staying again if I can. If I cannot I will refuse to stay in room 11.

My wife and I really like this hotel, but on this occasion we were disappointed with the room (No. 38).
The food in the restaurant is excellent, as is the level of service throughout.

The hotel was lovely and the staff were great. The only downside was that clearly it has become too expensive for them to heat the site properly. It was very cold.
