Definitely not a 4 star hotel, more like a 2 star - don't get fooled.
Only positive are the nice and friendly staff when they're actually interacting with you and the location - nice near a tube.

We were staying on the 4th Floor, the lift goes 2 floors up and then you walk the last 2. The room was lovely, but the TV did not work and the shower was just a dribble. For the location, the price was good and if the TV and shower worked it would have been 5 stars

We love this charmful slightly older buildings, they may not be all smooth metal and glass and may have shaky internet. But the staff was great, very friendly and helpful and the building itself a beautiful old lady.
Also - great communications, with subway and bus stops on the corner.

We have stayed at the hotel quite a few times over the past 25 years. Although we enjoyed our stay I would say that the hotel is a little tired and needs some attention to the decor in the rooms. As well the plumbing needs som work as the flow of water was lacking. The internet was also very slow even with a booster in our room. Having said that we will likely stay there again.

I felt that poor service from staff. The shower was poorly running. Staff was not real helpful that had to walk up large suitcase on four floor as the lift on stops on the second floor.

I got what I'd expect from a 'boutique' style hotel at roughly the same price as a travel lodge - a beautiful old building, a big comfy room (sofa, arm chair, balcony and beds), but it's clearly not got the level of investment required to look modern and spotless in a Victorian building.
I definitely didn't experience any of the horror stories some of the reviews talk about - the beds were soft, the bedding and towels clean, the air con worked, the lift worked, and there's a safe in the room if I were concerned for security (not that I was given any reason to be).
I think it might be a victim of overselling itself - the breakfast was a simple self serve buffet with only 1 hot option (hard boiled eggs), and describing it as 4-star boutique may counjour images of spas and gourmet food.
If you want a base to stay at with a lot more character than a chain hotel, for a similar price, in a good location you shouldn't go wrong.
If you want somewhere to spend your days in luxury you'll need to spend more, if you want spotlessness at the price you'll need a chain with rooms designed to be maintained with minimal work.

While they have updated some rooms, the room we were given was dank & smelly. The staff had a very laissez faire approach to customer service.

Looks nice from the outside, however, very dated inside. Definitely not a boutique hotel as described. Bathing facilities rubbish. The water pressure was awful and the bath/shower were very old as was the whole bathroom. The staff were hoovering the next room at 7.45am, not the most pleasant stay.
The bed was comfy but there was a previous guests flip flop sticking out from under it. Could be a really nice hotel if they modernise it, sort out the bathrooms and fix the 100 year old lift that only goes to the 2nd floor.

There was a weird smell travelled back on my clothes, like a strange damp smell. The property could do with a refurb. The locks on the doors are so tricky too, spent a bit each day before I left making sure it was actually locked. The staff are amazing though, very nice and the location to the tube is very handy. The bed linen was clean and had a good nights sleep.

Hotel was genuinely really nice. Read other reviews and i thought I would be walking into a bomb site. Reception was very nicely decorated and clean. Yes it shows its age but thats what come with an old building. Arrived 15 minutes before our check in time and told the room wasn't ready as I expected so, walked 30 seconds around the corner had a drink and came back 30 minutes later got the key and went to the room. amazing spacious room, with nice high ceilings and views out across the area from the balcony. Bed was made and clean along with a clean and stocked bathroom. Yes the wallpaper may be peeling in some areas if you look for it but its not like the room is falling apart. only booked for 1 night but would of happily stayed there for a few days. The room had a fridge and kettle with tea and coffee. Staff were polite and answered any questions we had. Couldn't have asked for more for the price.

Rooms are tired and nothing like the photos. One small bath towel and no bath mat for a double room. This wouldn’t have been a problem had our welcome actually been welcoming. Front of house staff rude and unhelpful and we couldn’t wait to leave the next morning, very glad only one night booked. Great location and with different staff things could have been better. Night doorman was the only member of staff that was polite and pleasant.

I’ve stayed here before and will again but this visit was only average. A nice room but up two flights of stairs and across an exterior walk way! Then the water pressure was very poor. This is a nice hotel. Great area. Convenient and nice staff but stay in a room on floor 2 and below !!

This is an excellent place to stay if you want a convenient location and plan to see London! This is not a Ritz. It's an economical choice for those wanting to be out and about, have convenient transportation, and have a place to sleep. This is my second stay at this hotel.

This is a very old hotel & the room had a bad small & the bed was very uncomfortable. I don’t know who gave the high rating which led to my stay, but I regret the money spent - very bad experience.

It is not a four star hotel, however for what we paid (£80,:travel lodges over £200), it was what we expected. We did not have high expectations given the reviews, but it wasn't as bad as we thought it would be.
The hotel, although tired had some me lovely period features, staff were very welcoming and the location was great. Budget price for a budget hotel, but should not be advertised as a four star and the website is not a true reflection of the hotel.

The hotel is quite tired and in need of an upgrade. Our bath was missing a plug and on asking at reception was told that these weren’t provided. After a mildly heated exchange, a maintenance man was sent to the room to fix a plug. Location close to the underground was good.

The Hotel is in an excellent location close to the tube station in a quiet neighbourhood with clean large well furnished rooms. On the downside the décor was a bit old fashioned & breakfast was continental only. The staff were pleasant & polite. We would certainly stay there again.

After reading the reviews we were a bit worried about staying. We were surprised to find that our room and bathroom were both clean and tidy. We cant believe that of all the rooms in the hotel we got the only good one!
Our only negative comments would be:
The stairs from 2nd to 4th floor are a nightmare for people our age!
The hotel as a whole could do with some TLC being administered.

Room was not ready when we arrived at 15, we had to change room twice because of faults. Everything is quite old and not taken care of. Not worth the money

1. Safe has still not been mended. Reported Tuesday evening.
2. Hotel staff don’t wear uniform or badges with their name and position.
3. Contrary to hotel’s own website no English breakfast option. Just a poor continental option with poor choice.
4. Furniture in both room and customer areas, such as the so-called restaurant, very badly torn or marked or both!
5. Room doesn’t contain a “What to do in event of emergency” notice - a breach of local legal regulations.
6. WiFi is pathetic with frequent disconnections and extremely slow speeds.
7. Curtains in room badly pot-marked.
8. Nothing but lies about Tuesday’s supposed restaurant. After seating another couple then me, a supposed manager informed me that they aren’t starting cooking until 8pm! So much for the 11am to 10pm restaurant.
9. Numerous marks/stains/burns and a big hole in carpet.
A supposed 4-star hotel? Easily the worst hotel I have ever stayed in. Yet this so-called dump of a hotel charges 4-star rates!!

Got there dead on 2pm check in time and was told to sit and wait.... some people were gradually given their rooms but we were told after waiting 30 minutes that our room wouldn't be ready for another hour. I explained we were going to a concert which actually started at 2pm, could we use a courtesy room or something to get changed in and drop our luggage off, after a further wait they let us into our room mid clean which worked for us.
The room itself had knobs missing off all cupboards and post off a headboard, floor tiles in bathroom broken and bath panel hanging off. Shower wasn't very powerful at all.
We luckily only used the room to sleep in after the concert. The beds were comfy, fluffy pillows and nice curtains.
Very old building could do with money spending on it. Meet customer's expectations and change the checkin time to 3pm if you won't be ready for 2pm and staff need to keep customers informed.
Convenient for Hyde Park.

The property is old and run down. We had a Deluxe room. However there was nothing deluxe about it. The bed was so hard it gave my wife a bad back. The old mixer tap never stopped leaking and to get a comfortable shower we had to turn the flow right down or get burnt.
The staff are brilliant.

The highlight was leaving. One of the worst hotels I have ever stayed in. The four star rating is entirely misleading.

Certainly not a 4 star hotel, very impressive from the outside but very tired and dated inside. Our bathroom had broken floor tiles and a broken rotten Bath panel. The location though is fab and I did not pay 4 star prices for the night’s stay

characterful, charming and vibrant, the decor is a pleasure with its Italianate murals in the villa and colourful furnishings. friendly and happy staff. breakfast is simple but effective. this 2nd time we went, we went to the Persian restaurant, Janan. the cooking was sublime.

Shockingly bad communication even with Expedia themselves- just ignored emails and phone calls not wanting to answer query. Father died 2 days before due to stay and chased for over a week to hopefully get a refund due to circumstances, then refused. This took more than 5 calls, numerous online chats with expedia to get a response 8 days later.

Hotel rooms were in need of refurbishment , smelt of damp, paint coming off walls because of damp, hole in bathroom door, toilet roll holder broken, stains on thread bare carpets. Bath bubbled most of the night to do with plumbing. Towels missing from bathroom. Big bedroom.

The property was not the cleanest. The bathroom needed a good clean.
The bed and sheets looked ok and we did manage to sleep but did not spend much other time there as the setting was not great.
The whole property needed updated.
Would not recommend.

Hotel looks great from outside, 2 minute walk to tube station. Quaint little shops around the corner & great coffee shop. Receptionist welcoming & friendly. Large room, very clean with good facilities. Unfortunately holes in curtains when drawn, threadbare carpet, bed mattress springs were broken & had to sleep sideways to avoid. Overall very dated, mishmash furniture & very much in need of some TLC around corridors & room

Dirty, no handwash, unfriendly staff, breakfast is terrible. Sign in was terrible as we were asked for ID like criminals. No water in the room. Broken door. I can go on and on. The money they charge is not worth it we had to move to another hotel as we was so disappointed

Not an area I normally stay in but I’ll make an effort now. Staff polite and helpful. Room a little tired but clean and had everything I needed. Area close by has great character. I’ll be back.

Very convenient to Bakerloo line, room was basic but clean, staff friendly, the room could do with a bit of updating but absolutely fine as a place to stay the night whilst we went to a show at Wembley. Couldn’t get any hot water for the shower in the morning
