Room smelt musty.
There was construction work outside my room which started early, had i been aware of this I would have stayed elsewhere.

Great location but very expensive. The room was nice, but not well lit. We had a double and a twin but would have preferred king. Breakfast included was very good.

Too expensive for what it was. Very ordinary jotel and staff but one that charges luxury prices. We had to ask 3x to get our room serviced one day. Not terrible but you can do better just a few blocks further from the train Stn.

Check in is strict, no help providing an earlier room. Our room smelled awful. hotel location was great & convenient to everything.

This hotel was amazing. The staff was top notch! We stayed there for three nights. The morning after our first night, we were awakened at 8:00 by the sound of construction next door. Will at the front desk was able to move us to a quieter room for the rest of our stay. The location was close to the Royal Mile and so convenient to everything. And the breakfasts were delicious with a lot of variety. We felt ready to tour Edinburgh!

First night our room had no air conditioning and could not switch rooms as they were booked. Suffered in HOT room and got very little sleep.

Easy check in. Overall clean. No public toilets and had to use a separate room with lots of skid marks and awful smell. Lots of noise in our room from the street and the couple next door between midnight and 7am.

Lovely room and wonderful breakfast but disappointed with the restaurant in the evening. Last year the food was amazing but this year no where near as good

Being in Edinburgh for the first time it was so convenient for walking, exploring and scenery. The staff were so pleasant and helpful. Even staff walking around would be so quick to ask if we needed anything. We were there for 3 days and left on a tour for 5. Returning again and they let us store our luggage.

Check in excellent. Room not too bad although being at the rear of hotel our room looked directly onto multi story building site and they started work very early. One one chin in room which was poor for a top end room. Bar and lounge could be more comfortable. Overall. Hotel was ok but very very very expensive.

King room was of adequate size and the bed was good. 2 towers of rooms separated by a breezeway. Extensive Breakfast was good. Adjacent construction was noisy although some rooms were not affected. Location near the train station can be helpful. There is a short walk to the Royal Mile which was packed with people. Front desk staff was very helpful

Friendly and helpful staff! Beautiful room. VERY short walk from train station. Very close to Royal Mile, tour buses, and dining places. Excellent breakfast provided in morning. Would highly recommend staying at this hotel, especially if it is your first visit to Edinburgh.

The location in old town and next to Edinburgh Waverly was great. However, there is construction directly adjacent to the hotel with signs saying PPE needed. The close/alley to the hotel was litteres. The rooms were clean but dated. Our phone in the room did not work.

Extensive building work was being carried out which upset the running of the hotel. We were only there for 2 nights and when we arrived earlier to leave bags before check-in time we wanted to have coffees etc. Staff were polite but toilets we're all unavailable downstairs. We had to go to a room on the 5th floor to use the toilet. After we checked in the room was ok but a bit shabby for the price. It smelt of dampness in the bathroom. There was no light near the wardrobe so difficut to see into. The room temp was set and the air conditioning was not working making it uncomfortably warm overnight. We could also hear workmen's tools. We tried a couple of times to have dinner and bar meals but there was a problem with gas and most of what we chose was unavailable. It was a shame. I must say though the breakfasts in the hotel were excellent and well worth the cost. All of the staff were very good and very helpful but a warning about the building work may have helped. At almost £1000 for two nights it was disappointing.

Our least favorite of places we stayed in Scotland. The room was fine, but absence of places for luggage and belongings was typical. Only one chair. Of all the very charming exteriors of hotels in Edinburgh, this hotel couldn’t compete. But very comfortable and gracious service.

Very near the Royal Mile, Edinburgh Castle, and other attractions, with easy access to the hop-on hop-off buses. Restaurant was pretty good, and staff were friendly and helpful. Construction going on behind the hotel was unsightly, but noise was not a problem.

This was a nicely renovated room in the bustling old town. You walk out the back door and you’re on the royal mile. The room was nice, but had a mildew smell. There was some construction which impacted the view but it wasn’t noisy during sleeping hours. And we even napped during the day. Some parts of the property are showing their age but this is a historic city!

We are so glad we got a room facing the train station and with a view of the palace. There is major construction happening in the back of this hotel.

While the hotel wasn’t fancy it was updated and spotless. I wouldn’t bother with the breakfast. You can find lots of tasty options nearby for the same price. That being said if you do go for the breakfast buffet the staff were friendly and efficient. As were the front desk staff.
