Kind of ok. We never intended to spend much time in the room and the decor didn't invite us to change our minds.

The room was freezing unless you put the radiator on, which was then too warm to sleep with and had a very bright light on it. Single glazed windows with construction right outside that started at 8am on the dot. Stained carpet and ripped duvet. Also no phone in the room to call reception.
However the shower was big and modern/powerful, the bed was also big and very comfy and the breakfast was tasty. Staff are nice and helpful. Free WiFi.
Definitely a 3 star hotel.

Good location. Service friendly and efficient. Breakfast very good. Quirky fixtures and fittings were interesting, although some of them looked a bit tired.

The hotel was way overpriced the people were very nice. Nice breakfast that was included., but the place is very old with used furniture and my window in the room was broken with the note that maintenance will fix it.in the morning 3 day nothing. I would never stay there again the picture on the web were false.

This is a good hotel for a reasonable price - less than 20 minutes walk form the edges of the old town and attractions.
Breakfast included becomes really valuable when prices in town are extortionate - nothing is LUX standard - but it's clean, everything works, including a strong hot shower) and the staff are nice.

Most Hotels in Edinburgh in my opinion are overpriced & this one is at the top of the league for it.
£235 for a tiny outdated room beggars belief. On arrival there was no towels in our room after highlighting this we were told they would be put in "straightaway" after coming back from our night out soaked to the skin there were still no towels in room, down to reception again and we were handed damp towels ! Gave them back and told to wait "4 mins" for dry ones ? Again the towels were still damp !
Bed was so uncomfortable the base should be skipped.
Breakfast, ordered a full cooked breakfast, cooked being the operative word here, every item was practically raw, disgusting even putting this on a plate!
Hotel seemed to be run by amatures on all levels.
Overpriced, run down & very poor standards throughout.
Will never set foot in it again.
Avoid at all costs.

It's pretty much the worst experience! Small room with very small TV and has no channels or any smart apps! No closet, we spent the whole week diving into our luggage in a very tight room. heating was not working needed to request a heater. No fridge no microwave. it says 24 room service that was a jock for sure, they never answered until we issued a complaint to expedia. mattress of the twin bed was with back pocking springs. Breakfast is the worst without any doubts.
they only reason we had to stay is that they refused to refund us and the upgrade the room for us without much difference and because the location was good in the old town.

This property is very close to the Haymarket train depot. Its on a quiet street. It's a boutique type experience that includes breakfast. The staff are very accomodating. The bathrooms are tight with very limited shelf space. The showers are also quite small.

I was disappointed in this hotel. For the single room rate, the assigned room was nothing like the website pictures. Dirty carpet, back of the building. The location was convenient and the staff friendly, but I wouldn't stay there again.

Overall the property provides all the basic amenities, elevator, late check-in, spacious bedrooms. Se liked the cooked to order breakfast which was included. Nice staff, very kind. Great to have a parking lot on site and we were able to walk to all downtown attractions. We did notice the furniture and carpets a bit worn out. Older property and no A/C, but overall comfortable.

Bad news first: shower didn’t work first day, staff said it was undergoing annual maintenance, surely you do this off peak? After that it was fine.
Breakfast room can get filled up very quickly so some people had to wait in hallway for others to finish.
Young receptionist said city Centre was 10/15 minutes walk, more like 35/40 but excellent bus service almost outside door and flat rate of £2 for any trip is good value.
Staff very friendly, room basic but good value as was car parking charge so all in all a pleasant experience

My observations are that property has inexperienced hospitality staff who are struggling with low level investment from owners.
With targeted upskilling and training of staff ,improved building maintenance procedures the property could easily be returned to the levels required to charge the rates they do.

The room smelled of mildew, the carpet was dirty, the toilet didn’t always flush well, and twice we had no hot water for our showers. I’m shocked that Expedia recommended this place, and I’m pondering leaving Expedia I was so upset.

The staff were very helpful and polite and everything we asked for was done immediately. The breakfast was good. Downsides noise from street at night. Uncomfortable bed and only enough hot water for one of us in the mornings. It was overpriced but then everything is in Edinburgh.

I checked into this hotel and after seeing some reviews decided to give it a thorough inspection. Under the bed was full of dust, garbage (food wrappers) and a pair of sunglasses which means they do not clean the rooms thoroughly. The duvet poking out through the duvet cover was yellow and stained. The actual pillow was stained, and then I noticed a blood stain on the second pillow!
After complaining to the hotel attendant Ravi he promised me a refund but the hotel has negged on this and refused. They're instead trying to put the blame on me for refusing to see another room (after blood on a pillow why would I?) and saying Ravi is unauthorized to promise anything (how is that my fault).
Horrible hotel. Horrible customer service. Do not stay here.

The hotel offers just the basic conveniences. Room was small, overpriced and a bit musty. It needed some paint!! Far too much street noise. This entire hotel needs to be refurbished. Staff is super friendly, service-oriented, excellent quality. Breakfast tasty with efficient service (fine job). Your people are doing a fine job given what they have to work with. Raise their wages and give this old hotel a face lift.

This was the worst hotel we’ve been to in a long time. The hotel looked unclean, smelled musty and in need of serious renovation. The carpets were torn and mouldy, the woodwork and walls were in sore need of repainting. The mattress had gone and you could feel the wood of the frame. Overall, our night stay was very poor value. Never again!

It’s an older building but nothing is wrong honestly. Just the shower had an odd folding door that made it a bit awkward to enter or exit.

Great location, walkable to
Old town. Parking scarce, paid parking in the back was available. Room was quiet and clean. Could use some tlc in bathroom painting. One bedroom lamp was broken and no hallway light to our farthest corner room. Otherwise a great home base stay and pretty decent pricing for what we got :) Would stay again.

The hotel was fine on face value, had an 8/10 score, central and not too pricey - so we booked it.
We had a big room on the ground floor - the ceiling to which might as well have been paper. An ant walking in the room above would sound like an elephant.
We put up with this for 3 nights for the odd trip to the toilet from those above.
On night 4 the tribe of travellers in the room above decided to pack at 1:30am until 2:30am. Then, got up at 7am.
I made two complaints, was told the general manager would call me, that’s now been three days without a peep.
On the last day the staff were struggling. The front of house was forced to cook, didn’t wash her hands. Then in the open door to the kitchen the pot wash was drying plates with a bathroom towel whilst one of the staff “cleaned” the tables down with a dirty rag of a tea towel.
Very poor management, poor commitment and lack of responsibility in following up on reported issues.
Really tainted what was otherwise a great break.

The hotel itself was a nice old looking place from the outside, the room did as a base, it had a shower, a bed and drink making facilities to us the room is not the main thing about the time away as time is spent out exploring what Edinburgh has to offer, the bed was so soft that to us it was uncomfortable but that’s just preference I think in the hotel trade you will never meet everyone’s expectations with the bed. The car park is behind the building underground, and it does cost an extra £18 a night which was not stated upon booking, which was really the only thing that let it down. We didn’t eat at the hotel as we would get up and take a stroll to either the centre or old town and grab some food. All the staff we came across were super friendly, on the first full day we met the cleaner as we came back to the room to change, we chose not to have our room serviced at that point but was asked if we needed anything, on the second day we were out and we got fresh towels so can’t fault it, all the reception staff we seen each day were pleasant, was always greeted with a smile and a hello!

A lovely hotel in a vibrant part of the Edinburgh . The bed was exceptionally comfortable and the room very cosy. Breakfast was plentiful and delicious . The outstanding feature of this hotel was the welcoming , helpful and very friendly staff.. everyone we were in contact with was outstanding…. thank you Brooks hotel 😊

Brooks hotel is in a good location and the staff are helpful and friendly.
We had a family room and although the main bed was comfortable, the kids beds which folded out of chairs, were not.
The breakfast was fine.
I really liked the lounge and the pool table.

Friendly, helpful and accommodating staff, but the hotel is in desperate need of some TLC, and the cleanliness in the non obvious places is non existent. Mattresses need changing and kids bed is a uncomfortable. It's a shame as it is a lovely property, just needs a bit of investment.

How this is rated as a VIP property I am not sure. The place was very run down, the room small and not well designed, ie couldn’t get the suitcase to open part of the room without lifting it over the bed. Parking was a nightmare to get in and out of. Breakfast was good but sleeping impossible without earplugs since the floors creek and you can hear everything through the walls. The price was very cheap but so were nicer places in the area. Oh and the elevator didn’t work. I illiminated other choices due to no elevator.staff were wonderful, helped carry bags up and downstairs and location great for sightseeing
