Room was very clean and nicely appointed. Great location. Big bed was super comfy. Staff were friendly and helpful. The other on site amenities like bar and dining/concert facilities are all very nice. Would happily stay there again and recommend it to others.

To be completely honest, this should be called Motel Abacus not Hotel. The design was great and led me to believe it would be a boutique-like hotel. It is not.
And please get a coffee pot in the rooms.

Convenient to downtown shops, bars, and restaurants.
Enjoyed the boho decor throughout the hotel, the coffee shop and coffee was great, everyone was very attentive and pleasant to deal with.
The room was inviting and was wonderful for backdrops in pictures.
Would definitely stay here again.

We had a great experience and were extremely reluctant to book based on the recent reviews but this hotel met our expectations. Check-in was smooth, great coffee shop on the property and the room was clean. Super convenient access to campus and downtown. Friendly staff, no issues and will stay again.

I've stayed at the Abacus (and previously the Graduate) a few times, and this time was really disappointing. The room I got was very must and had a distinct odor. On my first morning the maid service just opened the door and tried tro come in without even knocking while I was sleeping. On my last morning the maid service again just opened the door at 9am. I told them I was sleeping and would be out by 11 (checkout time). At 10am, AGAIN the door opened with the maid eager to clean the room. All three times the door was opened without knocking.

The staff was very nice, but no one came to clean the room or offer any type of additional service really. The room was very outdated and we had issues with our door staying shut. We came back from dinner and our door was wide-opened & the rest of the night it wasn't staying shut.

It’s alright. Glad to find it on a game weekend, but basically $1000 plus per night for a lipstick renovated motel. Pluses were safe and only two block walk from the downtown restaurant and bar scene. It’s fine, I’d do it again if only option to be close to everything, but point is that it’s not four star, it’s a solid three

I booked this room so I could stay in town before the athhalf, and it was everything I hoped for- very close, extremely comfy bed, allowed me to check out at noon. I did book through a third-party site, and that may be why this happened, but I wasn't aware that there was a $12 parking fee. Other than that extremely minor thing, it was perfect. I'd asked for a room on the top floor and away from the road, and they gave me exactly what I'd asked. I'd definitely stay again and recommend it to travelers

Check in was horrible. Sent us to a room that was not clean with unmade beds. Check in staff was confused and clueless. Blamed computer for issues. On site cafe service was terrible. Had to wait over an hour for a simple breakfast. AC unit had issues.

Bathroom and room floor had visible grime in it. We spilled some water and the towel we used to wipe it up came up filthy brown. Comfy beds, but AC very humid this time. Only beer and Diet Coke in lobby cooler this morning at 7 am. We love staying here, just had an off visit this time.

I stayed here when it was the graduate and never had a issue. Three months ago it was taken over by new owners, the lobby is now stocked with free copies of the Epoch Times newspaper something that was not on offer when the property was under prior ownership. The hotel is clearly under conservative ownership now, so you can kiss my future money goodbye

I didn’t realize this was a motel (exterior doors). The room was filthy! A disgusting film on the floor, and visibly had what looked like mouse droppings on the vanity and bathroom sink. The shower was dingy, with dirty grout. It makes you question every single surface! The fact that they market themselves as “upscale” is revolting!

The room was nice but, after the 3rd night we walked across the floor and it was filthy! No maid service unless you request it which we weren't told about at check in! We contacted the front desk and told them about the problems and they were friendly and understanding about the problems! They did send clean towels. We checked out a day early because my husband was so upset with the whole situation! Will not stay there again! Not worth the money!

As soon as I got there the person at the front desk was rude. Then I realized it was a converted motel. Overall it was like the saying “lipstick on a pig” like they tried to paint over a gross old motel. Wallpaper peeling, the bathroom was disgusting and the shower looked like it was left over from 1982 and the grout was all brown and I didn’t want to get in barefoot. I immediately wanted to book elsewhere but knew I wouldn’t get my deposit back.
Some outlets didn’t work, the finishes were just flimsy and cheap. Doors to the cupboard where the mini fridge was wouldn’t close and the mini fridge wasn’t cold and came all the way out every time you tried to open the door.
Overall I was frustrated that it had the quality of a cheap motel but at the price point of a nice hotel.

I love this property and the staff!! It does need some updates to the bathrooms as they are showing some wear but you can't beat being able to walk to downtown Athens and campus.

Hotel Abacus is a lovely hotel that stands out from the faceless chains of comparable quality. The rooms and entire property are delightfully decorated, giving the hotel a sense of place and personality. The cafe was convenient and the offerings were very fairly priced and generously proportioned. This is our new go-to when staying in Athens.

TV'S did not work in either room for our 2 days there. Contacted front desk on day one, but no never did get fixed. Fortunately we had a lot to do in Athens during the day - Go Dawgs!

I didn’t get any services and supplies during my stay in the hotel. I asked the hotel staff to have the rooms serviced and was promised, but still got no service.

We love the eclectic decor of the hotel. Staff was very friendly. Enjoyed breakfast in lobby with friends and rooms were clean. I couldn’t asked for a better experience.

Very nice staff. Great concept for the rooms. I couldn’t get past the horrible musty smell in the room. This place needs to be aired out and someone needs to clean the filters on these AC units.

Dirty underwear left in a drawer so staff isn’t really cleaning and reviewing room for next guest. The LVT floor was sticky and dirty. Wore socks the entire time and within an hour they were totally black on the bottom. No coat hangers in the room. Extreme wear on mattress so uncomfortable.

We had an enjoyable stay, walking distance to all downtown Athens has to offer. I wish the coffee shop was open a little later.

When this hotel was the Graduate we loved staying here. This hotel has gone downhill. The pillowcases were nasty…visible dirt, A/c was not working properly and the room did not stay cool, room did not feel or smell clean. No ice bucket in the room. The best thing about this place is the front desk staff who are so nice!

They are great with pets. My dog was very comfortable. We didn’t receive an upgrade but we had requested a first floor room and initially they said they couldn’t accommodate us but they found a room in the first floor as we were checking in.
