Easy check in, lovely clean room, fantastic shower. Beautiful building with character.
Perfect and not overpriced. 👌

Luke warm water in the shower. Drilling going on at 0830 in morning, on a Sunday. Why not wait until 1100 check out?

Staff kindly waited for me after horrendous delays at airport.
Booking again for next August and October

Lovely service the rooms were fine really comfy bed

It’s good value overall and I like the location. But the curtain did not cover the entire window so I ended up having to wedge one of the provided bed sheets on the corner of the window to make the room dark. Also there is no shower gel only hand soap. Slightly strange smell and the towel holders were hanging out of the wall.

Our stay was absolutely spectacular! Mike, the staff member who helped us, was incredibly helpful and the most accommodating host ever. As a young family, we were thrilled with Room 1 which was super spacious, with luxurious mattresses that were extremely comfortable. The hotel's location is perfect, being very central, near bus stops, and just a short walk from the beach, shops and places of interest like the Pavilion, etc. We loved every moment of our stay and will definitely be back!

No staff after 10 but good for guests

I had a pleasant stay at this hotel. The staff were really friendly and helpful. Thanks to Mike for showing us where to park and assisting with the parking permit. I would definitely stay here again.

Value for money wise, this property is great. Its clean enough as far as hotels go, check in was easy, and I have no complaints (other than minor amounts of dust and other bits, but that would be a nitpick).
Location is great position wise, but some of surrounding properties and hotels do make the area feel run down, but for the price, again, that can be overlooked.
I would recommend for anyone looking for an affordable place to stay 1 or 2 nights, you most likely wont spend much time in the room anyways!

Cheap well located hotel near the pier. Helpful friendly staff.

The location was great, staff very accomodating and helpful, nice room and quit at night.
2.0
Possibly the worst place I’ve ever stayed in, to the point I only stayed one night.
The room was in the basement, the windows would not close, view from the window was awful.
The tiles in the bathroom were dirty, water in the gap in the floor covering, shower leaked from the hose
All the furniture dirty, chair stained beds looked like portable beds, linen clean.
Was woken early with children shouting and running around.
More poor guest house than hotel
Was offered another room but tbh I didn’t want to stay

Really friendly and helpful at reception

There was no onsite dining, no parking, the tv didn’t work, the balcony was out of bounds (due to safety issues), there were bed bugs in the mattress and the room hadn’t had any updates since the 1980’s by the look of it. The only positive was how close it was to the seafront

Great customer service

A very friendly and welcoming place. Very relaxed and in an ideal location for Pride! We will be booking here next year!

Perfect b&b for a couple of night stay in the city, literally minutes walk from the pier, cafes and local bars. Fantastic view of the sea too

A conveniently positioned hotel for access to the lively Kemp Town area, seafront, pier and buses. Friendly staff.

The property and people were great.
1.0
The location was great but the hotel is more a hostel than a hotel. The bed was comfortable and the room was clean but the Wifi didnt work properly, the window blew in the wind and make a knocking sound. I managed to fix it so we could sleep. There were tea and coffee but no milk in the room. The TV did not work it only had 2 channels. There was no lock on the bathroom and it was a slide door that didnt close properly. The staff were friendly and welcoming. But you're mainly paying for the location here. Its right on the seafront 2 mintutes from the pier. It needs a lot of work as it is very out dated. Overall if youre not worried about all the mods cons of modern hotels and only want somewhere to lay your head its perfect. No frills. But if youre expecting a nice, modern hotel experience this isnt for you.

Old and tired property, basic room. Room was not serviced. Good location for seafront and shops.

Good area. Nice room. Quiet at night. Nowhere to hang towels in bathroom.

The room was basic and outdated with miss match everything and stains on the pillows themselves. They were banging on the door when my disabled friend was 10 minutes late on leaving and for the area I suggest an upgrade in decoration and customer service.

Everything you need is provided by the hotel.

A hotel with character. Good staff.

Great location and friendly staff. Unfortunately the signal on the television was very poor so we were unable to watch it (it was late by the time we noticed so we didn't inform reception). Also the room is not very soundproof so we could hear every sound and conversation outside of our room. However, the room is in a brilliant location and close to the seafront, the room was clean and comfortable, and check-in and out was an easy process.

We arrived and did not stay, we moved hotels, as all the location was great, the room was not suitable for 4 people, it was dirty with poor bathroo facilities

On arrival the entrance to reception was littered with tool boxes and work related items i walk on crutches and they could clearly see it but no offer of help was made to get our things to our room 1 and half staircases to get to our , the room was small the bed was a cheap metal framed bed , the bathroom was extremely small everything looked like it needed cleaning the toilet was jammed into a spot between the bath and the parting wall i could not sit on the toilet as there was insufficient room , my partner who is only 5ft 4 and size 10 had just enough room to use the toilet there was no plug for the bath and the over head shower was controlled by a bath/shower mixer but the lever to switch between bath and shower was missing i had to hold the bit of wire that was poking up so my partner could shower , unfortunately all she managed to do was wash her hair because the water was hot enough to make tea and coffee but the heat control didn't change the water temperature we tried it on 0 degrees and it was still scolding hot i couldn't shower everything in the room was outdated and in need of replacement the tv in the room was about the size of a ipad that only had 4 channels to watch one started at 7pm 2nd at 9pm , the laminate flooring was peeling up the window was near impossible to close properly, the was constant banging and drilling until 9pm. The hotel needs shutting and completely renovating, the stair carpets looked like they was 30 -40 years old .
