DONT BOOK HERE! Pictures are a total lie. This place is a dump, unsafe in terrible conditions. Rooms are a joke, upon arrival and after going down to the basement to our assigned room we got to a room where we barely fit, the walls had water stained, the shower had mold everywhere, the toilet water had a rim of who knows what color, pinkish. The window was not a window but just a curtain. It looked like they painted themselves because you could see the marks of the brush all over. The front desk guy offered a new room, in newer conditions and it had the same issues except that it was on the top floor without a lift/elevator, we tried another one that you had to go out, it was was in an alley full of trash bags and things. We grabbed our belongings and ran away from this s.. hole. I believe their policy is to send an email after you book indicating they are under “remodeling” and hope it’s ok. When we got to the reception there was a sofa covered with a sheet, yes a sheet and I thought must be because of the construction. When i inquired about the construction, the front desk person wasn't even aware of it and said that there isnt such a thing, so it’s a total LIE!! Immediately i contacted expedia (good thing I had bought a sim card) and they try to processed a cancelation on the spot, however their procedure was to call the property. Expedia called the front desk didn't pick up I saw him ignoring the call and then putting it on silent, the other number they provided was a fax

Repairs/construction under way. Lot's of noise. Lacks clean towels.
I asked for a taxi and the person at the counter told me that the night person would do it and that I would get my taxi at 5AM as I requested. The night person wasn't there and I had to walk to my destination.
The owner/manager that I met at my arrival was the only positive thing about this place.

Worst hotel I’ve ever stayed at. The hotel was under construction and should not be open. When I arrived at the hotel, the construction worker said no one that worked there was in the hotel. Some of the stairs to my room were unfinished ply wood. The door to my room had one splotchy coat of white paint on it and the room number was written in sharpie. The bed was made of lumber. The big large window in the room was open and would not close. No screen in the window and the manager said there was nothing that could be done. The door didn’t lock and a contractor had to come fix it. No garbage can, television, or phone in the room as mentioned in the room description. Very loud construction. The bathroom was the size of a closet. Toilet seat was purposely put on crooked so that both knees didn’t hit the sink when you used it. Outside the bathroom door was a kitchen cupboard handle and on the inside was a folded piece of sand paper screwed to the door. I woke up the first night to a spider crawling on the bed and then seen more outside my door the next day. One morning the door wouldn’t lock and the evening staff that was sleeping on the couch in the lobby when I went down said there was nothing he could do. I said it needed to be fixed by the time I got back as I didn’t want my belongings in an unlocked room to begin with and I said no housekeeping in my room that day. He did not listen. Staff don’t communicate with each other at all. Overpriced “hotel”. Not worth it at all.

This property was centrally located near many great dining options and the Earl’s Court tube station. The property was undergoing renovations during our stay and I imagine it’ll be a great upgrade to the building once completed. I would recommend this place to anyone visiting London. The proprietor was exceptionally welcoming and helpful as was the staff.

Put in a room that was clearly a basement garage, with no curtain. Wallpaper peeling off from the damp, everything damp. TV didn’t work. Unable to use.
Neither lock nor door was safe or sufficient.

We loved our stay. The location is amazing. Understand what you’re getting before you book. You are paying to stay in one of the most exclusive areas in London. For us, it was well worth it. The staff was great to us.

No cleaning for 4 days, only emtying the waste bin. No small towels only one big per person, no bathroom rug. Broken window handle. Broken toilet paper holder. Bed was good enough to sleep in but not comfortable. Two wall mounted lamps, only one working. Shower cabin unable to completely close doors because one only attached on top (resulting in a lot of water on floor). Water in shower impossible to get good temperature - either ice cold or scolding hot. No breakfast even though announced on web there was. Corridor lightning not working properly, some stairs had to be climbed in darkness due to malfunctioning sensors.

Hôtel is well located to key attractions at walking distance. There is no elevator; so, it’s not friendly user for older people that needs to carry luggages to the 4th floor. Room and bathroom are extra small with no furniture except your bed. It is not a cozy, warm and welcoming place. Feel like more staying at an hostel for younger travellers. Not recommended for older people but you decide. My spouse and I will not go back to this place.

Very tiny room, shower was broken and flooded the bathroom every time it was used, it was very hot in the small room but when using a/c water flooded the room and end of our bed became soaked, we were not provided towels for showering. There was a glazed window between our room and another, they left their light on all night and it lit our room making it impossible to sleep. Location was very good.

My wife and I (both 53) are seasoned travellers and came to London for a 3-day break, two nights in this hotel.
I was sent a confirmation from Hotels.com the week before but on arrival I was told we were booked for two different days. The receptionist told me he would call the manager to help solve this unfortunate issue.
The manager arrived and was very aggressive, told me that it was ME who had made the mistake - that I had been sent an email telling me my credit card had been rejected. This was untrue. He also told me to stop shouting, which I wasn't.
I asked "If my credit card has been declined, how have I been able to book two different nights on the same card?", he told me that I could call the police if I liked (??!!) but it was ME who had made the mistake and not him. He got very angry at me and started pointing at me!
When the original receptionist tried to explain to him, the manager shushed him, holding a finger up to his face, like you would a child.
I couldn't believe what I was seeing. Looking back, it was hilarious. But what wasn't funny was the fact we now how to find a new hotel, the afternoon London was packed with supporters for the Women's Euro football final.
Why didn't he admit he had made a mistake, apologise and then help me find another hotel? It happens.
I've run this exchange through my mind several times and I still can't believe it happened.
We parted on bad terms. My wife & I went hotel-hunting...what a strange man!

It's very close to subway, easy to go around. The room has everything: air conditioning, tv, washroom. But the washroom is so small that it's difficult to turn around. We stayed there for more than 10 days, nobody emptied garbage for us: there was no garbage bin in the room, i asked but didn't get one. Finally I found one inside the room the day before we left. Maybe they finally remembered we need a garbage bin. The staff are nice abd friendly. For a low budget trip, it's a good choice.

I loved the rooms and how they had a/c. My biggest complaint is that the hotel wifi was not accessible in the rooms. In order to access the wifi you had to be in the dining area of the hotel. The wifi signal does not reach the rooms.

Very run down and tired low budget hotel. Cramped room, uncomfortable, lacked basics, including a kettle. Wouldn't recommend for anything more than a bed and a shower.

No cleaning, the room was dirty from the start. Says there's airconditioning, but we had no access to it. Asked the staff to please clean up the room, they said they would next day. Next day came but no one had cleaned. Asked why, and then the same person in staff said he'd never even talked to me.. At the hotels page in Hotels.com it says there's daily cleaning. When we asked the staff why no one was cleaning, they replied that they only did so "during covid" and that it did not apply now. Check in at Hotels.com was at at 13:30, but in when we came we were told it was at 14:00. Some night there were alot of noise in the hotel that prevented us from sleeping, and that should have been delt with (people tossing things around, yelling, slamming doors etc.).
Summed up a bad experience. We never expected anything fancy for the price, but to the least we expected the room to be clean. Take a look at the photos and judge by your selves.

The location of this hotel is right downtown Kensignton, so you can't complain, it's right where you want to be if you have friends in high, royal status. Train links right near by, and a nice pub, the Stanhorpe Arms 2 blocks away. However, the TV was busted, the internet was spotty, don't rely on any entertainment other than what you bring to the table. WARNING: as with most older, Victorian homes, modern renovations has sub-divided these old genteel places into the smallest, possible divisible space - if you don't like climbing stairs, STAY AWAY! My room was on the top floor, as in 4th (if you're British, then 3rd) and I had to climb not just one flight of stairs, but TWO, given the small landing at each floor, so roughly 8 flights of stairs was required to gain access to my little chicken coop/loft. The view was nice, but then the exercise was painfully reminiscent of too much stairmaster.
Nevertheless, this was the cheapest hotel in London at the time of my booking, and you GET WHAT YOU PAY FOR!
The bathroom is barely functional, with a really awkward 80's derived shower cubicle, that looks more like entering a broken Michael Jackson life-enrichment bubble machine...No extra toilet paper, hardly any soap, etc.
But the nice gentleman at the front desk is polite, just DON'T BRING VISITORS in that are not your own family.. I think it's only one person per room.
Otherwise, go out there and ENJOY LONDON!!

Avoid avoid avoid, the hotel is awful, it is dirty and the manager rude, When we went into our room there was dirt and what looked like food stains on the walls, I told him about this and all he could say was that he is refunding our money basically leaving us no alternative but to book another hotel at 11pm at night despit him knowing I had a minor with me. He said your standards are different to ours and was happy to sell the room with dirty walls. The room was so small it did not even have a full size double bed in. He previously tried to give us a room 4 floors up with no lift when my daughter has asthma. The street in which the hotel was in was also very unsafe we were approached by people sitting around drinking on the steps taking drugs. Please do not use this hotel.
