A wonderful stay! Our room had a terrace and view on the Spanish Steps. We were in the heart of Rome! The breakfast at the cafe across the street, which can be added to the cost of the room was huge! We had the American and there was a ton of food. Cafe was very cute as well!

The location and price cannot be beat. It’s not for everyone as it has a small elevator or steps which works great for us. The lady at checkin was very thorough and helpful. Our room was larger than expected and was very clean. It is tricky to find unless you read their directions carefully which we did and had no issues. The room was quiet and the bed was comfortable.

This is NOT a 4 star hotel. Check in/out was very difficult. No lobby or restaurant? Breakfast included in rate was across the street, and not good at all!
There is no bell person to help with luggage or cabs? Was directed to walk down the street to have my own cab, or drag bags up the Spanish Steps to try at the upper hotels? The rooms are incredibly noisy and was kept up all night long. Would not recommend this, even though the location appears ideal!

The hotel is very conveniently located adjacent to the Spanish Steps. The staff is wonderful (special kudos to Amina who is absolutely lovely). The room was clean and well kept during our stay. Not the quietest room but given its location that’s completely understandable. The room, however, is quite small and the amenities are not great. Again, it’s priced reasonably compared with other hotels in that location but, for example, sometimes the electricity would spontaneously turn off, or the A/C would take forever to turn on, or the shower head was broken, or the mattress wasn’t great. It’s little things that cause minor inconveniences. Overall we were not unhappy and I would not write off staying there again but if your thing is luxury and comfort you may be disappointed.

The staff is very polite and helpful. The hotel is very clean and the room was very comfortable and beautifully decorated and clean. The location is in the midst of any historical or shopping that you would want to do. Easy access to transportation both public or by taxi. Highly recommended!

Hello,
I loved the location of this hotel. I was travelling with my son and our room was peculiar and old.
They also had all these rules printed in the room but not before I booked. Like can’t have any guests drop by, no food or drinks etc.
My son also got electrocuted while plugging in an adapter causing a burn to his hand. We let the staff know.
You can’t beat the location and the view but not the right hotel to have friends drop by etc.

Great location. Staff very friendly and helpful. Room was small but clean. Very quiet even though right at the Spanish steps with lots of activity. Would stay here again on our next trip back to Rome.

Staff was exceptional. Very friendly and helpful. Very clean and comfortable room and bed. Great location on the side of the Spanish steps yet very quiet with excellent windows.
Only issues: No American news stations on TV. NO coffee provided in room only tea. So bring your own instant coffee. High step up into the tub/ shower which can be a problem if you have hip or knee issues.

The hotel is very nice. It is located literally on the stairs of Piazza Spagna, which is fun (and makes it a bit hard to find), so it is very convenient. The subway is just a few meters away, and you can easily walk to many of the city's most important attractions from it. My room was huge, well equipped and very clean. And in my case it had a great view. The bathroom was very small, but functional, and also clean. The staff was really helpful, and attentive at all times. I would really recommend it.

The Property is a Hidden Gem if you enjoy the Vibe of Rome with all its shopping and history. The Staff Julia and Deanna are extremely to work with, and the place is spotless clean with nice amenities. Its essentially close to everything..i will certainly plan in staying here again. Just absolutely loved the experience.

Location is amazing, it's actually half way up the spanish strps on the right. Gettingbin and out was a hassle, the room key that keeps the electricity on constantly went on and off, we were told construction would be done before we arrived, it wasn't and our view was blocked by scaffolding. The staff didn't really seem to care and they made no accommodation.

I wanted to like this hotel. I really did. It has a great location and the staff is fantastic. And the rooms look clean and are fairly comfortable. However, there was one big problem. The night we arrived, the room (Room 524) had a smell. My husband smelled it first....I thought maybe it was an air freshener they used or something. We went to sleep, got up the next morning and went about our day. When we came back in the evening, the smell was still there. My husband thought it was because the hotel was likely on a septic tank. I thought it was my feet stinking because we had been walking around all day in the rain. By the next morning, the smell was still there and we let the front desk know. They said they'd take a look. We were out all day and came back in the evening - now this is night #3 (our last night). Nothing had been done and the smell was still there. The front desk said it was now night and she had not heard about any problems. She came in the room and agreed there was an odor but nothing could be done. We left in the morning and mentioned it again to the front desk as we were leaving. I am not sure if anything has been done but just be aware if you are assigned room 524. Otherwise, the room was clean (except for mold in the bathroom - but that wouldn't cause this smell). And I think the room has had problems in the past because they put a diffuser in the bathroom.

When it says “at the Spanish Steps” they mean it! The patio for drinks and breakfast are on the other side of a gate from them! The check in was a little bit of a struggle and the hotel not well marked but once we settled in, it was very convenient. Bed was hard but seemed to be about the norm for Europe. The amazing window seat in the room was a special treat! Definitely stay again

I loved staying here.
It was confusing where the door was and after lugging my luggage up the Spanish Steps I found it (there is another door at the base w/ an elevator but I couldnt find it).
Checking in the lady was lovely and extremely helpful - I sadly forget her name. Gave me a refreshing drink and snack while I waited for the room to be ready which I enjoyed while taking in the Spanish Steps entertainment. The room was wonderful and looked onto the SS - I had the room with the little window that you climbed up into.
The rest of the staff was very helpful with my numerous questions.
If you plan to have a quiet night's sleep, you'll either need your earplugs or you shouldn't stay directly off the SS. But staying here is such a nice benefit due to the great location - Spagna Metro is steps away
The hotel assisted me with a transfer to the airport early (5am) on my checkout date. I wish they told me this fee would not be included on my bill and that I would have to pay in cash to the driver - just an FYI if you go this route.
Check out was early, so the night shift- a young man that I didn't catch his name - assisted me with the transfer coordination. If he didn't know the answer he tried to find it out for me. I appreciated how polite and professional he was.
I'd recommend this place to others interested in a centralized spot with a helpful, friendly staff.
