We had a wonderful stay, the room was clean and facilities just what we needed. Breakfast options were amazing. Alan is a lovely host , with Allison working hard behind the scenes. Tom is a friendly dog , lovely to be welcomed with a wagging tail, very well mannered. We most certainly will be returning. Thank you for a lovely stay.

I like the location. The bus is just next to the house. The responsable gave us some information about the famous attractions in Edinburgh. He has a dog called Tom. He's very friendly. It was the first time i wasn't scared of a dog. I noticed just that the room isn't warm enough. But in general i liked the experience

The property was ideal for transport to all parts of Edinburgh and the various attractions. Our hosts Allan and Alison were very welcoming and helpful the food was very good and our room was clean and comfortable. we would recommend Kingsley Guest House.

A Beautiful B&B in a beautiful area, our room was lovely and very welcoming. Great location, just a quick bus ride into The Royal Mile. We loved our stay at Kingsley. Alan was a lovely host and cooks a beautiful breakfast. Also a special mention to Mr Tom, who is the sweetest house member.

Allen was a very hospitable host. I was glad he was willing to help me understand new things that as a first time out of the US traveler had difficulty with. Breakfast was prepared in a timely manner, and filling. I highly recommend.

My favorite part about this location was Tom, the springer spaniel. The place was nice, breakfast was lovely, and the location was only a 20-25 min walk from the city center. Alan was welcoming and helped get my suitcase up the stairs. All in all a very pleasant stay. I would recommend. (You may want to ask for a tutorial on the shower, I didn't and I ran out of water)

Well presented B&B with excellent rooms, service and great value.
My room was very well decorated, modern and extremely clean. Very comfy beds, good amenities and a first rate breakfast service. Cant go wrong. Highly recommended.

I can't say enough great things about The Kingsley. The location is amazing, with just a quick bus ride taking you all over Edinburgh. The hosts' hospitality and local knowledge was second to none and they saved us a lot of searching and time when it came to our day trips.
Breakfast was wonderful and offered a lot of high-quality options, all freshly prepared by Alan each day.
The room was comfy and clean, and the house itself had a lot of Victorian character and charm.
Highly recommended.

The hotel was very clean, cosy and comfortable! We enjoyed the time that we've spend there! Alan and Allison were very kind and friendly - they can provide very good tips about what you can visit in the city.

The bus stops right outside every few mins for easy transport into town center (about 2 miles away). Nearest pub for food/drink is about a 15 min walk away.
Staff were lovely and very helpful and made us feel very welcome - would definitely stay here again!

Clean and comfortable B&B with good cooked to order breakfast and attentive hosts. Walking distance (25 mins +) to the city centre, also serviced by main bus routes with easy access to restaurants/cafes and located in a nice and safe area.
I wouldn’t recommend for business the room I booked (single room) as it did not have a desk or a place to work and I had a two hour meeting sitting in bed in an uncomfortable position. There was electrical work during my stay which meant the Internet wasn’t working and I couldn’t charge my laptop but the hosts kept me informed and tried to rectify as soon as possible. Internet speed was ok, I think more charging points would have been beneficial. Check-in times are restricted, please check if you are arriving late (after 10 pm) as there is a surcharge. Free parking is available off-site, in adjacent streets to the B&B.

Very warm welcome and given a lovely large double room. Beautifully clean with a smart bathroom. Breakfast was very tasty with good quality food and really nice coffee.

This was our first stop and night in Edinburgh. Our wonderful host let us check in early. This sure helped us as we were tired and stressed from travel and trying to drive in Edinburgh. lol We had a wonderful stay at their home and they provided us with 2 wonderful Scottish breakfast to start our day with. If you run across my review and you are trying to decide...let this help you...stay here, they are the best, you will feel at home and be treated great!

A lovely guest hose just a short ride from he centre of town by bus, it’s a convenient and comfortable place from which to explore the city. The hosts were lovely and provided a full cooked breakfast as well as tips on how to get around. Would certainly stay again!

Great location,easy access to town centre...around 20 min bus ride,took bus 31 straight from town,then all the way to the zoo as well.Overall pleasant and clean,happy with a big jug of fresh coffee in the morning.Tips for improvement:would be good to have an iron and a fan over warm days as could not open window due to health and safety.

We had a very pleasant - if brief - stay. The breakfast was good - nice to have the choice of haggis and potato scones although it might have been helpful to have seen a menu to see if there were other things we could have ordered! My back is a little dodgy at the moment and the bed was fairly hard but other than that a very good stay. Thank you.

The Kingsley Guesthouse was a wonderful place to stay while visiting Edinburgh with our adult son. The appeal for us was the quiet location (after a long flight), the chance to have a more authentic Scottish experience than staying in a hotel would afford, and the included breakfast. We weren't disappointed. The guesthouse is very well maintained and Alan, the owner, was gracious and accommodating. He allowed us early access to our room when we showed up tired and flight weary, and even though we had checked out, he kindly held our excess baggage for several days when we left Edinburgh for a three-day excursion to the Highlands. Our room, though cozy for three adults, was sufficient, clean and comfortable for our needs. The breakfast was continental and then some--cereal yogurt, fruit, coffee and juice FOLLOWED by Alan's hot eggs, bacon and beans. Plus, lots of tips on where to go and what to do in Edinburgh. Bus access is right outside the guesthouse and an easy ride to Edinburgh center. Nice bonus was Archie, the friendly canine member of the welcome committee! Highly recommend for travelers looking for something more homey than a hotel.

As a student, the price for this guest house was pretty ideal. The guest house is beautiful and in an easily accessible place along a main road. This means a bit of road traffic can be heard from the guest house, but it's rather faint. The rooms were well stocked with towels, blankets and tea. And the beds--so comfy! Best of all, in my experience, were the guest house owners. They were absolutely amiable and helpful, calling a taxi for us when needed, and giving travel advice for public transport. I loved meeting them and their dog; it was a much more personal touch than a standard hotel. All in all, I would definitely recommend this guest house.

I really enjoyed staying at the Kingsley and have a ton of respect for the owners. It's nice to enjoy a tradition bed and breakfast and have a proper breakfast served in the morning. Well worth the rate, the staff was very accommodating and kind. I wish I stayed there longer!
