About this cottage rental
Fully escape in this stunning, serene space in a huge (2 acre) wildflower meadow, with hammocks, a fire pit, and, at the bottom of the huge garden, river frontage leading directly onto Barton Broad (accessed through a gate for the safety of children and dogs). The fun and funky 1960's property is really spacious and light, with a modern kitchen and a big living/dining space for socialising and relaxing. Some great colours too, making it really vibrant!
Kitchen
There is an electric oven and halogen four-ring hob, dishwasher, microwave, slow cooker and fridge with ice box (further fridge and freezer in boiler room). Plenty of pots and pans, cooking utensils, crockery and cutlery for entertaining all. Also some basic food supplies which will vary from guest to guest. There is a Krups Nespresso machine for guests to use.
Utility/Boiler Room
There is a laundry room which houses a washer and dryer for guest use. There is also a further fridge and a freezer overflow in this room. Great if you feed raw and want to store the dog food away from the kitchen area.
Open plan lounge/diner
This large, bright room has views over the gardens. The large dining table is the perfect place for up to ten guests to eat together. There is an inset wood burner for those colder nights in the middle of the wall; a great feature. Plus comfortable sofa and chair seating and a large TV with Freesat and Blu-Ray player. There are doors to the front of the property and large sliding patio doors leading to the decking area and BBQ. Wonderful to leave open on a sunny day and fill the house with fresh air.
Bedroom 1
Beyond the lounge is bedroom 1 with king size bed with bedside tables and a walk-in wardrobe. Double sliding doors lead out to the decking for the perfect place to have your morning brew. There is an en suite bathroom with walk in shower, WC and wash basin.
Bedroom 2
Turn right out of the kitchen and down the hall are the further bedrooms. At the bottom on the left is Bedroom 2 with king size bed. This room also has sliding doors out to the decking. There are built in wardrobes down the other wall with plenty of storage. This room also has an en suite with walk in shower, WC and wash basin.
Bedroom 3
Opposite Bedroom 2 is Bedroom 3 with king size bed. Built in wardrobes for storage and views down the huge garden and on to the broad.
Bedroom 4
Back down the hall to Bedroom 4 which has two sets of full size bunk beds being the perfect sleep out room for up to 4 children. There are two small chests of drawers and a single wardrobe. There is further storage and hanging space in the large sliding cupboards in the hall.
Family bathroom
This large main bathroom has a bath with shower over, WC and washbasin.
Plenty of parking on the shingle driveway for up to 5 cars. This area can be closed off by a large 5 bar gate at the entrance. There is an EV charger for guests to use (charged at 50p per kWh).
The garden wraps around the property to the right and leads down to the huge back garden. Laid to grass with fencing all around the boundary. A large gate gives access to the broad at the bottom where guests can launch their own boats, paddle board and kayaks. At the bottom of the garden there is a fire pit to enjoy through the evenings. There is a Wendy house for children to play in and a sunken trampoline and so many smells for dogs to discover!
From the property, guests can enjoy the large decking area. There is seating for all, charcoal BBQ and a great place to stargaze on an evening and sunbathe during the day!
Due to the very rural location, the WiFi comes through a dongle and is fine but not fast. Hot-spotting from phones is usually absolutely fine but please don't expect a fast connection. No smoking in the house please. All major supermarkets deliver here, if you do make an order – please make sure it is delivered after your arrival. Bin men and post have access to the enclosed garden and let themselves in. Not suitable for our stay.

Stayed at Fenside for one week in July/August - multiple people and dogs.
From the dogs perspective first - what a place! So much freedom and space to sniff around but really secure - there are some places where the fencing may not be escape proof for really little dogs that have a tendency to want to run off but generally we were really confident that the dogs wouldn't want to or try and get through. Great to have a mud daddy on hand as I would say if you were there during a rainy week, there most certainly would be some happy muddy dogs :-)
For the people - lots of space in the house, the terrace is fabulous and the different areas in the gardens to sit and chill are just wonderful. For those that want to fish, you've only got to walk to the bottom of the garden and through a gate and you're all set - our best day yielded 36 fish - and yes - they were all returned to the water.
Butterflies, kingfishers, an otter and a wide variety of birds were all spotted and this is a testament to the work the owner has been doing allowing certain areas of the gardens to be more natural.
Every cooking implement you could want is available in the very spacious kitchen and the big table made it easy to sit together and enjoy time together over meals.
I do think Fenside is a place you book to actually stay in and use rather than a base to go out in a car each day - we only went out in the car 2 days out of the 7 - but it really is an oasis of calm, nature and peace.

Had a fantastic week here with our dogs and paddle boards. Incredibly peaceful, private and quiet and the mooring is a couple of paddles and then into the open broad. Garden is huge, lovely and heaving with insects. A few minor flaws about the house that could be improved but nothing that will stop us rebooking.

We absolutely loved Fenside! The rural location was so peaceful & quiet apart from the beautiful birdsong. We were lucky to watch the barn owl hunting most evenings & we've never seen so many dragonflies! The huge garden was enough for our older dogs to potter about in - we 'lost' them several times but weren't worried as the whole perimeter (2+ acres) is secured by a 6ft solid fence. My husband spent most days fishing at the bottom of the garden & was regularly visited by the resident kingfisher!
The house itself is not show home perfect, it's loved & lived-in & we felt like we'd moved in with a friend for a week! We've never been anywhere that is so well equipped - the kitchen is brimming with so much crockery, cutlery & gadgets & plenty of storage. The beds were really comfortable & the showers were great. We've had a lovely relaxing week at Fenside & would love to come back.

A very relaxing stay, we needed a break and the ability to spend some time doing as little as possible although we have two very active dogs! We achieved this at Fenside, once we had visited the local supermarket we locked ourselves away for five days, what bliss!

Would have given 10 stars for everything! Beautiful place with a massive secure garden. Relaxing and worry free holiday with our 8 dogs. The service from East Ruston Cottages was fantastic - they loaned us 2 crates and a. Doggy Push Chair for our disabled member of the pack. We enjoyed playing out on the garden just as much as the dogs did and then relaxing in front of the telly during the evening. We picked Fenside to get away from bonfire night - didn't hear a thing at all.
Would describe this place as heaven for our week's stay.

Perfect location for us with multiple dogs and very easy for my disabled mother to get around. Home very comfortable and showers were awesome as was the size.
Downside- no welcome pack (the only east Rushdon house that nothing was left) so no milk for the morning etc after a late arrival. Property not secure for dogs at all- 5 of ours escaped and one ended up in the broads at bottom of the garden- luckily one that could swim but they could be left outside without someone with them.
The bin collectors just drive straight onto the property - not good when you have dogs out as gates were left open. Also sales people came up to the house- if reactive dogs had been out then they probably would’ve been bitten. Access to property needs to be more secure.
No dog crates or bedding supplied so make sure you bring your own.
Wasps were awful- massive nest right outside house and all in the grass at the front- the dogs got stung loads- luckily there was vinegar to treat in the cupboards and no harm done it’s nature. Would we come again? Absolutely but no what to expect now and hopefully the security will be improved for next time

Summary: needs maintenance and more cleaning
The house is located down a very bumpy narrow track, recommend a high clearance car that you're not too worried about the paint.
The garden is huge and surrounded on two sides by a new looking impressive fence, however the fence on the other 2 sides is falling down, so much so that a deer was in the garden one morning. There is a trampoline in the garden which looks like it would collapse if anyone would try to use it as a number of springs are missing. None of the outside lights appeared to work, there was also a large bush on the front of the property which was swarming with wasps some of which made their way inside.
Inside the house the first room is the kitchen which is in extremely poor condition, a number of the doors and drawers are damaged and didn't close properly, the work top has suffered with a lack of maintenance and is stained and coming apart in places. The fridge is quite broken with a sign saying to push the door shut because the cabinet around it has become waterlogged and needs replacing. The extraction fan (which is inexplicably in front of the window) had a layer of grease over it.
The next room is the lounge which wasn't too bad except for a large number of cobwebs and dead insects in the lights. The patio door didn't work properly as the sign stuck to it said to only use the right door
The bedroom off the lounge was generally fine apart from a smoke detector with a flashing light directly above the bed, the ensuite needed some cleaning as the tiles were stained, some of the lights were broken, the tap was loose and the toilet flush button was temperamental.
The rest of the bedrooms were a bit old fashioned but the remaining ensuite had no door to the bedroom just a curtain which was strange
The were a number of other lights that didn't work and generally there was stuff left lying around (such as flip flops dog toys etc.)
Lastly there was a note in the welcome pack that said a neighbour might walk through the garden which is not entirely suitable for a reactive dog that this property is advertised for.
Also a brownie box we ordered to be there at the start didn't turn up until the day before we left.
