POSITIVE: Neat & clean, tighting, towels, bedding,shower,body/hand/hair wash, TV = all very good. NEGATIVE: Sound of aircon' through out night very disturbing for light sleeper, despite turning off! Paid extra for window but couldn't open i.e I prefer fresh air at night! Better if small chair added as just enough room.

Pillows were rubbish which was a shame because the room was exactly what it said on the tin. Clean, functional, cheap place to sleep after a night out.

This is a budget hotel downtown. Check in was easy. We had a handicap room on the 1st floor that overlooks the church behind. Lots of room. The sink did not have cold water. The toilet took about 1/2 hr to refill the tank. You could not control the temperature above 21. All the usb ports did not work. The bed was very hard and the two pillows that came with it were flat. One bed sheet was not enough. Room was quiet but could here doors closing.

Everything was good and exactly what we wanted - for the price you cannot expect room service. We loved the location which gave us easy access to the facilities we needed and the staff directed us to the ramp of a 24hour carpark with CCTV 20m from the front door.

Cheap accommodation in the centre of Ipswich. You get what you pay for. The rooms are tiny, but modern and clean. When we arrived, there was no one on the front desk, and we had to wait for someone to appear. When someone finally did, he wasn't particularly welcoming or friendly and didn't apologise for the wait, but was otherwise fine. Because the rooms are so small, we probably wouldn't stay for more than one night.

Exactly what it says. Easy book in room small but all you need, bed toilet, shower. Air con, tv. Quilt I felt too hot, no other option. Take a bottle of water up with you. Coffee machine in lobby difficult to work but nice coffee and seating area. Easy log out.

The room was beautifully decorated and clean. Only complaint and it is a BIG one is the lack of even a small desk/table! The pizza we had delivered, had to be eaten on the bed - definitely more staining of bed linen- so unnecessary! I’m all for the minimalist style but functionality must prevail. Worse is the cost of the drinks in the foyer; whether it being a latte, black tea or hot water - all cost £2. Really?

Very basic accomodation, tiny room... You will open the curtains navigating the bed. Very noisy plumbing which sings a regular song. Extremely hard mattress, and half hearted shower with a display option for the bathroom... Half frosted glass doors, so I hope you're close to the person you share with.. you will be closer by the end.

rude stuff. can hear everyone going to and from reception. people having long conversation in hallway. crackheads outside and no where to park. i booked this hotel as it was cheap £80 and convenient for my sons surgery at the hospital the following day as we was not from the area, the experience made me even more stressed and i wish i had stayed home and made the hr journey the following day. hardly got any sleep didnt like the fact there was no window and felt claustrophobic needed air but there wasnt a window available

My Wife's experience was terrible, turfed out of the room at 10am despite paying for a late check-out. The staff did not believe my wife had paid for a late check out, and promptly demanded to see evidence, when showing our credit card statement, we were still not believed, it was only after being forced to leave that the staff noticed their error. No apologies were offered.

I was always expecting a basic but functional room, however for £80 i was expecting more than this. No amenities at all. Also, fighting, shouting, in the corridor and room next door all night. £40-50 max for what you get.

I was a little bit worried about having booked a room without windows but let met tell you it was great. The rooms are in great conditions and clean. The hotel is located perfectly for a city or football trip. For this price the hotel is a bargain!

I do think the price is a bit steep for what you get, but ultimately there's nothing wrong with it as long as you've set the right expectations -- you effectively get a bed and a bathroom, nothing else.

Once inside hotel all was good. Outside on arrival there was a person relieving himself in the alley to the left of the hotel. The doors did not open I entered after someone else left and there was no one on reception - did not have to wait long though

The hotel was in an area where everything was within walking distance, great convenience. The room was a bit too small, would have been great to have a small table and chair. It was quiet and cool with the air-conditioning, which helped a lot. Thank you 😊

Simple basic hotel, good value for money! Rooms are tiny and the windows do not open so very stuffy, there was air con but it didn’t work. Bed was comfy, nice pillows. Toilet is behind a glass door next to the bed so a bit awkward in terms of privacy or needing the loo with someone else in the room, it’s just a swinging glass door with no seals and you can see through even though it’s partly frosted. Staff nice and friendly. Lights weren’t working in the room but that was fixed in minutes by maintenance. Good security and very clean. Right in the town centre. I’d stay again, but you defo get what you pay for!

The staff was very nice and welcoming. The hotel overall was quiet and clean. The rooms are extremely small would not recommend staying for more than a night or two. The beds are the worse I have ever laid on the floor if enough space may have been softer. The space that was available could have been used better with more storage. We spent a week here and was ready to leave after the 2nd night. This is probably the cheapest place in town and you do get your own bathroom and the location is perfect very close to everything you could need.

When I booked it stated could borrow a hairdryer and iron but neither was available the bathroom floor was disgustingly dirty and the toilet was dirty and there was still rubbish in the bathroom bin and for £48 I expected it to be clean at least

No on site parking. Very difficult to find location. Tried calling the hotel to get help finding it, no one answered the phone . Tried several times. While at reception booking in phone rang several times and was completely ignored by the desk employee. Room was very basic. A bed, mirror and t.v. one large towel for 2 of us. Not a place I would recommend or book into again.
