Beautiful old house, gorgeous big bedroom, parking facilities, easy check-in and check-out, City Centre within walking distance (15 min), good litte breakfast cafe just around the corner - everything you need

A pleasant, modest Guest House. Clean, walkable to City Centre, buses available as on a main road, though quiet at same time. Prefer breakfast was available on-site, however not a necessity.

This is the worst property for anyone to stay in. There is no support staff and the wifi is really terrible. But you know the worst part ? There is nobody to complain.
They number available on google does not work. The number provided by them do not work. Neither in morning, evening or night.
I tried to ask them for extra water for my parents who were travelling with me but to no avail.

The guest house was lovely, in a great location close to everything in Edinburgh by walking or bus. The room was small but nice, and clean. Good value for money, we would happily book Eamonn’s property again when visiting Edinburgh

Lovely guest house. Very good location, near the centre and good links to public transport. Very comfortable bed! Overall a very good stay, however we both had a mild allergic reaction to either cleaning or laundry products used in the room.

I was traveling with my two children and booked a triple room. Very comfortable and well heated, despite the cold outside. Just a little far from the center. But if you had time off and for a walk, you could go on foot. I recommend.

Great place close to bus stops and walking distance to the Royal Mile. This house was quaint and clean. A few restaurants and shops down the road made it easy to get a bite to eat and load up with water before we headed to the city.

This property is located in a B&B neighborhood. It is a short walk to the bus stop. This was our first time in a European B&B. It felt like staying in your great-grandma's house. The owner was friendly and quick to answer questions prior to our arrival. Our room was spacious enough with an electric kettle, tea and biscuits are provided. However, there were some housekeeping things that made me cringe a bit. The upholstered headboard is stained from years of use, the hairdryer handle was caked in sticky residue, the bathroom was a little dingy, and the beds were not comfortable. I felt a spring in my side all night. We were glad we only stayed two nights.
An important thing to note: NO TOILETRIES were provided at this property. We were not prepared for that and we had to make a trip to a nearby market for soap and shampoo.
If you are looking for character then you might like this property. The location was good enough and a short bus ride from Edinburgh.

A bit too far from city centre but bus stop is just 1 min away. Room could use a bit of an update and blinds could use a bit of dusting. Otherwise good value all in all.

The owner, Eammon was lovely and friendly, making sure I was okay and checking in on that I was enjoying my stay. The room was spacious and very cosy, with an iconic stereotypical Scottish theme with the colours, cosy with candles and a massive tv and a spacious bathroom and fresh towels

Room one was large with a bath. Plenty of hot water. Lots of electrical sockets/extensions.
Eamonn was very helpful.
No breakfast at the accommodation, but The Wee Café round the corner is lovely, traditional and modern breakfast options and homemade scones, brownies etc. 25 minutes walk to the royal mile, but lots of buses as it’s a main road route.

Had a nice stay. The room was more spacious than we expected, the beds were comfortable and the surrounding area had some nice pubs, cafes and restaurants. Check in and out was seamless.

This was my first time to visit Europe so I was quite nervous. However, the owner and other guests welcomed us warmly and kindly. The room is tidy and clean and I felt like living in the royal room. Breakfast was also great. On the last day of stay, the owner served us Haggis. Due to this heart-warming service, I could enjoy my stay in Edinburgh. I will definitely recommend to my friends and family coming to Edinburgh. I can’t thank you enough. I hope I’ll have visit you again soon.

The guest house is terrible, needs a lot of cleaning, plus no breakfast is served now. Payment is over charged, for what it is I would not reamend this place to anyone. Plus when we were there other people felt the same way.

Very clean lovely old town house. Old rooms converted to have very small en-suite in room. Beautiful very high ceilings but very warm and cosy. Staff on duty friendly and efficient. Great location for exploring Edinburgh on foot

A fantastic B and B a short walk from the Royal Mile. Unfortunately due to the cancellation of Hogmanay we were the only ones staying but Eamon went to a lot of effort to make sure we were comfortable.

We had the best stay! The hotel is perfectly positioned a 20 minute walk from the city centre. The on site parking was great - we did not worry about the car once. The hotel manager was a delight - he welcomed us in and gave us great ideas about what to do. The room was clean and had everything we needed! The breakfast was lovely! We would definitely recommend this hotel when visiting the city of Edinburgh!!

The guest house is a lovely old building with a lot of character. Our room was really spacious. The room was rather tired and dated and would benefit from updating however for the price we paid I think it offers fair value for money. Roughly mile and half from centre there is a bus stop outside that takes you directly to Princes Street and runs late into night.

The stay was confortable, we would stay at this place again. The house is old but welcoming and well situated just a bit out of city center. There are shops and good restaurants nearby and a very nice pub too. The house and room was clean and regular change of sheets and towels. Tha brekfast was good too, we could have our eggs as we liked, coffe or tee, toast or crocant, cheas, ham, jogurt, cherial, frut.

Didn’t see anyone until day two at breakfast due to COVID they were only doing continental breakfast which was a sham. The service we received from Angie who I think was waitress, cook, cleaner ! Was extremely good she was under a great deal of pressure on our last day as full house but she kept smiling

Hosts were very welcoming and always happy to offer a hand if needed. Check-in was simple, room was beautiful, with everything you could need. Breakfast was also lovely in a cute dining room with the other guests. Whole place was warm the whole time also.
