With 6 bedrooms and 3 bathrooms, this spacious home is perfect for your group! Lounge on the back deck with a glass of wine or light up the bbq while listening to the beautiful sounds of the creek below! This 16 acre property also features a frog pond down a meandering path with an area for picnicking and year round HOT TUB. The 2 story stone fireplace and open floor plan makes for a perfect night for staying in. Four season activities, eat and venues nearby!
Located on 16 acres, just minutes from Belleayre Ski Center enjoy this 6 Bedroom, 3 bath retreat with newly renovated modern conveniences. Newly built, lighted stone columns guide you to the newly added large front deck where you can enjoy a beautiful morning cup of coffee of breakfast for the whole family.
A large fire pit has recently been added, so pack up things for s'mores!! A new large hot tub has just been installed as well to take advantage of those starlit nights in the Catskills!
Newly renovated kitchen and baths with heated floors in master bath, you will never want to leave! Lounge on the back deck with a glass of wine or light up the bbq while listening to the beautiful sounds of the creek below! This 16 acre property also features a pond down a meandering path with a sandy beach and area for picnicking. The field across the creek allows for great sporting activities and lots of room for the kids to run free!!
The 2 story stone fireplace and open floor plan makes for a perfect night for staying in and cooking in our chef's kitchen! The newly renovated kitchen features silestone countertops, stainless steel appliances, 5 burner gas cook top, wine refrigerator and warming drawer. The bar counter easily accommodates 4 and the full adjacent dining room seats 6 easily. Morning coffee in the sunroom starts the morning out right with 180 degree views of the property.
The master bedroom upstairs features a king bed with the most comfortable kingdown mattress and beautiful bedding as well as an adjacent full bath with dual sinks and heated floors
The upstairs 'bunk' room has 2 twin beds to use for those little one or extras that come along on your upstate vacation.
The main level features two bedrooms with queen beds, comfy mattresses, and beautiful bedding as well.
The downstairs suite includes a private queen bedroom and connected bedroom that contains a queen and twin bed. The ground level also has a living room with Smart TV and full bath with jacuzzi tub.
Two sets of Washer/Dryer are available as well as multiple children's items such as pack n play and booster chair.
While either a fun day on the slopes in the winter or after a nice hike or day of fishing in the summer, you will surely feel at home when returning to your upstate resort!

Recycles (plastic, glass, aluminum, paper, electronics)3. Trash (anything that does not fit into the above categories) Cardboard boxes can be folded and put next to the trash bins.

Just 4 miles from the popular Belleayre Ski Center! This home is in Delaware County, a four season vacation destination. Nearby towns include Margaretville, Pine Hill, Phoenicia, Woodstock, Roxbury and more.
During the months when snow, ice and mud is likely, October through April, a 4WD or AWD vehicle is NECESSARY. The driveway to the house is downhill with gentle curves. It is maintained in the winter but 2WD vehicles will NOT make it back up the driveway. This is a mountainous area. Guests should be prepared for driving on hills and mountains. Additionally, guests should have either winter tires or all season tires. Tires must have good tread. If you are unsure of the condition of your tires visit an auto body shop before traveling. Again, AWD or 4WD is NECESSARY during snow season.
Check the weather before arrival and plan your trip accordingly. If you are unfamiliar with driving in snow look for tips online at sources like AAA. The driveway is plowed every 4 inches, maintained and shoveled to the door. A shovel is provided for you so you can maintain a safe walkway during your stay.
The home has a private well and septic. No sprinklers, kiddie pools or Slip N Slides, these can quickly drain a well leaving you with no water and can potentially burn up a water pump causing expensive damage.
Guests are provided with a starter supply of toilet paper, paper towels, garbage bags, soap, shampoo, dishwasher detergent, dish soap, laundry soap, propane, cleaning supplies. When the provided supply is gone guests should purchase what they need for the remainder of their stay.

This was a beautiful and practical home for our long weekend with 3 families. We loved the hottub, fireplace and 6 bedrooms to give everyone their own space. The proximity to Belleayre was amazing and the beautiful wooded lot gave us privacy and seclusion in the woods next to a rushing river. We would definitely stay here again.

We treat our children and grandkids to a ski weekend every year. This was our first time in the Catskills and skiing at Belleayre. Kim the host went above and beyond to answer all my questions before, during, and after the trip. The house is truly a private retreat in the mountains! The scenery from every window was spectacular, especially since we were lucky enough to be there in a snow storm! The house was very clean, beds were all made with quality linens, and plenty of towels for everyone. The kitchen has everything you need to cook, serve, and clean up. Firewood was supplied for the stone fireplace and fire pit. Hot tub was enjoyed by all! The ski resort is 5 minutes from the house, which makes it a perfect place for a ski getaway! We stayed 3 nights, all 14 of us didn’t want to leave!

The house and its amenities were perfect for our group's getaway. The only problem was the lack of host communication or help, and we needed it badly. We did way more work on the house than any guest should. While the host gave a heads up about the damaged TV (bad previous guests), that was the end of her communication. I emailed about different issues but got no response.
- There was garbage (boxes, solo cups, beer bottles) scattered around the yard upon arrival, WHICH WE CLEANED UP (I have photos)
- There was a dead bird and cigarette in the cup holder of the hot tub upon arrival, WHICH WE CLEANED UP
- There was a garbage bag hanging from the trees which we tried to get down but couldn't reach (I have photos)
- Many outlets and appliances weren't working (I have videos), which I ASKED HER FOR HELP WITH AND GOT NO RESPONSE. We handled the electric problem ourselves since we needed to get thru the weekend
- The worst was the oven, which had a jars-worth of greasy, jello-y, brown goop in the bottom that made cooking impossible. I told her, sent photos/videos, and got no response. We ended up buying oven cleaner and spent our Friday evening cleaning her oven- coughing, eyes watering, masks on. It took an hour to get up all the slime to be able to cook the meals we had all brought. Awful experience.
I know the previous party/cleaning crew is to blame but the host offered no help, apology, thank you, or even acknowledgement. We rolled with the punches again and again.

My friends and I had a great time at this house for a beautiful weekend. The interior was perfect for hanging out, along with spending cool nights by the fire pit. Kim was great with communicating and answering any questions I had. Can’t wait to stay there again

Our group had a great weekend getaway in this house. Very convenient to the ski mountain (less than 10mins). Listing is accurate and the House is great for 3 families. Kids had a great time in the downstairs area. Hot tub was a fun feature as well. We are hoping to come back next year.

We had a wonderful time. Location is amazing. Kids really enjoyed the pond and creek. Plenty of room to run. The beds were comfortable and there was plenty of space for our group of 9 adults and 5 kids. Bonus for parents of young children - there are preschool and toddler-aged toys and books! Definitely recommend this property.

Important notes: There are no potholders.
All reviews are true - be sure to turn into the driveway at 525 Townsend Hollow Road because going to the spur will take you to a very angry-looking sign.
We were left with partial rolls of toilet paper in each bathroom, even though the description suggested there would be enough for our stay. So be sure to bring TP!
The space is large & tidy; the overall structure is definitely aging, but it’s mostly sturdy (some railings on decks are a bit wobbly).
The garbage from maybe all of the previous guests for the MONTH was stored in the laundry room, and it smelled so gross. We were grateful it wasn’t too hot during our stay. After several calls and texts to the owner and the property manager, the property manager finally came to remove the trash 4.5 days into our 6-day stay.
The bed in the back-most downstairs bedroom was broken - the frame was totally smashed when we got to the house, so we are lucky there was an extra room and bed for our crew.
Some of the windows open and some don’t, just be careful because most of them are old.
It is a nice space, though, and we were pleased with our stay; it’s a house in the woods, after all! The trash in the basement was the biggest problem for us.

The house and grounds are lovely and if you're looking for peace and quiet you will find it! However the house needs some TLC. The screens are in terrible condition (wear bugspray!) and the kitchen is lacking a few basic supplies (no potholders, only 2 towels). Mattresses seemed to be in good condition but very soft. Property Manager was not able to bring propane for the grill so we had to go get our own. These are relatively minor issues though and we had a great time and enjoyed our stay.

Aside from some small issues (weirdly no can opener, some small broken structures here and there) the property and stay was incredible and relaxing. Would recommend, especially with a large and accommodating group.

Lovely home!
The hot tub didn’t work and that was very disappointing. It was ice cold and unable to turn on. Building manger couldn’t fix it for us when we called.
If you are planning on using the hot tub I wouldn’t book this listing.

We had a few families stay at the house together to ski at Belleayre for the weekend.
Everything was perfect. We cooked meals for everyone in the kitchen. Plenty of bedroom space and the lower level was a great spot for the kids to unwind together. We enjoyed the fireplace and the hot tub!
So convenient to the mountain.
Definitely be sure you have a car that can make it up the hilly driveway in case of snow. Can’t wait to do it again!

Spacious cabin and beautiful property but NEEDS TLC. We tried to contact host several times with no avail. The address fleishmans took us to another town on a dangerous road…if you put in the town pine hill it will take you to the house. The house wasn’t very clean upon arrival. I did some spot cleaning but needs a deep clean. There was cans of garbage in the utility room in the basement that weren’t emptied from the previous guests so there were heaping amounts of garbage that began to stink. There were several outlets, lights, tvs and DVD players that did not work. The toilet on the upstairs bathroom wouldn’t stop running and we fixed that. The shower didn’t work….wouldn’t completely turn on and barely trickled out water. There were dozens of carpenter ants crawling the walls in the upstairs bathroom that we removed daily. We tried several times to contact the host through VRBO (when we texted we were told to contact through VRBO) but did not receive a response. It was disappointing…

Property was exactly as described and made for great weekend getaway in the Catskills! They include all useful directions for use of property and check in was smooth. Will call out that you NEED a 4 wheel drive car or you will get stuck in driveway - it is called out in directions but I do want to emphasize it as a customer as well!

The pictures of this property does not do it justice in any way. The house is gorgeous , huge and clean. It has everything you need already inside. The grounds are beautiful and the scenery is breath taking. If you ever wanted to get away in the middle of nowhere and have that log cabin feel this is your place. We went with family and friends and there is so much room in this house you never ever feel like you’re on top of one another. We can not wait to book another trip here. By far our most favorite family getaway yet !!!

The rental was plenty big for our needs and in a beautiful location. I’m not one to complain but this rental needs a deep cleaning and some serious upkeep. Many areas of cob webs, and uncomfortable furniture. Underwear (2) under master bed. Kitchen was very unorganized, broken tools and rusty/ deteriorated pans.
The pump to remove waste in lower level was broken so the whole house smelled of sewerage and we were advised not to use that bathroom early in our week stay. The part needed to repair it “was” available per a plumber but owner decided to wait on having it replaced with a less expensive one which would be shipped at a later date.
This could really be an amazing rental if someone would maintain it.
Property manager was nice but not easy to get a hold of. Took many attempts to reach him by phone. He did what he could.
Owner did return some money but not enough to compensate us for all our troubles.
Hopefully the owners will refurbish this home in the near future.

The house was spotless when we arrived. More than enough room.
There was plenty of wood for the big stone fireplace. The hot tub was enjoyed by all. The large kitchen had everything we needed.
It was the best Christmas ever!!

Stunning views, beautiful house. Exactly what I had in mind before I booked, and it was really all that. Everyone enjoyed so much. There is a beautiful creek in the back and a small pond. The view in the morning was amazing.

I rented this property for my groomsmen and I before our wedding. I cannot explain how amazing this property is. Beautiful, well kept grounds and house. Very spacious and clean. The hot tub is a great addition. We had a wonderful time and would recommend staying here.

We enjoyed every minute at this beautiful house. It was clean, and comfortable. The grounds are gorgeous with a stream, pond, and fire pit. The house is spacious and allowed grandparents, children and grandchildren to spend quality time together.

Needs TLC, sliding screen doors very difficult to open and close, barbecue grill totally rotted thru and thru, there was a charcoal grill but that was in an awful condition. Jacuzzi didn’t work, no firewood for the really nice fire pit. Worst of all we emailed the owner three times to no avail and the property manager never called us back.

Very nice house with room to spread out. We had our children and grandchildren with a total of 11 people. Would have been nice to have more seats at the table instead of 6 so we could all be together to eat. But we made it work. We went the end of June for a long weekend. Uncomfortable upstairs to sleep because no AC.
We did a lot of hiking. Other then that, not much more to do in the summer. We took outdoor games and had a campfire by the lovely fire pit every evening. The ponds little beach is no more. That’s OK. Kids slopped in the creek. The property is very nice and we had the most perfect time all being together after the pandemic..

The space is great. Fire pit and hot tub provide lots of options. The creek was a hit with the kids. Beautiful views.
The only snag for us was that some of the equipment was malfunctioning: oven, dishwasher, and hot tub.
In spite of that, would definitely still love to come back!

We have stayed at this property before and hope to stay there again. The house is gorgeous and gorgeously appointed. The fireplace inside is massive and beautiful, the dining room table is large and perfect for our group, and the kitchen is large and contains all of the right tools. The hot tub is always a highlight (especially on cooler or slightly rainy evenings) and the property is wonderful to explore outside and full of little surprises. Cannot recommend highly enough!

This was our second quarantine-cation at this property. The house was clean and well stocked, and the property is as gorgeous in spring as it was in fall!
