This spacious townhome has sleeping for 10 people (2000 square feet) and has been completely remodeled with high end finishings, distinct contemporary luxury design with all new furniture and outfitted with a private deck and spa, 2 X KING SIZE master beds; all new Samsung kitchen appliances and smart TV's for your enjoyment. Including 3 desk/office workstations. We replace all the towels and beddings every year! Everything is brand new.
THE SPACE
On the main level, the open living and dining areas take advantage of some ski run views while offering loads of natural light from the abundant windows.
This large comfortable home has three bedrooms one sleeping loft and three full bathrooms. There are two family rooms and a large kitchen and dining area.
The kitchen ware has all been updated and newly purchased: All NEW pots, pans, utensils, cutlery, drinking cups and glasses, wine glasses, plates and bowls were all purchased this year and are brand new.
We replace our sheets, pillows and towels every year. All BRAND NEW!
There are 5 smart TVs throughout the home and high speed wifi at 1000 mbps and work stations in 3 bedrooms.
We provide shampoo/body wash, toilet paper, paper towels, trash bags, dishwashing detergent, sponges, dishwashing soap and hand soap.

The second floor has a family room loft sectional and TV, second bedroom with KING SIZE bed, third bedroom with a twin beds bunk bed and QUEEN bed, a desk, a full bathroom, and a washer and dryer room.
The third floor has a loft bedroom, with one bunk bed.
LOCATION
The townhome is ideally located across the street from the SILVER STAR ski lift. It is a 90 second walk to the elevator which takes you right to the lift! It is practically a ski in and ski out townhome.
The condominium is located in a very quiet peaceful area and setting with tranquil partial mountain views. The back of the complex leads leads to the City Golf Course, where you can golf in the summer or use the cross country trails in the winter. Running trails and the mountain are across the street, which also makes for easy access to hiking in the summer.
A free, clean public transport route to the Resorts, Historic Main Street, Deer Valley and the Canyons Ski areas, runs right in front of the condo for ultimate convenience.
Pets are not allowed. Any evidence of a pet stay will result in loss of deposit at a minimum. This is a hypoallergenic home.

Our stay in Park City was wonderful! The property is lovely, nicely decorated, comfortable and clean. The kitchen was well-stocked, as was the rest of the condo. And my family loved the hot tub!
The entry way was set up perfectly for getting in and out of ski boots, with plenty of storage for jackets, helmets, mittens. The hallway outside the door was set up perfectly for storing skis and poles. But what isn't clear from the listing is that the condo is on the second floor. (Unless I missed that detail!) It was a bit hard to find the property once we arrived at the complex and it was then a bit confusing about how to enter the condo. (The doorway, which is only for the unit, takes you directly upstairs and then the hallway leads directly to the condo door.)
Overall, the property is located beautifully. The walk to the Silver Star lift was short (even with skis). The restaurant at the bottom of the lift was great for apres ski and dinners. Grocery stores and downtown are an easy, short drive.
Joseph was a wonderful host, communicative and helpful. He made us feel welcome and comfortable in his home. We'll definitely be back next season!

Easy 5 min walk to gondola. Literally 5 min! The place was well stocked with kitchen equipment to bathroom supplies. Recently renovated so clean and everything worked.

We had an amazing trip and will 100% be coming back. The convenience of being in walking distance to the mountain was great. Joe is a great host and was always checking in to make sure everything was perfect for us.

First and foremost, Joe is an exceptional host. He went above and beyond to answer questions and help with anything we needed. The space itself was as described and in a great location. The free city bus stop is an easy 2 minute walk from the unit and then 5 minutes tops to the Park City mountain base. We loved the location and the space was perfect for our group.

This property has the best space for a large family & is very comfortable (seriously the couch is so comfy). We had a family member break her elbow first day of arrival & ended up spending a ton of time in the house which we were thankful it was spacious & comfortable. Joe is an excellent host & communicator. We had an issue with the hotub & reached out & Joe had a solution so we didn’t miss a day of hot tub (love that the hot tub is private. We cooked every day we were there & loved the spacious kitchen & loved that there was dining space to eat as a family. Highly recommend because Joe cares about his rental & guests.

We were in town for a wedding and this was a great central location for us as there were events in Kamas, Heber & Promentory & we loved that Silver Star Cafe was a short walk as well!

My family has been coming out to vacation in Park City for over 20 years, staying at various lodging options including the resort. I was not overly familiar with tjis lication as i often stayed closer to the historic district for ease of shopping and dining. We loved this condo and its location. Wonderful accommodations, and roomy. The short walk to the silver star lift was so convenient and the ski down was a perfect last run of the day. So much better than fighting the crowds at the base of the resorts. Hot tub was working and was HOT !!
Joe was very responsive to our needs and accommdating. Cant say enough anout this place. Will definitely stop lodge hopping and stay here again next year!!!

This was an excellent trip. This condo was amazing. Well, kept up and looked great. There was 6 of us, and all slept comfortable. Joe, the owner of the property was on point. Very responsive when we would communicate. I highly recommend this property. Last year we stayed at the Sun Dial Lodge, great spot, but really liked the location of the 3 Kings Condos.
We will definitely be staying here again in 2024. Thanks again Joe!

We stayed here for a week over Christmas and it was amazing. House has everything you could need. Super warm and cosy. Everything’s brand new. Perfect location - 3 min walk to nearest ski lift and bus stop. Great communication from owner when we had a query. Would definitely recommend and hope to stay here again.

Had the most amazing stay at the condo. We did a girls trip & it was an ideal location for skiing/ snowboarding… you can walk to the lift & the bus picks you up right in front of the condo which was very convenient. Would definitely recommend for a big group! & I would surely come back

We enjoyed our stay at this condo. It's proximity to Park City was exactly what we were hopingmfor to explore downtown and Deer Valley resort. The free shuttle to the downtown transit center was a huge benefit, as parking downtown is a challenge.

This property was perfect for our yearly group ski trip. We had multiple different couples and 'uncoupled' guests and the amount of rooms, beds, and bathrooms was perfect. The hot tub was great for relaxing your muscles after a tiring day on the slopes. The Silver Star trail even opened up just in time for all of us to have the true "ski out" experience on our last day. The green bus will also get you to the mountain base in under 5 minutes, and the blue bus will get you back just as quickly. Joseph was a very helpful host and was quick to respond if we ever had a question. Would highly recommend this place to any group/large family looking to enjoy a fun trip to Park City!

I rented this property to ski in and ski out of the silverstar lift; however, Park City chose not to open up the lift during the first 2 weeks of January. We had to bus everyday to the base area. The owner did not offer any compensation even though some surrounding units did.
The owner was very responsive for an unexpected microwave failure.
Additionally, 2 heaters in the main area did not work leading to cold dining and living room in the morning and evening at 10-15°F temps. We were able to compensate with the electric fireplace once the temps raised to 20°F to a comfortable 70°F inside temp. The owner arranged someone to look at it after our departure (my request) as we only had a couple days left by the time I confirmed I wasn't doing something wrong with the heat.
This unit includes plenty of pots and pans for accomodations for a large group. It is an aged unit with some upgrades. The pool table is a unique feature.

Overall nice place but the cleaning crew needs to be talked to as many dishes were dirty in the cupboard and trash was left around the hot tub. Everything else was great!

Highly recommend this location if you are looking for a great ski in ski out spot. 3 minute walk to ski lift, property is great, and owner responsive. Will definitely stay here when we come back.

This property was great for us (group of friends) and would be even better for a couple families. The location was great. We were able to easily walk to the Silver Star lift with boots and skis and made first chair on an epic snow day.
Pros:
- Location to Silver Star lift.
- Easy access to the bus to PCMR and Main St.
- Hot tub on the porch was always hot.
- Ski and snow board racks inside.
- A nice mud room for removing and storing ski boots and shoes.
- Lots of beds.
- Pool table was very nice and a great feature.
- Easy check-in and check-out instructions with minimal effort. Some can be extensive, but this was very easy.
Cons:
- Juke box was cool, but we struggled with connectivity. You can play CDs, plug in an original iPod (i.e. iPod connector and not the lightning connector), or it had a blue tooth dongle. We didn't have the first two and didn't get the blue tooth working correctly. I blame user error, but knowing the options to make it work would have been good.
- WiFi wasn't working well for us. We had to reset the router a couple times and that usually solved the problem.
Recommendations:
- Be sure to read the instructions in the binder. It was probably in the binder, but we couldn't find the parking passes so called the owner who was super responsive.
Overall, I didn't want to give this a 5-star rating so I could keep it a secret. It was a great place and we will likely go back again.

This place was great. Super convenient but still quiet. The hot tub was a big plus. We have a family with teenage sons… They really appreciated their own space. It was well equipped with everything.

Quite simply put, it’s a wonderful place to stay. The condo has plenty of room and with the amenities, it added that extra fun. The location was convenient and the home was very clean and well taken care of. You can’t go wrong here.

This spot was a great home base for a few days in Park City. The quiet road was a short stroll to a consistently running bus stop and walkable to a nearby lift. It was also a very quick drive to a nearby shopping area that had a Fresh Market grocery store.
Seven adults slept comfortably in the space, and we also made and served meals, soaked in the hot tub, and relaxed in the spacious living room. The condo is not pretentious and was just right for the laid-back vacation we wanted.
The bathrooms were well stocked with plenty of towels and the showers were hot and had good water pressure. The owner was kind to let us leave our luggage in the condo on the first day while we waited for the official check-in.

The condominium was perfect for my group! The location is ideal for those who want to hit the Silver Star lift or the convenient (and free) bus stop just outside the front door. The amenities were perfect--a chance to enjoy the hot tub after a long day on the slope is key. The kitchen is well-apportioned, and my group prepared meals each night (until we went into town for the final group dinner!). There was plenty of room for everyone, the bathrooms were in great condition and everyone had a blast. We will definitely look to stay here on our next trip to Park City!

Convenient to ski lift and bus stop. Kitchen stocked well with pots/pans, dishes, appliances. Only 2 kitchen towels. Kitchen cupboards don't close . Hot tub was nice. Most disappointed in queen beds and bedding...all beds sagged in the middle...bedding old and no elastic in sheets/mattress coverings...awakened each morning on top of bare mattress....blankets and bedspreads old and thin. Two hangers in closets. Paint actually peeling off dining room wall. Shower heads old and largely clogged. Window blinds had missing and broken slats. Considering cost of accommodation for the week, was most disappointed and will not recommend the unit and will not return. Additionally, check in was 4pm but cleaning crew didn't finish until after 4:30...inconvenient for family arriving from Boise with infant and toddler.

Condo is right across from Silver Star lift, so easy to walk there. Kitchen well stocked with an array of pots and pans and good amount of dishes and silverware. If you like to cook this place is great. The three minute walk to the lift was convenient and having the bus stop close was great. The owner was great to work with. Hot tub was enclosed on second level so more private than some Pay Day units. Plenty of beds to comfortably sleep 11. Internet worked great and plenty of TVs. Owner was very flexible and easy to work with throughout the time we were there.

This was our family's first time staying in Park City for a ski vacation. The previous reviews of this property and the owners all said great things, so we decided to give it a try. All the reviews were absolutely true. The location to the Silver Star lift was perfect...no driving required! The condo itself was warm and cozy and we all had our own beds, which made it wonderful. The kitchen is fully stocked and we took full advantage of it as we like to cook all our meals rather than find places to eat. The hot tub after a long day of skiing was such a bonus and much appreciated. Joe is very quick to respond in case you need to get a hold of him for any reason. The location and price were exactly what we were looking for. We would definitely stay there again.

We had an early Christmas family trip from 12/15 to 12/22 w/7 adults and 1 baby. We had plenty of room & I would really consider it a 4 BR home with the upper loft. Nice floor plan. Very comfortable kitchen and dining area for cooking, eating and relaxing with family. Hot tub on deck was really nice. Internet/WiFi worked well as my Millennial children had hoped. Owner was responsive and helpful.
About the only negative was the Silver Star lift across the street wasn't open until we were leaving. PC had a normal amount of snowfall but apparently the King Con area is one of the last areas to open as they startup.
Advertisements are not overblown and we enjoyed ourselves.

If you are looking for a great place to stay that's an easy walk to the lifts, then pick this place. We walked to and from (in our ski boots) carrying our skis and poles with no problem at all. There is a nice hallway for storing all of your gear and a place to sit and put your boots on inside.
There is also a free shuttle bus that caters to the area and the bus stop is right out the door. We used this to go to out to eat and get to other areas in Park City. We also used Uber a lot to get to some destinations like Olympic Park and the grocery store. Nice and Easy.
The condo itself is spacious and the description in the ad is accurate. It's slightly outdated and the beds were a little uncomfortable but overall the hot tub was nice to have on the private deck and views of the mountain. The owner is very quick in responses if you have a question and overall it's a great place to stay year round.

Nice amenities and lots of space make this place awesome! Resort had some issues while we were staying there and owner was super responsive and quick to get us the information we needed. Comfortably fit 10 adults.
Would totally stay here again when we return to PC.
