All cottages have dishwashers, washing machines, fully equipped kitchens and free high speed wifi.
Cots and highchairs can be provided.
There is free parking outside the properties. Pets allowed for an extra charge.
We offer a specially adapted accessible studio cottage, generously equipped and graded to M3i standard. The kitchen can be adapted for a wheelchair user if necessary.

We really enjoyed our stay in the cottage. It’s a special place with lots to see and do in the area. The community shop is very handy and the cafe serves delicious foods. Overall it’s perfect for a relaxing holiday .

The cottage was well equipped, clean and comfortable. Oven gloves would have been helpful.
The children in the other cottages that arrived on Friday disturbed us during the day, playing football was fine but throwing the ball at the apple trees and then the apples that fell at each other and hitting our patio window was not. I was not in the mood to have a row about it whilst on holiday and it is not your fault that the children (5) appeared to have no adult supervision.

The barn is just lovely, being well-equipped and in a beautiful setting. We enjoyed the convenience of the community shop in the complex and the proximity to Newbury and Wantage. There were great walks nearby and a good pub. I just wish we’d had the time to stay longer.

This lovely barn conversion is beautiful inside and out. So many great features with the added bonus of an amazing community feel, including a community shop. The hosts were very helpful and the local area was great for walks. We wish we could have stayed longer.

Ease of access, dog friendly and everything close by including local shop! Our dog loved the orchard and was very accessible. The cottage was lovely and warm, clean. The walk in shower was lovely plus the bathroom was light and spacious. The bedroom was welcoming after a long travel and very comfortable. We slept really well and was quiet. The kitchen diner was fully equipped and the lounge was comfortable. We would definitely come back for another stay.

From the moment we walked in the door we felt at home. (Well home away from home) Jessica has done an amazing job.

I loved the very clean and well equipped cottage and its position next to the lovely cafe and shop. I also loved that we could sit outside at the back with view onto the orchard. And especially the large comfortable bed! The bedclothes were incredibly soft, so was the pillow and duvet. And the big walk in shower was brilliant..And it was quiet. And there were beautiful walks nearby in the very large forest! the owners were kind and helpful. I recommend it highly! thank you everybody!

We loved the jacuzzi bath, the size of the shower, the comfortable bed. The cottage was spotlessly clean with all we needed for our stay. Including an iron & hairdryer.
We loved being able to open the French doors into the garden area which had a outside table & chairs.
Everything was very catered for, it even has a shop in the courtyard.
Jessica was lovely nothing was to much trouble.
We would highly recommend. We stayed in Pear tree cottage.

We loved the quiet location, the beautiful surroundings, the convenient & well-equipped Community Shop on our doorstep, the warm and friendly welcome, the beautifully designed interior, comfortable beds, homely feel and dog-friendliness. It was everything we'd hoped for and we'd certainly come back again.

We stayed for two nights in Pear Tree - an absolute delight of a cottage which was both spacious an also eminently cosy. Everything we could have possibly needed was right at hand; including the excellent farm shop on site which was densely packed with plenty to distract us and is clearly very well used by the community. Jessica was extremely helpful and made us feel very welcome. Would definitely recommend and look forward to hopefully coming back in future!

We stayed in the hayloft for the week as my neice was getting married. Our family got together and we had a fantastic opportunity to be together, meeting for morning coffee in the orchard.
