About this villa rental
A comfortable, welcoming, family friendly home from home and designed for al fresco living with extensive verandas and a large sun deck. The swing-back French doors can be secured open during the day to take full advantage of the cooling breezes and glorious sunshine. The villa is very well appointed with plenty of drawer and hanging space in each bedroom and a good supply of bath and pool towels and quality bed linen.
Hamilton Estate is a private development near to Jolly Harbour, the premier marina, golf and leisure resort in the Caribbean, situated on the beautiful west coast of Antigua. Jolly Beach is just a 10 minutes walk away; a long sweep of soft white sand and turquoise sea fringed by palm trees, and the entrance to the marina is also just a 10 minutes walk away.
Each of our two villas stands in its own garden and has 3 en-suite bedrooms, expansive internal and external living areas, and a private swimming pool with sundeck.

Property manager Hazel and Jolly Villa Rep (Howard) were great. Hazel was kind and Howard responsive and professional. They were easy to reach, answered questions, made suggestions, arranged rental car, transport to/from airport.
Villa location is great except the bar directly across the street is extremely loud at night, playing live music & karaoke until 1:30-2:30 am. Otherwise, villa is close to a good supermarket, marina, restaurants and several amazing beaches. A rental vehicle is recommended (especially if traveling with children). Pool is lovely. A nice size and depth. Could use a new pool scoop as the current one has holes and is ineffective.
Sadly however we rate the overall cleanliness of the villa as poor. You can tell the house gets a cursory clean between guests, but it requires more. The bedrooms and bathrooms aren't too bad but the kitchen is dirty and has roaches. Spaces between fridge & stove & dishwasher, & the sink area, were very dirty - they require a scrubbing and disinfecting. Roaches were seen on countertops, inside dishwasher, dish rack, drawers and floor, and some in the adjacent dining area. Despite immediately handwashing all dishes, keeping all food in the fridge or freezer, and not leaving crumbs or dirty dishes around, we still killed many roaches with a can of RAID we bought. The entire house needs a deep clean - the kitchen especially needs a deep clean & update/renovation. The state of the kitchen really impacted our enjoyment of the space.

The villa had everything we needed - family of 4, kids 12 & 15. Really enjoyed the pool, and the local beaches - especially Darkwood. Antigua is beautiful, and has activities to offer. We did Stingray City, Rainforest Zipwires, and a lovely morning kayaking and snorkelling near English Harbour/Galleon Bay. I definitely recommend having a car when staying here - the island is small, but lots of things you wouldn’t see, restaurants you wouldn’t go to, if reliant on taxis or local buses.
Only one negative - the restaurants directly across the road from the house play music/karaoke most nights till at least midnight, sometimes 2am. Only a problem from the master bedroom (by the pool) - our kids, in the other two bedrooms were not disturbed by it.
Another minor point, the cooking gas ran out one evening, when I was in the middle of making dinner. Hazel sorted it very promptly the next morning, but it might be an idea to have a spare gas canister on site, and tools to change ? We managed to finish cooking on the BBQ, thankfully !
Several good local restaurants. I recommend The FoxHouse - an easy walk from the house, and very friendly. And the supermarket is excellent - even had Heinz baked beans and ketchup (at a price!).

This property was perfect for our group of 4, and we could have easily accommodated another couple. The location was excellent! Walking distance to several restaurants, very close to the well stocked supermarket and no more than a 5 to15 minute drive to several GREAT beaches. HAZEL, HAZEL, HAZEL.!! The property manager Hazel was simply amazing. Every good thing we heard about Hazel was true, and then some. She assisted us with any and every aspect of our visit and was extremely personable, resourceful and knowledgeable. Hazel is a valuable resource and enhanced our stay to the next level. The driver, Big Lava, was great as well, and took care of us from the time we landed at the airport, until he dropped us off at the airport for our return flight home. Antigua is beautiful, the people are beautiful, Big Lava was excellent, and I cannot say enough about Hazel. WE WILL RETURN!

We did a lot of research before booking our holiday and specifically chose Ffryes House for its location and the fact that Howard had adopted a much more flexible cancellation policy to take account of the current pandemic than many other rentals. Whilst that didn't come into play (fortunately) we had to change our dates on several occasions due to flight cancellations and Howard worked with us every step of the way to help us make our trip possible. Communication was superb!
The villa itself was everything we had expected from the photos. The house feels large and airy with plenty of living space and doors to open out on to the patio. The kitchen was equipped with everything we needed and there was a plentiful supply of pool towels at our disposal.
We had a couple of teething problems on arrival which were swiftly and efficiently dealt with by Hazel who manages the property and checks you in/out.
Ffryes House is situated about a 10 minute walk from Jolly Beach and Marina which has a well stocked local supermarket and a few bars and restaurants on offer. There are also a couple of restaurants directly across the road from the villa - others have commented on the loud music disturbing them - we did not personally find this an issue as the air conditioning unit drowned most noise out.
Whilst you can walk to the local shops and the nearest beaches, we would recommend hiring a car if you want to explore other beaches and sights. Ffryes , Darkwood and Turners beaches are all within a 10 minute drive and well worth a visit.
This was everything we had hoped for and we would happily consider booking this villa again on any future trips to Antigua.

Recently stayed here for 2 weeks. The booking process was very easy with good communication with the owners. The villa was very clean and during our stay was cleaned. It is quite private and not really overlooked. The access to the wonderful beaches and Jolly Harbour are all within a five minute drive. The only thing we didn’t like was across the road are some local restaurants and the music starts around 4 o’clock in the afternoon until early hours. The loudness of the music can be annoying at times. But this shouldn’t put you off booking this villa. A car is really essential to see the wonderful island. I would suggest not booking it with any of the airport companies but using one of the local companies as the airport cars can be much more expensive and often run out of the car that you have parked.

Ffryes House is a very comfortable villa with two en suite bedrooms with queen beds and one ensuite with twin beds. The master bedroom is closest to the busy road and the loud music emanating from the new development of little bars and restaurants on the other side. This room has a tiled walk in rain shower with glass wall in the bathroom and has French doors that open onto the patio and pool. It is the nicest bedroom .
All bedrooms have A/C and fans. The beds are comfortable and there are adequate towels and bedding. The two bathrooms attached to bedrooms 2 and 3 have showers in the tubs. We purchased some non slip shower mats as our senior citizen selves didn't feel safe without grab bars for possible slipping in the shower.
The kitchen is well equipped and quite large with French doors opening onto the outdoor covered dining area. Young palms and other plants form a shady cool privacy barrier around this area. A charcoal barbecue, which we found difficult to bring up to heat, is also in this area.
More French doors off the living area open out onto an continuation of the dining patio. Here, four large wicker rocking chairs with cushions face the pool which is deep enough for diving at one end and shallow enough for little kids at the other. These two varying depths have a steep drop separating them. The pool is long enough to swim lengths and is surrounded by six lounger type sun beds on a tile surface. We found the tiles to be quite slippery when wet from the pool or rains. The whole yard is fenced and surrounded by flowering oleander and hibiscus .
Overall the villa is well equipped and comfortably furnished for any event. Maid service is available should you wish to pay extra. Fresh paint inside and out had just been completed when we were there in March/April 2017.
Nearby Valley Church Beach is lovely but occasionally gets invaded by cruise ship passengers. "The Nest" bar and restaurant here occasionally has vary loud "fetes" that continue until the night with thumping music. Silicone Ear plugs which can be found at the local "Waitrose"" well stocked supermarket, work well!
The WiFi in the house is spotty as we found that there were times when it was not available. Also, the Digical "pay as you go" phone in the house is very expensive to run. $10 lasted less than a minute to a local number!
Make arrangements for your own phone to get International rates and use only on WiFi. We found this to be the least expensive way to go.

I cannot express enough how absolutely beautiful this property is. When we arrived it looked like a show home. We booked Ffryes House for two weeks as we were getting married on Valley Church beach and wanted something that was close by. Howard Adams made the whole booking process so easy and was a total joy to deal with - putting up with my endless questions!! Howard ensured that we had someone there to meet us on arrival, a delightful lady called Yasmine, who we could call at any time if things went wrong - which they didn't. We would also like to mention the owners, Brian & Marianne, who left us a beautiful note when we arrived and a bottle of bubbles as a celebration for our special day. The property itself is beautifully appointed with a fully equipped kitchen and three decent sized bedrooms, all with en-suites. Ffryes House is situated in the perfect position - not only to enjoy the amazing beaches of Ffryes, Valley Church and Jolly Harbour, but also close to all local amenities, with the supermarket being just a minutes drive away. We can highly recommend Miracles which is a local restaurant situated within a few minutes walk away, please don't be put off my the exterior of the restaurant, you will not be disappointed - you will have to book though as it gets really busy, or indulge in a pizza just across the road. On our lazy nights we would run across the road, order a pizza and enjoy it sitting on the verandah, listening to the night creatures and sipping a cold beer. I can honestly, hand on heart say that Ffryes House truly gave us a hug when we arrived and it will stay in our memories forever. I would have absolutely no hesitation in recommending this property to anyone wanting a slice of paradise.

I have so many good things to say about this property, and the island, that I'm having a hard time deciding where to start. Accompanying me were my wife, our daughter who turned 6 while in Antigua, and our mothers, who are both well into their 60s. We were met by the provided driver as soon as picked up our luggage and transported to the house in a very short time. Yasmine was waiting for us at the house when we arrived and showed us around, chatted, and gave us the keys. Between the driver and Yasmine we were very warmly welcomed to the island. At first, our mothers thought this was a show house, where we would be checked in, but were incredibly happy to find out that this immaculately clean, beautiful, and spacious home would be ours for the next 10 days. The pictures of this property simply do not do the house justice. Each bedroom has it's own full ensuite bathroom, with a recently renovated glass, walk in shower in the master bedroom ensuite which is just perfect after a day at the beach. Air conditioning worked well in each bedroom, and here's a tip: Close the bedroom doors, and put on the AC for a half hour before bed, then turn it off when you tuck in for the night. You'll spend the night in cool comfort without burdening the island's limited electrical resources! The kitchen is fully stocked with all the necessary plates, glasses, cutlery and tools. I really enjoy cooking and nothing was missing. As much as the inside shines, the outdoor livings spaces are just incredible. A full dining table for six at the back, sitting area with couch and padded rocking chairs, charcoal barbecue, all surrounded by beautiful flowers complete with hummingbirds. The pool is large and easily accessible for all types of people with shallow and deeper end, and easily traversed stairs. The deck area is in perfect condition with comfortable chairs, and at least half of the area is in the sunshine from just after sunrise until nearly sunset, so plenty of room for everyone to lounge and tan should they wish. While we rented a Jeep for our entire stay to explore the island, the grocery store in Jolly Harbour is really less than a 10 minute walk away, along with excellent restaurants, as well as pizza and fish & chips directly across the street. All in all, an absolutely brilliant vacation home that you would be hard pressed to beat! Thanks for a great holiday!

Great villa exactly as advertised with seamless transfers from the airport, very good location within walking distance to numerous restaurants and a supermarket. A car is a very good suggestion and this is also nearby. Try the boat trip Jabberwocky for a top start to the holiday. It was just brilliant. Thoroughly recommend this location!

This villa was a home from home, and very handy for Jolly Harbour. The master bedroom was so comfortable , the Internet fast, the kitchen full of utensils. The outdoor area was large and the swimming pool very relaxing. The Hamilton estate Caretakers were so helpful and obliging. Thinking of returning to this villa next year again we enjoyed our stay so much. The property was also clean and spotless and had flat screen TV in the lounge which did not show up on the villa photos.

A beautiful house, tastefully decorated, and very clean! It was perfect for our family - 3 couples & a 2 year old! The beds are quite comfortable. with plenty of towels and linens in each room. We did not need to rent a car; we walked to the grocery store & restaurants in Jolly harbor with ease. Mr Nat George (Nat Tours Antigua) was our taxi man for all our excursions around the island. The first night we discovered the a/c wasn't working in 2 rooms, but management took care of the problem the next day. The pool is beautiful and the grounds are private. In all a wonderful home base while visiting the island.

Booking was easy, getting there was easy and the villa was fantastic. Everything you could need from a holiday home. Airy, spacious, evrything you could need from large fridge to cd player and lovely living area to BBQ with all the bits.
Its just away from the main town of Jolly Harbour but close enough to be able top walk to the large supermarket.
The pool area is great for kids and theres ample towels to enjoy yourself around the villa. Likewise if you want to hire a car and drive around the villa is perfectly placed to visit Runaway Bay, Darkwood Beach, Ffryes Beach, Jolly Harbour Beach and Carlisle Bay.
I always think the true measure of a place is whether you would want to go back again? Our holiday at Ffryes House was fantasticand i'd go back tomorrow if i could!
