About the home
“Cowes Garden Cottages” is a well loved single-storey family home in central Cowes on Phillip Island just a short walk from the beach and less than 150m from the supermarkets, restaurants & cafés of Cowes. The home has been set up with larger groups in mind, and is priced to reflect its age and style. Some of the many features of this older-style home are detailed below:
Indoor Areas
The home is divided into two separate areas; the Cottage and the Main House.
Entry to the Cottage is via a covered deck into the Cottage Living Room (with smart TV). Bedrooms 1 and 2 are off the Living Room (with table & chairs for 4 people) and the Cottage bathroom (with shower & separate toilet) is accessed via an enclosed hallway. The kitchenette has a small dishwasher, microwave & bar fridge.
The entry hall in the Main House opens into the 2nd Living Room, and Bedroom 3 and Bedroom 4 (with built in robes) which share access to an ensuite (with shower & toilet). The Main bathroom (with shower, corner bath & double vanity) and separate toilet are also off the hallway. The huge Main Living Room, with smart TV & bluetooth speaker, as well as a fireplace (wood is NOT provided) provides a great place for family and friends to congregate and Bedroom 5 is off this space. The separate Dining Room (with seating for 6 people) leads off the Main Living Room and provides access into Bedroom 6 and also into the huge Kitchen (with 8 bar stools). There is a large Pantry off the kitchen, and access into the laundry (with washing machine and clothes dryer). Step outside into the rear courtyard and there is (external) covered access into the 4th bathroom (with shower & toilet). Bedroom 6 also provides internal access into the Games Room (the converted Garage with Table Tennis Table and gas bbq).
Outdoor Areas
The semi-covered Alfresco at the rear of the Garage has the electric heated 6-seater spa. The garage has been converted into a Games Room (with Table Tennis table and gas BBQ). There is parking for 4 or 5 vehicles on the property (cars and/or a boat); one in carport next to the Cottage, one in the driveway in front of the carport and 2-3 more cars can be parked on the driveway through gates to the rear of the carport (2.15m height clearance). The gardens to the east side of the property provide a delightful outlook from the main Living Room and Dining Room. The central courtyard also provides another large space for groups to spread out with 2 outdoor tables seating 14 people.
Kitchen
The fully appointed kitchen is equipped with cooking utensils, crockery, cutlery, microwave, Aldi pod coffee machine, toaster, kettle, etc. plus a double sink, fridge, dishwasher, electric oven and gas cook top. The Cottage kitchenette has a bar fridge, microwave oven and small dishwasher.
Heating/Cooling Systems
There are five wall mounted reverse cycle airconditioners at the home; 1 each in the Cottage Living Room, 2nd Living Room, Bedroom 3, Main Living Room and Bedroom 6. There is a ceiling fan in Bedroom 5, and a wall mounted electric heater in Bedroom 6. There is a fireplace (wood NOT provided) in the main living room with a couple of extra portable heaters.
Bedding Configuration
This home has 13 beds plus 2 sofa beds , accommodating up to 21 guests:
In the Cottage:
Bedroom 1: One Tri-Bunk
Bedroom 2: Two sets of Single bunks
In the Main House:
Bedroom 3: One Queen bed
Bedroom 4: One Queen bed
Bedroom 5: One Queen bed
Bedroom 6: Two Tri-bunks
There is also a Double sofa bed in the Cottage Living Room, as well as a Double sofa bed in the 2nd Living Room; each one is suitable for one adult or child.
Please note: The Tri-bunks have a double bed base with a single bed above it.
Linen
It is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed (some sites add a service fee to these costs) - and we prefer 7 days' notice prior to your arrival to get that arranged.
Peak Periods
Please note that during the peak summer period and other peak times, check in times are set as 3pm unless by prior arrangement. Please also note that if you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up.
Functions, Celebrations and Schoolies
Please note that the home is not suitable for celebrations, parties or large events. The home also does not take bookings over Schoolies.

Place was old rambling house and attached cottage. Was great for 4 families totalling 20 (teenagers and adults). Location was fantastic close to Thompson st shops and only 5 min walk to beaches on esplanade. Some issues during stay. Gas ran out for hot water in cottage and hot water in Main house struggled. Broken window not made safe. Called agent they were very helpful with response but couldn’t get gas bottles replaced also Should have toilet paper for all residents for stay. Would be great to put in fire pit. def stay again but need few things fixed and confirmed beforehand
