Welcome to our pet-friendly haven with our recent stylish remodel & fenced backyard! This lovely home offers a tranquil residential vibe alongside quick, easy access to the downtown areas & trails. Admire the crisp, contemporary décor of the open-plan living space & take in the peaceful surroundings. It's the perfect space to unwind & relax after a busy day whether it is work or play. Wake up to the fabulous coffee bar & prepare yourself for a day exploring Bozeman and all that it has to offer!
Kid friendly/enhancement are now present! Our child package is offered which includes; stroller, pack-n-play with table, dish ware and high chair. Hopefully it will ease your travel packing logistics!
Although we will not be available in person, please reach out through your booking platform for quick and easy communication. We pride ourselves on being responsive for all guest needs to make your stay more comfortable.
Quiet neighborhood west of downtown (just a quick 10 min walk to get groceries at the new Whole Foods!), and yet just a few miles of your new favorite hiking trails!
There are two parking spots in front of the garage as well as on street parking. There are many sidewalks for easy morning or evening strolls. Guests will not have access to the garage.
Please let us know if you will traveling with your dog/s. There is a limit to 2 dogs. The cost for your stay with up to two dogs is $100. Please pick up after your pet, otherwise you will be charged an additional $50. Guests will not have access to garage.
Please take note that the fireplace is NOT available for use.

Additionally, we have installed noise monitors in the property to ensure that our guests have a comfortable and peaceful stay. These monitors help us detect any excessive noise levels that may disturb the neighbors, (they do NOT record any conversations, just decibel levels). We want to ensure that everyone has a great experience during their stay with us and that everyone can enjoy a peaceful environment.
These devices are not located in any private spaces such as bathrooms or bedrooms and have been installed for the safety and security of our guests and the property as well as to minimize disturbances to neighbors.
We take your privacy and security seriously, and we want to ensure that you feel safe and comfortable during your stay with us. When booking directly our cancellation policy is as follows:
Fully refundable if guests cancels within 48 hours of booking AND its at least 14 full days prior to check in.
50% refund of accommodation fees and taxes (minus a 4% credit card processing fee), cancellation must be made 7 full days prior to check in time.
If the guest cancels less than 7 days in advance or decides to leave early after check-in, the nights not spent are not refunded.
Extenuating Circumstances Policy:
When this Policy allows for cancellation, it controls and takes precedence over the reservation’s cancellation policy. Guests that are impacted by an event covered by this Policy can cancel their reservation and receive, depending on the circumstances, a cash refund or credit can be given. If the Host is impacted by an event covered by this Policy they can cancel without adverse consequences, but, depending on the circumstances, their calendars may be blocked for the dates of the cancelled reservation.

Natural disasters. Natural disasters, acts of God, large-scale outages of essential utilities, volcanic eruptions, tsunamis, and other severe and abnormal weather events. This does not include weather or natural conditions that are common enough to be foreseeable in that location—for example, hurricanes occurring during hurricane season in Florida.
What is not covered: Everything else.

No parties or events allowed.
Smoking or vaping of any kind is not permitted anywhere on the property (this includes inside the house), If there is evidence of smoking on the property guests will be subject to an additional fee of $1,000.00 plus actual costs of cleaning and deodorizing the property.
No pets allowed unless previously agreed upon. Any unauthorized pets will result in an additional fee of $100/night.
Please ensure that your pet is inside the house during nighttime.
Guests will be responsible for cleaning up after their pet.
Please don’t allow your pet onto any furniture.
No unregistered guests allowed overnight at the property. A maximum of 4 visitors allowed during the day. Any extra overnight visitors must be approved in advance. Unauthorized guests will be charged an additional $50 per person, per night. It is the responsibility of the renter to ensure that any visitor also comply with our house rules.
Please respect check-in and check-out times. There will be an additional fee of $100/hour in the event you are not out by the stated check-out time. Late check out may be permitted 24+ hours in advance.
No illegal substances allowed on the premises.
Please do not try to flush any sanitary products, baby wipes, or “flushable wipes” down the toilet.
Children should be supervised at all times at our property by an adult. Guests are responsible for the safety of their children at all times.
In case you misplace a personal belonging, please contact us so that we keep an eye open when we prepare the property for the next guests.
We hope you have lots of laughter and fun times during your vacation! However, we’d really appreciate it if you’re mindful and keep noise to a minimum during nighttime hours. Quite hours are from 10pm to 7am.
If you encounter any issues with our neighbors, please notify us as soon as reasonably possible.
If any neighbors report excessive noise, your vacation rental agreement could be terminated and you’ll be asked to leave our property. Should this happen, it will result in a total loss of the rental amount.
We do understand that accidents do happen and kindly request that you report any accidental breakages or damages to me before checking out. In case of any accidental damage, we’ll look into the issue internally to decide if and how much the deduction or repair cost will be, the cost will be either billed to the guests or taken from their security deposit.
Be sure to maintain a good level of cleanliness throughout your stay, this will make it much easier when check-out time comes! Any excessive cleaning will be billed to the guest (or taken from the security deposit).
Tampering with any tech (Wifi, security cameras, locks, noise monitors, thermostats, etc.) is grounds for immediate removal of all guests without refund.
Cancellation: A full Refund (minus 4% credit card processing fee) for cancellations made within 5 days of booking, No refunds for cancellations made within 4 days of check-in.

Tidy, well appointed, comfortable home with plenty of lounging spots for family & pup. We walked the neighborhood aplenty & found this the ideal jump off spot for sampling hiking trails, skiing, & restaurants.

The pictures of this property do not do it justice. We came for a soccer tournament and were so impressed. The house was immaculate. Check in and out were an absolute breeze. It’s located in a cozy neighborhood with a yard for kids to run around.

This home is beautiful. It had everything we needed, room for 6 to spread out comfortably and enjoy. The location is fabulous, near to downtown but also away and quiet. We rented a car. The decor is cute, the communication is excellent and very responsive. I would definitely stay here again.

Honestly, this is the easiest 5-star review I've ever written - no exaggeration. Everything was perfect. Communication prior to stay, communication on the day of check-in, instructions for stay (garbage, laundry, etc.), communication on check-out day - all excellent. Love the little signs around the house and QR code for full info. The most well-equipped VRBO we've ever stayed in. Our flight was delayed and we arrived later than planned - I picked up a couple frozen pizzas on the way in and they had a pizza stone! If you wanted to eat in, it definitely wouldn't be a problem. Great location, super convenient and easy to find. Everything was comfortable and just like home. 10/10 would definitely stay again. Thanks for doing a great job!

The place was wonderful! First time traveling with our dog and this place made it a breeze! The backyard is huge! The location is perfect - close to so many things Bozeman. Our first time to Bozeman and this place made it a memorable visit. The hosts are always available for questions/information. The large great room/kitchen open concept design allowed us all to spend plenty of time together all in one place!

Great location for things we wanted to do at MSU, downtown, skiing etc.. The decor is awesome. Had all that we needed. It was very clean. I would stay here again!

We stayed here with our 8 month old daughter and a small group of friends and family. The house was perfect for us, the rooms were all very comfortable, the location was convenient to downtown but in a quiet neighborhood, and the house was well equipped with everything we could need in the kitchen! They even provided a pack n play, high chair, and stroller for us to use. Everything was in great shape and the house is well cared for. Our dog loved the big back yard and walking along the path by the creek behind the house. We also really loved the in flood heat in the master bathroom! The entire home has been beautifully and thoughtfully set up, and we would definitely come back and stay again! Communication with Stephanie and Josiah was always quick and easy and they were very helpful. Thank you for a perfect base for our ski trip in Bozeman!
