Very nice and clean
So many stairs to go up and our luggage was heavy. If I knew about it I would have rented a ground place

Location was terrific.Off Street parking but advertised as 8 euros a stay but charged 8 per day.
Bathroom had mould.Shower connections leaked.Towels weren't very absorbent.

no breakfast., only coffee/tea. Location perfect
The beautiful terrace outside was painfully neglected, fine plants all about to die, a filthy full ashtray disfiguring the otherwise single dirty table. a shame, the terrace is a major asset for the place. The common sitting room also had a top-heavy smoke smell.

This particular suite had a shared living space and outdoor area with another suite. It had a decent coffee machine and some packaged cookies. The palace is a very short distance to the central part of town with shops and restaurants and also close to the medieval area. The host was great at providing information about walking around town.
Although it was unusually hot this year, the AC could be a bit better. We also did not realize that the beds would be in the same room, as it was hard to figure out if the living space and outdoor space were part of the suite. However, it was very affordable for what we were offered and the available parking good.

Amazing location, good and comfortable sleep, everything you need!
Bathroom and the towels provided (but definitely not a deal breaker) still had an amazing bath!

The property manager was responsive, accommodating, and helpful. He even provided a map of area restaurants and tourist locations. Property near a public playground for those with children.
The room is a tight fit for a family with small children.

Each ensuite bedroom was very unique, arranged with tremendous taste & antique decorations in the palazzo that hosts this B&B. The enjoyment of a living room & terrace made it feel more like an apartment than just an ensuite bedroom.
Fausto, the owner, was very welcoming & full of great recommendations for our brief stay.
Having a private parking on the premises was another plus.
We also loved the fact that it's in the historical part of town, yet easily accessible.
PS: I hardly never give 10/10!

This was a really cute room and a comfortable stay. There is a shared space where you can get some coffee and relax. Unfortunately, it was a bit rainy so we didn't get to enjoy the outdoor space. The location offered parking, which was very helpful (and don't trust the GPS to get you to the hotel, ask for help getting there). This location and the town are a wonderful combination.
I can't think of anything.

- pleasant interior
- beautiful location
- very nice and helpful host
- jacuzzi was amazing! It was outdoors on a beautiful terrace, great way to relax under the stars at night
- the WiFi was too weak to reach our room on the top floor - only worked in the common area
- couldn’t get air conditioner to work
- no kettle, hot water is only available during breakfast hours from the coffee machine
- the fridge wasn’t very good - too warm inside and has problems with its power cable; to get the fridge to work, I had to fiddle with the cable a lot
- no blinds on the window, the room too was bright in the morning
- no cutlery/glasses/dishes etc, though the host was very nice to give us glasses and forks when we asked
- jacuzzi kept having plumbing problems after an hour or two of use. The host was nice to fix the first problem, but because it broke again I believe it’s not functional at the time of writing this

nice quiet and comfy apartment close to all the sights and with parking!!
Fausto is a helpful and caring host. the 45 steps to the apartment give you great exercise 😀
bathroom and kitchen fixtures could use some better cleaning. some matches or a working gas lighter would have been handy. Equally a kitchen towel.

Check in was easy-it was centrally located on outskirts of the city & on site parking!
The bed was terribly uncomfortable. When the bottom of the bed is higher than the middle l, it screams that it is time to replace. It would have been nice to know in advance parking was an additional fee.

Very beautiful and designed room in a pretty building just near a park with the view outstanding.

The place was great, very homely, full of character, quiet, peaceful, yet close to everything a very nice place to stay
Had trouble with the WiFi but I think it was probably my phone and didn't really impact me.

The room itself is beautiful along with the view and the jacuzzi is excellent. coffee included in the price
there are a lot of beams coming down from the ceiling. I’m a tall person so I hit my head multiple times per day. WiFi is not great.

It is a really beautiful room, almost right out of Architectural Digest, almost perfect in every way. Only a few steps away from the square and all the cafes and restaurants. They also have parking on the property. Really well done, can’t recommend enough.
I wish I could have stayed longer

Charming room in the attic of an old palazzo. Very close to the main square and the dome. The parking facility on site is well worth the 8 extra euros. No breakfeast but free coffee and tea all day.

Lovely attic room - clean and cosy. Appreciated having a bathtub as well as a shower. Fausto was very friendly and helpful. I would happily stay again if I re-visit Orvieto.
Not the easiest place to find when driving (but worth the time spent following one way systems... lol ). Lots of stairs.

The location was perfect, if you wanted to park on the edge of historic Orvieto - easy to find, to get to and leave from by car. The hosts were available immediately to answer concerns about the internet, which was fine once Fausto reset it, as soon as he got my message.
The apartment had a lovely window, great heat and was roomy enough. Simple, which is what I like in a stay.
Only that a kettle with tea or coffee in the room would be lovely.

Nice decor, enough space in the room, good location
Could use a lift, would be great to be able to have breakfast arranged at a cafe nearby

Comfortable bed and pillows. Clean apartment with any comforts you wish. We loved the little terrace and the jacuzzi. The interior is very cosy, plenty of chairs and little corners to relax.
Despite the owners availability, leaving our car in their garden and had to ask to open it if we needed it, I felt was a bit uncomfortable.

Central location, beautiful apartment with so much character, off-street parking a huge bonus in Orvieto.
There is nothing not to like.
