Clean, spacious and comfortable

Located in the heart of the lovely town of Kings Lynn. Plenty of places to eat. Very friendly and helpful staff. Really nice room with everything we needed.

was super central location - centre of town is like a 5 min walk, the quay too is even less. bedroom was spacious & comfortable, decor is very calming - loved the sage green! having the pub downstairs is super convenient too. staff were really friendly and helpful too!
the wifi in my room (5) wasn't good enough to attend my online meetings - had to use another guest's room and when they arrived for check in i had to carry on my meeting on the landing... the sink is also really small so i struggled to wash my face in the morning without water going everywhere. the kettle was also too big to fit in the sink/under the tap. the top of the duvet cover was a weird material - all my jewellery kept catching on it through the night

THE LOCATION IS PERFECT. The room is brand new and very pleasant. Hope it stays the same in the near future for another trip.
It would be perfect if there was plenty of tea and milk in the room next to the kettle.

the location was amazing, just a couple of buildings walk and you are in the centre of town, everything is nearby, we had room number 1 and the window looks out at the corner of the minster, a few minutes walk to the main square, room and hotel and bar and staff faultless, we got back late just as they was closing, so we was allowed to buy a beer to take back to the room, which was nice, the guinness was perfect, wife had madri and she said that was lovely, and the price! £57 for a friday night, in the town! CHEAP!
the bed had not been changed, it was filthy, covered in hairs of all descriptions, stains, and spots/specks of blood or blood type whatever on the sheets, by the time we turned the quilt back to see all this it was too late to do anything about it, so we just laid on top of the bed, it started to get cold in the night so tried the radiator, nope, heating wasn't on or radiator didn't work, luckily we had been shopping, my fave shop in town is cotton traders, so we had some clothes we put on top of us, i would give the stay a 4 out of 10 as the location and the staff and the room were all good, just ruined by the disgusting bed! shame really as we go to kings lynn a lot, love it, but unless i got a guarantee the bed is changed i wouldn't go back (i took some pictures but only as a back up in case the property denies it!) i wont put them on here unless i get a dodgy reply, if you book, when you go to the room, pull back the quilt before you do anything else! you have been warned.

Lovely clean modern room and ensuite ... Ben was the.perfect.host ... Central with bars and restaurants within walking distance ...wish we could have stayed longer .

Excellent property, located very central to town, the pub provided and excellent atmosphere and great line up of drink, rooms have been very well renovated would happily stay again and recommend to others
