The Space:
Welcome to Villa Jaguar, a majestic Mayan-inspired haven in the exclusive community of Ciudad Mayakoba, blending cultural elegance with modern luxury. This unique property features two pools, lush surroundings, and immersive architectural details that honor Mayan heritage.

Main Villa:
A spacious living room with comfortable seating, a 65” Smart TV with Netflix, and a relaxing vibe.
Fully equipped kitchen with a purified water system, Nespresso machine, and dishwasher. (4 Nespresso capsules and 2 dishwasher capsules are provided in your starter kit. Additional available for purchase.)

The two pools add a heavenly touch to the experience. The first, located on the ground floor, is an oasis of serenity surrounded by lush vegetation and reminiscences of nature that evoke the essence of the jungle. The second, on the third level, offers panoramic views, capturing the essence of Tulum with details that pay tribute to the coastal beauty.

This rental consists of 2 separate units that, when rented together, accommodate up to 14. The main part of the house features three bedrooms, all with AC, 55” TVs, ensuite bathrooms, and 2 USB and 2 electrical connections in each nightstand! There’s also a half bath for added convenience.

An open-plan living area with direct access to the rooftop patio and pool. Enjoy downtime on the comfy sofa that can extend to accommodate more sleeping space if needed, while the king bed faces a 65" wall-mounted Smart TV that includes Netflix. The space has room-darkening curtains, so you can sleep in if you choose and 2 USB and 2 electrical connections in each nightstand.

Guest Access:
You’ll have full, exclusive access to the residence during your stay. Renting a car is highly recommending since there is limited public transportation or taxis in the area. While the villa is part of the beautiful Ciudad Mayakoba community, please note that it does not include access to the exclusive Mayakoba resorts, reserved for guests and non-residents with prior reservations—it provides a peaceful and secure retreat for a relaxing getaway.

- Petit Lafitte Beach Club (8-min drive, 3.8 km): Perfect for friends and families, this spot is a local institution and the best kept secret!
- Mvngata Beach Club & Rooftop (9-min drive, 4.0 km): Enjoy a family-friendly atmosphere on the beach or dance to DJ beats on the rooftop.
- Xcalacoco Public Beach (9-min drive, 4.2 km): A Blue Flag-recognized public beach with bathrooms and changing rooms. Pro tip: Arrive early for parking and don't forget to bring water and a towel!

Getting Around:
The nearest international airport is Cancún International Airport (CUN), located just 48 km (30 mi) away. Having a car is highly recommended, as the property is in a residential area and public transportation, including taxis, is limited. While there are beautiful bike paths within the gated community, please note that the roads outside the complex are not ideal for walking or biking, making a car the most practical way to explore the surrounding area. The property offers 3 driveway parking spaces and additional street parking for your convenience.

Taxis must be booked in advance (your local host can help) and the rates start from 25 usd.

Other Things to Note:
It’s mandatory to send a copy of the ID of the main guest and adult guests staying at the property. The building administration enforces the requirement to send IDs. Failure to send the IDs will result in denied access to the building.
Having a car is highly recommended, as the property is in a residential area and public transportation, including taxis, is limited.
Guests must climb stairs.
There is one main entrance to the building, and each unit has its own secure entrance.
For stays of more than 28 nights, there is a monthly electricity allotment. Any electricity usage over that amount is the guest's responsibility.
A baby crib is available by request extra charge applies.
Daily light cleaning service is available upon request at no additional fee. If you would like a mid-stay cleaning, one can be arranged for a fee. Please let us know in advance.

Guests will need to sign a Rental Agreement upon booking confirmation and/or upon arrival.

A security deposit may be required prior to arrival or at check-in, for non Airbnb reservations. This fee will be a temporary hold, released after check-out, provided all terms are met.

HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- Smoking of any kind (tobacco, cannabis, etc.) or using any recreational drugs at the property is strictly prohibited. Failure to comply will incur a $400 penalty.
- No parties, events, or illegal activity allowed, and excessive noise will not be tolerated, especially after 10 p.m. Quiet hours are from 11 p.m. to 7 a.m. Please respect the neighbors.
- No visitors or more guests than those listed in your reservation are allowed.
- Renters agree to cover any charge related to damages that occurred during their stay or extra-cleaning charges if needed after their stay.
- Renters may be required to provide a government ID on the day of check-in or during their stay.
- Please avoid moving furniture.
- Pets are welcome for long-term stays (subject to approval).

Interaction with Guests:
Check-in is in person, and the host will meet you upon arrival. Please provide your approximate arrival time at least 24 hours in advance via Whatsapp or using the booking platform.
