The apartment with a total of 93 square meters of living space is divided into a spacious living room with conservatory or 'sun room' (34.5 sqm), a bedroom (24 sqm), hallway (8.1 sqm), kitchen (12 sqm), bathroom with shower, bathtub, WC and washing machine (6.4 sqm), a separate guest WC (1.9 sqm), a vestibule with side entrance (6.2 sqm).
The living room and sun room face southwest, the bedroom faces east. The apartment is on the ground floor of a three-storey house, facing southwest, with two other apartments (permanently rented).
The entrance is either via the normal staircase or through the - practical - vestibule (former pantry with staff entrance).
The apartment is designed for four people, two adults and two children. A high-quality sofa bed and bed linen are available for the children in the living room.
As you enter through the former staff entrance into the former pantry (now a vestibule), you enter the kitchen. From the kitchen you enter a large hallway, to the left of which is a guest WC, next to which is the bathroom with shower, bathtub, WC and washing machine. In the hallway is the 'official' entrance from the stairwell, which was normally used in the past. Doors from the hallway lead to the bedroom and the living room. The living room and bedroom are then connected by a double door, as is the living room with the conservatory. The apartment is 950 m or a 12-minute walk from the town, castle and spa gardens.
Exceptional, built in 1937, large rooms with stucco ceilings, room height 2.73 m, connection from the living room to the conservatory and the bedroom with original double doors. To the south-west, the view into the Wachbach valley across a large natural plot.
The former 'staff entrance' and kitchen appear separate from the living rooms. Living room and bedroom with original oak parquet flooring and kitchen with tiled floor in black and white - originally preserved. The apartment has been tastefully and prestigiously furnished by the landlord with solid wood furniture and modern furnishings. Special eye-catchers are paintings of Saxon family flags.
The apartment was completely renovated in 2023 and offers a fully equipped kitchen, cozy living room and bedroom with a comfortable box-spring bed. The charm of the apartment lies in the combination of modern furnishings and individual antique pieces. The comfortable furnishings give guests a sense of autonomy and independence.
There are 33 steps down from the public road to the house of the entrepreneurial Carle family from Bad Mergentheim in the upper third of a large property with a south-western slope. Unfortunately, it is therefore not wheelchair-accessible. There are three residential units in the house, the lower residential unit is available to guests.
Parking spaces are available on the Eisenbergweg. The apartment does not have its own parking space. The minimum occupancy is 5 nights; exceptions on request. Please do not smoke in the apartment out of consideration for other guests and only bring pets by prior arrangement.
