Stunningly designed Cottage on a private corner of a historic 108 acre farm. Situated on a scenic bluff overlooking the Shenandoah River and Blue Ridge Mountains this 'cottage' has a stone fireplace and wood beamed ceilings through the main floor. In addition to three covered porches (including one with a Hot Tub) there is a 34' second floor deck overlooking the river. At river level there is a multi-level deck (to be noted, the walk down the hill is a bit steep and there are 40+ steps to the deck) and floating dock right on the water. Perfect for boating fishing, swimming or just enjoying the sun and water. Less than one hour from the Washington Beltway and Dulles Airport. There are numerous restaurants, shops, golf courses, wineries, National Parks (Skyline Drive, Shenandoah National Park, George Washington National Forest), hiking trails (Appalachian Trail), battlefields etc are literally ten to twenty minutes away. Then, of course- best of all, your own piece the Shenandoah River!

We had a wonderful Memorial Day weekend stay at the Overlook Cottage!!!! It is such a relaxing and beautiful location. The cottage is so clean and well furnished, you just need to stock up on groceries before you get there so you don't have to leave!!!! We will definitely be back and recommend this place to anyone looking for a relaxing place to unwind. :)

Our family went up for a weekend getaway to visit our daughter at Shenandoah University. The property was beautiful and the house was perfect for us. We enjoyed the hot tub, playing cards and talking by the fireplace. Thank you for having us we had a wonderful time!

We found the Overlook when seeking a pet-friendly, well-appointed property to spend the week between Christmas and New Years with our family. With plans for baking, cooking, board games and relaxation this house was absolutely perfect. The kitchen has everything! We all enjoyed the home, vista and property.
Every kind of seating you can imagine outside has been thought of--covered porch, open air terrace, expansive deck and rockers on the front porch. The outdoor hot-tub was new, clean, perfect for 3 at a time. We used it every day! When there was an issue with it the property manager responded immediately and it was fixed. We have stayed in a lot of VRBO properties and this by far was the best: Wonderful family who own and manage the property. Truly wanted to make sure we had the best possible experience. The dishwasher stopped working on New Years Eve and before we knew it the owner and his son came and installed a new one so we could keep cooking. WOW!
The view of the Shenandoah in the winter was stunning. Light pours in through the abundant windows. We enjoyed two seating areas (upstairs and down) and the gas fireplace that came on with the touch of a switch. We did use the outside firepit and would have used the propane fire pit (it worked) if we hadn't been so cozy inside. The upstairs 36 ft deck is incredible. Beautiful, serene meadow to walk in and only 10 to 15 mins from stores, restaurants and starbucks. 5 stars all the way for a winter getaway.

Beautiful property! Most responsive host I ever dealt with. Setting is private, quiet and right on the river with only a very short walk to the dock. Stunning sunsets. Everything worked properly. Very comfortable home. We’d love to visit again!

The house is exactly as listed, beautiful, private, clean and spacious with all the amenities you could want, including kayaks for a relaxing paddle. Grace the property manager was fantastic and responded quickly and concisely to all of our requests and inquiries. If you’re looking for comfort and adventure in the Shenandoah region, we highly recommend the Overlook Cottage. Get your groceries and supplies first , and then chill!

This is a real Get Away From It All! It’s as beautiful as the photos show. Grace & Frank are responsive & accommodating. The house has everything you’ll need & the ease of check-in & out makes this like staying in a hotel but better. Ask them about their other properties, which are no less fantastic. Want to head to the river and the mountains? STAY HERE!!

We had a wonderful week at this house close to the Shenandoah National Park ... The property is very private, with amazing views of the Shenandoah river. The house was immaculate upon our arrival, and everything that you may need was available, specially the kitchen! While the walk to the river is quite steep, access to kajaks, and fishing made it so much fun. It was great to sit in the outdoor area at night, and in the morning with a cup of coffee in your hands. Grace was always available when we had questions. Overall, a great experience!

Our group of friends had our annual gathering at The Overlook and it was wonderful! Everything was so clean and well maintained and the views were gorgeous. Grace was so communicative, a tree had fallen blocking us in and they were able to quickly remove it because Grace quickly answered. We drove down the hill to the river every day and parked at the top of the stairs (which are not for the faint of heart or anyone who has mobility issues) and then we took a bunch of tubes tied them together and anchored in the middle of the river. At night we would have dinner in town which was seriously 10 minutes away, which you would never know by how secluded you feel. We do have a pro tip, if the bedrooms downstairs are freezing and the ones upstairs super hot, close the registers on the first floor, and move the furniture off the ones upstairs by an inch (i.e. a side table), it made a WORLD of difference. Otherwise, it was such a good time and we would def reccomend this place to stay.

We had such a lovely time at the Overlook. The home was beautiful and every detail carefully considered. The fishing was excellent and the river was so calm that kayaking was a breeze. Grace was super easy to get in touch with anytime we had questions. We would definitely stay here again.

The cabin is beautiful and very well equipped, inside and out. Just an hour away from our home, but felt a world away. Beautiful views and easy access to lots of outdoor activities. Pet friendly too, which is not always the case for nicer properties. Definitely plan to return and check out the other Rolling River Farm properties.

My wife along with one of our friends and out puppy stayed here for two nights. The house was everything we were looking for. It was very clean, quiet and well equipped. The views are even better in person. If you arrive at night, the drive in can be a little challenging, you do have to drive down dirt/gravel roads to get there and as you would expect those types of roads can get rutted.
I would certainly stay there again.

I would’ve given this property a 5 star overall, but let me explain why I gave it a 4 star. First off, the description is on point as well as the pictures provided. The views were gorgeous, the place was overall well stocked more so than expected, and the cleanliness needs a 10 star, because it was one of the cleanest properties we’ve ever stayed in. We experienced some issues with the hot tub, which we alerted the owners about and they came out to check it out. It was fixed on one day but the next the issues arose again, and we were unable to use the hot tub (big reason why we chose this property) the next day. The hot tub wouldn’t heat past 94 degrees on the last day we tried to use it. I would give 5 stars for communication between us and the owners and she did try her best, given the fact it was over a holiday weekend. Another reason for the 4 star would be the lack of washcloths and towels for a party of 8. We ended up washing some to reuse but it was a bit of a pain. The last issues are the acoustics of the house in general being that you can hear EVERYTHING and I mean EVERYTHING! You can’t turn over in bed without guests above hearing you. Also the shower was luke warm majority of our stay which made for very quick showers (another issue we addressed with the owners at the time of stay). Would I stay here again, yes! They had fully stocked kitchen appliances and utensils, 2 coffee pots one regular and one Keurig, and Kitchen Aid Mixer, board games and so much more! The fireplace was nice at night, and the views were outstanding to look at each morning and evening. The mattress was like sleeping on a cloud! I want to know what brand the mattress was because I slept like a baby each night!

The house and amenities were excellent. The hot tub and upper deck over looking the scenic sky and river as well as the fire pit were very relaxing during the warm summer evening. The wildlife and the raspberries and black berries were a plus. Highly recommended!

This is a great place to disconnect from the rest of the world. We were a group of 10 total and the place was spacious enough to fit us all for more comfortable we had a air mattress but there is plenty room to comfortable fit up to 10 people. Among everything up there the place itself and nature is incredible. We enjoy a lot fishing every day, our stay was for 3 days and everyday we were mesmerized with the beautiful sunrise and sunset. There are plenty of stores without 10-13 minutes drive starting from Walmart, 7-eleven,Royal farm, restaurants, stores, medical assistance everything in short distance. Everything within the house was well maintain and organized. Kudos to the management and owner :)

Our family stayed here for a short vacation and loved it. Frank is super responsive, the home is beautiful and well appointed, and the location is fantastic. We enjoyed our morning coffee in the many different outdoor seating areas, walked our dog on the property, swam, fished, and kayaked on the river, and at the end of day sat around one of the two fire pits. Really, really great.

The Overlook Cottage exceeded our family’s expectations! We traveled with 4 children (ages 2-9), 4 adults, 2 dogs and had plenty of space. The views were amazing and the private river access was a highlight for our kids. The cottage had all necessities for travel with young children, including a pack n play, high chair, baby gate, kids books and games. Frank was a very accommodating host and quick to respond to any questions. He encouraged us to tour the entire farm during our stay and we found the Rolling River Farm property to be a little slice of Heaven on earth. We were so lucky to have found this place and definitely plan to visit again!

Both house and property are absolutely amazing. Grounds are sprawling and the views are beautiful. We loved having the option of a real fire pit or a gas fire pit. Every room was bright and airy from lots of windows and skylights. The upstairs bathroom has the nicest bathtub I've ever seen in my whole life. Everything was clean, beds were comfortable, everything that was supposed to be provided was there. The only 2 comments we have to help people be prepared is that in the pictures of the house it looks like there's chairs at the lower fire pit but there isn't. We didn't bring enough camping chairs because we thought we didn't need them. Also, the propane in the gas fire pit ran out after the first use so if you think you're going to use that a lot I would bring a backup tank. Other than those 2 very small things the house was absolutely perfect and we would definitely stay there again.

This comfortable cabin is somehow away from it all yet still just 10 minutes from groceries and restaurants. Our family of four (two elementary-age boys) spent most of our time outside either on the property, on Skyline Drive hikes, or at nearby parks. When inside, the large selection of board games kept us entertained, and when it was time for screens the WiFi and internet service easily supported us. The recent-model washer and dryer helped us out and we appreciated that detergent was provided.
The kitchen was properly equipped and there were a number of spices available.
The only drawback is the road to get there. Rest assured it is mostly paved or reasonable gravel, but the half-mile along the river is single-lane width in parts and riddled with potholes and rocks. We happened to rent a small SUV so it was fine, but be advised — a small car or sedan might not be well-suited for this location.

This is our second time staying at the overlook and we love it!! It’s just as we remembered, with super comfy beds and all the amenities you need. There’s a fully stocked kitchen and tons of games, as well as TVs on both levels. It’s so clean as well. We hope to return soon!

This cabin was the perfect venue for a Shenandoah riverfront vacation. Very secluded and outstanding views. Short walk down a gravel path to the river and a dock with kayaks. The owner, Frank O'Reilly was very nice and accommodative.
The interior of the house was nicely done, and the property had a jacuzzi, fire table, and fire pit with wood. I would highly recommend this property.

This is the second time we stayed at an O'Reilley property and we were so pleased! The cottage had every amenity one could think of, was meticulously clean, nicely decorated, and you could tell they really want their guest to be comfortable. We used the books, games, movies, and hot tub, and those were such nice touches. Thank you, O'Reilley's, we will definitely be back!!!

This is a beautiful location, wonderful river views, quiet, private, some deer, plenty of birds. We didn't use the river (too fast and high after days of flooding rains) However, were able to catch fish off the dock which thrilled grandchildren. Would love to rent it again, very peaceful vacation!
