The weather was beautiful and the location is right on the beach which is one of 2 reasons i selected this property. Unfortunately based my decision off the pics online. My 2nd reason for selecting the property was thd big pool displayed in the pics online. But when I walked out check out the pool...there was no water in it except for a small puddle of greenish brown water. Turns out their policy is to drain the pool after Labor Day. The overall condition is consistent with what you might expect for an oceanfront property at such a reasonable price but depending on your reservation dates you should probably contact the office with any specific questions of amenity availability. It is an easy stroll to the OOB Pier either by road or beach. All in all, there were enough pluses to out weigh the negatives.

This is an older property that is beachfront and a short walk to town. Staff was incredibly helpful and kind. The rooms were old and kind of worn. This was a late booking for our family so we were happy just to be able to spend time at the beach, but if other properties were available, we’d probably stay elsewhere.

This place is highly overpriced and the pictures online depict something that it is not. Run down, old, moldy, I could go on. Yes, it’s on the beach and in good walking distance to the basic area.

Moldy, dirty, ceiling wet and coming down, horrible beds, dirty bedding. Had to leave early because of the mold and I couldn’t breathe - ended up staying the night in my car. They did not give me any compensation for having to cancel the rest of my trip due to to their moldy motel. VERY disappointed!!

Walked in after check in and the floor was covered in sand. Not sure when was the last time the room was dusted off but it was not clean. I had to borrow the house keeper cleaning supplies to clean the room myself and feel somewhat comfortable. Staff and surrounding area were really nice . No complaints on that part !

for the price i was very disapointed, there were stains on the curtains, walls, ceiling tiles and the fan in the room was so noisy it made it hard to sleep. I did like the location and the view from our room, but it seemed like i was staying in a 3rd rate motel.

Hard time finding parking, staff not the friendliest. When mentioned of kids above us and noise, was told don’t worry they check out tomorrow. Provide 1 pillow per person and they were very flat, was told they don’t provide anymore than that. All outlets on opposite side of room so unable to use my Cpap machine

Beds are extremely uncomfortable. Room smelled really bad like must it made my throat hurt. Found 2 spiders in the room and another dead bug. Lighting is very dim. The sink was dirty, there was hair under the pillow so I don’t think the bedding was washed. There were holes in the wall and door where it looked like it was rotting.

The property I rented was listed as oceanfront but there was a fenced in pool directly in front of my backdoor and I could hardly see the ocean. I was hoping to have a waterfront view. I feel like I was mislead when I booked.

It was our first time near the ocean after so many years. We couldn’t believe the powerful waves at the shore are real and stayed in the balcony for longtime admiring the ocean. Waves lullabied us in deep sleep and the morning view was as amazing as the night one. We loved the access to the beach in few steps. The pirate themed bar/resto was super cute and increased the beauty of the experience. Plus, there was a live performance of country music as well. The room is pretty good with the beautiful views, fresh sea breeze, and melodious waves. We were a bit worried due to some negative reviews. However, we had an amazing time and can’t wait to return. The service was amazing too. Whenever we texted for something, we got it quickly. Thank you for making our trip memorable. Even being so far, when we close our eyes and think about our time in Old Orchard Beach, only amazing things come to mind!

we had an oceanfront room with magnificent views of the sunrise. we listened to waves crashing at night. it felt safe and quiet our bed was small but comfortable overall it was clean, the bathroom could use some deep cleaning but honestly for what we paid, it was fine. We’d definitely stay again

I liked the proximity to the ocean and the view!!!! The pool was beautiful! The room was not clean and the smoking around us was not good. I did bring it to the attention of the management but it fell on deaf ears. There were no eating utensils, the stove top was rusty and the microwave was dirty. There was sand on the floor and the table upon arriving.

The staff was courteous, but unfortunately the room had an odor, and was dark and dingy, the window screen was torn, there was hair left in the shower drain, so we ended up driving back home and not spending the night.

I agree that it needs a little freshening but with that said, the upstairs room we had contained a kitchenette with dining table and chairs. A view out both sides of the room, plus seats on the shared porch. The pool was chilly but it is the end of the summer season so that’s to be expected

The location is perfect, close to the beach with a direct access. The service was nice and the lady at the office was very kind However, the hotel really need renovations. The furniture are really old and most of them are broken or rusted. The shower was not good at all. My kids did not want to take their shower in it. Also, the smell was disgusting (humidity).

I would give this Hotel a 10 out of 10 for location! Can’t beat it! As for the room itself I give it a 3. Everything was so outdated. There was no cable and the only TV offered was Free Vizio Streaming which cut out every minute or so. Whomever cleans the place needs a refresher course! Floor was sandy when we arrived. The sheets had nail polish or marker or something on them. Little details were definitely And the weirdest thing was there were crosses all over the inside of the front door to our room. Almost looked like they were drawn with holy water….very creepy I guess if you don’t care what the room looks like book it! The location makes up for the outdated room

The room smelled and definitely needed updating. There was water under the floorboards and holes throughout the room. The pool was cloudy and parking is a nightmare. It was convenient being on the beach and the restaurant next door, with a couple nights of live entertainment, was nice.

DO NOT STAY AT THIS MOTEL!!! HORRIBLE CONDITIONS!!! VERY DIRTY SAND ALL OVER THE FAKE WOOD FLOORS MOLD IN THE BATHROOMS MUSKY SMELL!!! WE CHECKED IN AND IMMEDIATELY WANTED OUT!!! We could feel sand in our beds right when we checked in . Place was dusty , but the sand in bed sheets was a turn off . Did they forget to change sheets from last guest before us ?

This was our first time in Maine. The room furniture needs to be updated but the rooms are super clean. Bedsheets and towels included. They do provide some utensil, pots, mugs, fridge, air conditioner and a coffee machine. It’s in a great location steps away from the beach and walking distance to many local restaurant and amusement park. Great driving distance to local markets. You are able to use the bbq area which we did and it was great. The only issue we had was that our vehicle almost got towed because we forgot to place the ticket on our window shield. Make sure you to that to avoid your car being towed. But besides that love it and would prob stay there again.
