This is a tough place to review, because there is so little hotel / guesthouse type accommodation here - there are very few options. The Madison is a once top notch property now in bad need of renovations and upgrades, it is in a great location and part of the deal is that Fire Island is exclusive and you have to pay for that, but for $700 a night I would expect a lot better on all levels. Maybe that is just the price here generally, clearly a big opportunity locally for any hotel company - and I gather things are happening. Excellent because the competition should raise standards.

My room was lovely, but the exterior areas of the property need better upkeep. Pool was never skimmed or cleaned and deck furniture was covered in pine tree droppings.

I loved my stay here! It's a lovely small guest house with a laid back (but highly professional) style. The heated pool is lovely. It's quiet - no piped music; lots of options for breakfast (which is provided); and then an in-room fridge for your own drinks and small snacks. 1 minute from the Ferry, and 1 minute to the Ocean. It's an old school delight.

Mike is an amazing host. His fast and accurate communication helped make the experience. I will stay at the Madison again. From the location to the savory morning breakfast, this is an amazing place to stay.

The GM and AM were nice. The rooms were not clean at all. The towels had stains on them. And the floor was dirty with sand. My AC barely worked and had mold and rust accumulated on it. I understand that the hotel is able to charge an exorbitant rate in the high season and will probably be booked nonetheless but at least upgrade the rooms and sheets/towels to somewhat match the $$$.

We had such an awesome weekend here. The guesthouse is so nice, neat and organized. Thank you to all the staff for your hospitality. You guys made us feel so welcome.

Beautiful house. Great location. Breakfast was nice. The floor wasn’t very clean. There was loads of dust on the ceiling fan. The room wasn’t cleaned at all during our three night stay and we weren’t given clean towels and we had to ask for toilet paper. The staff seemed unhappy and they weren’t especially friendly apart from the lady.

Beautiful home with perfect location! Mike was very accommodating and went the extra mile ! When we came back from dinner the home was lite with votive candles which was a very nice trough ! My only disappointment was that some of the cushions in and out of the home needed to be replaced.

I liked the pool, the lobby, that it is close to the harbor. The only thing I did not like about my staying was that the toilet was clogged all of the time and we were told to use the toilet on the hallway. I thought it should have been fixed or I should had been given another room.

Sand in our room wasn't cleaned up from previous guests. My boyfriend slipped in the shower (while sober!) and hit his head on the wall - hotel is still charging us for damages.

Look the only reason you pay for the eye watering cost of this place is that it gives you a place to stay in Pines. Simple.
So the hotel/guest house has absolutely no incentive to provide more than an average experience for guests. And they even failed to live up to this.
The room was really dirty - thick dust everywhere, a bedside clock stuck to the bedside table with muck - all the more exasperated by the fact we were welcomed not with a lovely letter from the owner/manager but a begging letter for tips from housekeeping. Surely when guests are paying $700 dollars a night this is inappropriate.
The room also had a few maintenance issues. The bathroom door was would get stuck half way so you had to shimmy around it. There was zero water pressure in the morning so had to shower under a dribble. The bedroom door stopper was lying on the floor and room just generally looking a bit sorry for itself.
The beds had the lumpiest pillows made from nasty man made fibre I have ever encountered - I had to sleep with the one throw cushion on the bed.
And while we had the “penthouse” room where you expect a little peace and quiet, the other penthouse room next door was connected to our room by same central air system and vents so we could hear every conversation as if they where in the room with us - so terrible design flaw.
So even thought I had low expectations these were not even met and I was left feeling disappointed and ripped off. I won’t be back in a hurry

It’s an OK hotel with friendly staff but the hotel looks and feels weathered. Rooms are tired, the bathrooms aren’t great at all, and the pool was a bit grubby. I’m sure at the weekend the hotel is pretty special but for a weekday visit it felt and looked a little flat
