I remembered this property when it was the Green Heron years ago. Famous for its breakfast. It is now a delightful, clean and quiet BB/small hotel.
The room was perfect and had the most comfortable bed with lovely linens, bathroom had great walk in shower. The continental simple breakfast was perfect - yogurts, juice, coffee and yummy muffin. Only suggestion - change the old dining gallery to a living room for guests to relax in, read a book, chat etc. Please do not ruin the ambiance of such a sweet stay by putting in a restaurant into that space. Presently it is a hidden gem where I had a lovely night’s sleep.

We enjoyed our stay. It was quiet and an easy walk into town. Due to our late decision to travel we were only able to get a small room. While the room was nice the bathroom was tiny with zero counter space. It was very convenient to have coded doors and not have to bother with cards.
The people were professional and pleasant. We opted out of the continental breakfast.

This is a very charming property near the Kennebunk River. Rooms were spacious and comfortable. Bicycles and kayaks available on site. Restaurant on site. Nearby the quaint downtown shopping area. We had an amazing stay!

The room is very small and it costs ~$210. There is no water kettle or hot water if you want to make some tea or coffee.
The breakfast is only one muffin and several small pieces of fruit for each person.

We stayed at Mabel's House for 2 nights. It was a perfect quaint inn. Very well maintained and clean. The staff was very friendly. We ate at Mabel's Lobster Claw and at Ocean for dinner. Both were delicious. We kayaked the River and stopped at Federal Jacks brewpub for lunch. The lobster bisque was amazing. Kennenbunkport is a delightful town.

Very quaint! Used the bikes but tires needed air and my husbands bike chain kept falling off. A bagged breakfast was different but still enjoyed it. Would recommend.

The contactless choices, such as no staff assistance, using codes to access the doors, grabbing a small breakfast bag to go, and opting out of room service unless necessary, offered convenience but slightly diminished the personal touch and seemed a bit expensive for the services offered.

Great location—walkable to a small beach and town. Small room—stayed in 47, but had all the amenities and a sweet view onto an inlet. Lovely staff who will provide whatever you need. One critique is with the continental breakfast served daily—bagged per person I suppose due to COVID precautions, but pretty sad offerings. Sugary mini yogurt and a small cup of uninspiring cut fruit, with a cold pastry that varies daily. The pastry was potentially pretty good but cold, with no way to heat it. Served with cheap plastic utensils. No microwave or toaster oven available. Good coffee and plenty of it. Also orange juice is available—but those breakfast offerings should be better than that for the price of the room. Most places have restored hot breakfast service, but this place still clings to the COVID type limitations of a bagged cold breakfast. The site manager Alberto does try his best to be accommodating and did provide a real butter knife and bowls at our request when we brought in our own fruit and cereal etc.

We had a delightful 5-day stay at Mabel's House! Alberto and all the staff were welcoming and gracious hosts and took such good care of us. Their location is excellent — far removed enough from the busy foot and car traffic of central Kennebunkport to offer peace and quiet and a good night's sleep, while just a 12-15 minute walk (or even quicker bike ride or drive) to that lively part of town. Even closer in the other direction, you have a lovely small beach and beautiful meandering coastline dotted with charming seaside houses. I won't soon forget the wonderful running route this provided! We stayed in the 2-bedroom Suite, which was clean, up-to-date, and nicely furnished, and offered our family of four plenty of room to spread out comfortably in. The included continental breakfast was a big help to have, as it let us spend more time enjoying the beaches and less in restaurants. Having bicycles available to borrow gave us a nice way to go see the town, and having use of four EV charging spaces (3 Tesla wall adapters 1 J1772) was a nice bonus not mentioned in the property description. The associated restaurant next door is a must visit; we enjoyed a great meal there on arriving. Overall, a wonderful vacation spot. We would definitely recommend Mabel's House to friends, and look forward to returning!

Had a wonderful stay at Mabel's House. Contactless check-in was very easy, room was very adequate, staff was very pleasant, and it was in a great location (close to the beach, shopping, including a convenience store next door, and dining). Would certainly come back!
Note that it is located about 3/4 mile from the Kennebunkport town center, which is walkable, but we tended to drive and park in the main parking lot in town to have additional shopping and dining options. I saw shuttles running, and believe bicycles are available from the hotel as transit options into town, but we never used them.
