0.9 kms to the historic centre of Spoleto, a mediaeval walled, pedestrian city that predates Rome, within easy access to Assisi, Perugia, Montefalco, Orvieto, Spello, Trevi and Bevagna. And Rome is a mere 1 hour drive!
The train station is a short walk. From here you can get to practically anywhere in Italy.
This tranquil property, AIRCON and WIFI throughout, sleeps 24 in 2 restored farmhouses, set in magnificent grounds and gardens.
There is a private car-park adjacent to the property….. free of charge.
6 apts, each one self catering with 2 double bedrooms, 1 bathroom and a fully fitted kitchen.
Each apt sleeps 4.
In total there are 12 double bedrooms, 6 shower rooms, 6 fully fitted kitchens, 2 sit on balconies and 4 patios. And, there is a communal laundry area - but each apt has its own ironing facilities.
In the grounds, there is a jacuzzi, a fresh water plunge pool, an infinity pool, a large BBQ area, a myriad of seating areas dotted artfully here and there, and, a pergola that seats 50 overlooking the pool and the grounds on either side.

Staying here, you lose yourself in a haze of yellow sunflowers, blue cornflowers, distant hills, crowned by mediaeval hilltop villages, colourful butterflies flitting amidst shrubs and bushes. nooks and crannies discovered via secret paths. All this irregularly silhouetted against the Apennine mountains, a flaming red horizon lighting the evening sky.
Choose any point to gaze upon the colourful confusion of plants and flowers that frame the pool, the Jacuzzi, the farmhouses and the mountains beyond, seemingly tiny yet so immense.
All the apts have spectacular views from their front windows and patios, terraces + balconies.

At the end of your lane, just a few minutes walk, there is a posh supermarket and a bus-stop from where you can hop on a bus to reach the top of Spoleto and the famous Rocca and Il Ponte. Very convenient if you only fancy walking down-hill, through the pretty, cobbled and arched streets of Spoleto, passing the myriad of shops, bars and restaurants along the way, pausing only for a flute of chilled prosecco, a gelato or a cappuccino or all three !
A mellow, beautiful and tranquil place, the jacuzzi, the manicured grounds, the cool water plunge pool, the Bbq area and the infinity pool, all ensure that you can lie back and totally relax.
One moment you are floating in the pool and the next you are wandering in the fairy-tale city of Spoleto, through arched, cobbled streets, exploring alleyways and byways, admiring frescoes, browsing museums, visiting churches and indulging your senses in the many shops, bars and restaurants, sampling the finest that Italy can offer and, far more cheaply than touristy places such as Venice, Todi or Florence.
Lounging in these landscaped grounds, you are unaware that the local facilities are so close.
There is no traffic on the country lane leading to these 6 apts, except for the cars belonging to the owners of the other 2 villas further along this lane. Here is tranquility, a choice of town or country, at the same time.
The glamorous pool (100 sq mts) is the largest and closest pool, either private or public, to the historic centre of Spoleto. With lots of sun-loungers placed around a wide patio area surrounding the pool, guests can sunbathe and relax without undue disturbance from other guests.
The wide patio area forms a complete border around the pool and, together with expansive lawns and gardens, replete with nooks and crannies, it is easy to retain absolute privacy, should you wish to.
Here is a place to just be, to allow yourself to be mesmorized and to submit to an inner calm.
Spoleto is one the most un-touristy places you will find. Extremely popular with Italians because, not only is it beauitful, but, the Spoletini have remained faithful to their traditions. Here you will find live theatre, operas, concerts, ballets and plays, all year round.
Foreigners are welcomed in this area by the local Italians. The language of food, wine and clothes is universal. So, it doesn't matter if you don't speak Italian.
Further, in Spoleto, as well as the surrounding villages and hill-top towns, sagras take place throughout the year, celebrating the harvesting of truffle, asparagus, olives, grapes, maize, tomatoes……. Halloween and various saints’ days. Big spreads are provided, free of charge (or almost), as a kind of offering to the gods, a thanksgiving of good fortune, except that you will be the recipients and not the gods ! Indeed, any excuse will do for a celebration !
